As a 55+ Resident-Owned Community, Royal Crest Inc provides a comprehensive suite of services to its members, which are typically covered by a low, inclusive monthly Homeowners Association (HOA) fee. This cooperative structure empowers residents with direct control over their expenses and community improvements.
Low & Inclusive HOA Fees: The monthly HOA fee (recently around $624, but subject to confirmation and change by the resident board) covers a significant portion of living expenses, providing remarkable financial predictability. This fee typically includes property taxes (on the land), water, septic, and curbside trash removal.
Water and Septic Services: Both public water and private septic systems are provided and maintained, with costs covered by the HOA fees, eliminating separate utility bills for these services.
Curbside Trash Removal: Weekly curbside trash collection is included, contributing to a clean and convenient living environment.
Road Maintenance & Snow Removal: The community's private roads are meticulously maintained, and snow removal services are provided for common roadways, ensuring safe and accessible transit, especially during winter months.
Community Clubhouse: The community features a clubhouse with a full kitchen, billiards room, and TV/DVD collection, serving as a hub for social activities and gatherings.
Laundry Room: An on-site laundry room is available, adding to the convenience for residents.
Community Computer & Library: These amenities offer residents resources for connectivity and leisure reading.

ADA Compliance Improvements: The community has actively pursued and received grants to improve accessibility, including building a ramp at the community office to aid all members and ensure ADA compliance.
Royal Crest Inc's status as a 55+ Resident-Owned Community in West Wareham, Massachusetts, comes with a host of exceptional features and highlights that make it a premier choice for active adults.
Resident-Owned Community (ROC): The most significant highlight, giving residents collective ownership of the land and infrastructure. This model ensures stability, affordability (no profit margin on lot fees), and democratic control over community decisions.
55+ Age-Restricted Community: Specifically designed for active adults, it provides a quiet, respectful, and mature environment, perfect for peaceful retirement living.
Significant Improvements Since Resident Purchase: Since acquiring the park in 2022, residents have made major improvements, including extensive tree removal for safety (over 230 dangerous trees), infrastructure upgrades (like electrical services for older homes via grants), and cosmetic enhancements, demonstrating proactive community management.
Strong Sense of Community & Friendliness: Reviews consistently praise the caring, friendly, and old-fashioned neighborhood feel, where residents actively engage and support one another.

Excellent Location: Proximity to major highways (I-495, I-195, Route 28), shopping (Wareham Crossing), dining, medical facilities, golf courses, area beaches, and the Cape Cod Canal.
Accessibility Focus: Recent efforts to improve ADA compliance, such as building a ramp at the community office, demonstrate a commitment to inclusivity for all residents.
As a Resident-Owned Community, Royal Crest Inc's primary "promotion" is the inherent long-term value, stability, and control that come with collective land ownership, rather than short-term discount offers. The unique ROC model is designed to provide residents with sustainable affordability and security, which is a far more significant benefit than temporary price reductions.
Sustainable Affordability: The most significant "offer" is the cooperative ownership itself. Monthly HOA fees in ROCs are typically significantly lower and more stable than lot rents in commercially owned parks because there's no profit margin built in. Any fee increases are decided democratically by the residents for the benefit of the community, ensuring long-term affordability.
Enhanced Financial Security: Residents gain an ownership stake in the community's land and infrastructure, protecting them from the volatility of market-based rent increases or potential park sales by outside investors. This security often translates to increased home equity and faster home sales when residents choose to move.
Infrastructure Investments: The resident association actively seeks and secures grants (e.g., for electrical upgrades, ADA compliance) and reinvests funds from home sales back into the park's infrastructure, continuously improving the living environment without directly passing all costs onto residents through fees.
Community-Driven Value: The continuous improvement of the park, driven by resident volunteers and democratic decision-making, naturally enhances the community's appeal and value for all members.
Prospective residents interested in Royal Crest Inc are strongly encouraged to contact the community directly. They can provide detailed information on currently available homes (for sale by current residents or the association), the current HOA fees, and the process of becoming a member of this thriving Resident-Owned Community. Understanding the unique financial and community benefits of a ROC is key to appreciating the long-term value Royal Crest offers.

Royal Crest Inc Reviews
Since the residents purchased the park there has been major improvements both to the park and to individual homes. It has the feeling of a caring community and old-fashioned neighborhoods where people introduce themselves and take a moment to say hi.
Oct 11, 2023 · Robert J. Ornethe owner of the park is a very nice guy and most people living there are very friendly. Update:2/26/23 The park is now owned by "the community" even though in reality it is owned by the state. But that was the better option. Most things have stayed the same and it is a great place to live
Feb 26, 2023 · MUSKOur friends live there so we visit often. It is now a resident owned park. They are doing a lot of work to make it better. The residents are also working on their lots for a face-lift.
Aug 03, 2023 · Kathleen BelvilleAlmost all the homes were well taken care of, the only drawback here is that I found out they didn't allow dogs, cats were ok. Very nice person came out to chitchat with me when I was looking. My realtor had been informed that dogs were allowed. The best way to really investigate a park is to talk with the people that live there. HOA fee is reasonable and the park looks as if it's taken care of. Office just up from the entry. Easy access to rtes 28,495.
Jul 22, 2020 · Michele Del GaizoMy Mom has lived here over 10 years. It's a lovely place to live and visit. I have a service dog and he is always welcome, accept for 2 mean old men who live there. My Mom is friendly with several of her neighbors they are friendly likeable people. There are close stores such as Wal-Mart, Cumberland Farms, 2 liquor stores, 3 gas stations, Target, a Shopping Mall (outside)... and more, even a chocolate factory all within a mile and a half away.. Dr offices are all over the place within a 2 mile radius. It's the perfect place for seniors. It's also great for visiting families as Edaville Railroad is just down the road a couple miles. Also it's just a short ride to the Cape Code bridges and your off to a day on Cape Cod.
