Lawsuit needs to happen to every location ASAP. Where do I start? I was 8 months pregnant when I got moved into a home with no heat, no hot water IN DECEMBER(they didn’t make it a serious matter for an entire month). I was boiling water at almost 9 months pregnant to shower as well as going to buy 300$ worth of heaters to heat the entire home. Got moved into a home with mold, walls caving in, floors disintegrating. The day I came home from having my baby, the back door wouldn’t close at all. We called maintenance who laughed about it and said it’s too dark he’d come the next day, to just barricade it shut for the night. “Good thing there’s cameras” cameras where sir? The ones on the front door that I was told don’t even work? After contacting 2 days and him not coming he finally came and BOLTED our door shut saying “well this is a fire hazard” it remained bolted shut for 3 months. On top of that? The front door lock wouldn’t lock properly so I was essentially in an unsafe home with a newborn. After being so miserable we demanded a new home. They moved us into a home that they said was new; it indeed was not. Moldy dishwasher. Trim missing. Broken shelves. The back step wasn’t on but rather 5 feet away from the house so if anyone walked out that door they were subjected to a broken body part. The floors were cutting up my babies legs and toes. The counter was bubbling and coming apart. The front door wouldn’t lock properly unless we slammed our entire body into it (they finally fixed it after a month of us complaining but it took a complaint every day) there was an amazing office lady at the time (who got fired because regional fired everyone to bring her own in) she said she would get us out and we needed to run far from here cause it’s not a good place to live. She gave us a 30 day notice to quit and we went to turn it in… no one was in office; not for WEEKS! When we did go in, the regional manager heard the words “the home was unsafe” and she said “I’m not doing this. Get out” and kicked my family out of office and continued to evict us. After that she continued to stalk my house for 4 days straight(I have evidence but not sharing because I’m doing my best to handle the business’ actions properly). Then as we were getting the rest of our stuff out (we were at our unit at the time and it was literally our last trip of stuff and it was food from the fridge and baby items, a couch) and the maintenance man drilled both the back and front door closed. When he got there he claimed that the door was wide opened (due to the unsafe doors we always jiggle the doors. Knock on it. Jiggle again. That door was locked for sure) then proceeded 5 minutes after to be so surprised they were bolted shut. Sir, you’re the maintenance who said the door was opened. Who are you kidding? You guys can’t afford to go sign a writ so you illegally bar the door closed. We called a sheriff out and they were incredibly surprised by their actions. My remark was “just like you did when I came home from the hospital, right?” And he walked away calling people claiming defamation; silly considering you told me not to go into the house that you also aren’t allowed to be in without signing a writ first. Then after we said whatever we’ll leave our stuff here’s the keys they charged us for the month of April when we LEFT, HANDED THE KEYS IN, in march. This is a scam and they will take every dollar they think they can from you. This isn’t even all of it but I promise you, this is not the place for your family. And please don’t tell me to contact you, your words have proven to many to mean nothing. You guys don’t answer phone calls, you don’t answer emails. The one picture is my boyfriend going up to the office (they were in there) but ignoring us for 10 minutes then answering to an officer not even 15 minutes after we were there) Do better as a business, and if you can’t keep people’s living situations up to par but can over charge them $2,000; you might need to start making major changes as a company. - Callie Suthers
Roots Management Florida Office Overview Intro Detail Photos Location Reviews

Roots Management Florida Office Introduce

For many Utah residents interested in the manufactured housing market—whether as potential homeowners, renters, or real estate partners—understanding the operators who manage these communities is crucial. **Roots Management Group** is a major national entity in this sector, operating an office in Sandy, Utah, which serves as a central hub for their operations and services. While branded as the "Roots Management Florida Office" in public listings, the physical address at 75 W Towne Ridge Parkway in Sandy confirms its local presence in the Utah business community. Roots Management Group is an integrated platform involved in the acquisition, improvement, and management of manufactured housing communities across the United States. They aim to increase the availability of what they term "best-in-class affordable housing" options.

The firm's operations encompass several facets of the manufactured housing ecosystem, including functioning as a **Mobile home park operator**, a **Mobile home dealer**, and a **Mobile home rental agency**. This comprehensive scope means the Sandy, UT, office supports a wide array of activities, from the strategic investment in communities to the day-to-day management and the actual sales or rentals of homes within their national portfolio.

It is important for local users to note that the provided customer reviews reflect highly negative, severe concerns regarding property maintenance, safety, and management responsiveness at specific locations operated by the company in various states. These documented issues include initial placement in homes with no heat or hot water, persistent mold, structural issues like disintegrating floors and walls caving in, and serious security concerns with doors that would not lock properly. The reviews detail a profound breakdown in communication and maintenance response, and allege illegal actions such as blocking exits and wrongful charges. One review states, "This isn't even all of it but I promise you, this is not the place for your family," and another mentions intentions to contact the Attorney General's Office due to the company's alleged practices across multiple states.

Prospective residents in Utah must carefully weigh the company's stated mission—to provide "safe, clean, and friendly communities"—against the serious, specific, and alarming experiences shared by former residents in public feedback. These contrasting views underscore the importance of **thoroughly vetting the specific local community** and the local management team *before* entering into any agreement with a national operator.

Introduction / Overview

Roots Management Group is an executive management and investment company focused on the manufactured housing community (MHC) sector. Their Sandy, UT office operates as a significant administrative base for their multi-state portfolio. The company is involved in a 'three-pronged' approach to manufactured housing: operating communities (Mobile home park), facilitating home purchases (Mobile home dealer), and managing rental properties (Mobile home rental agency). The firm publicly states a commitment to positive transformation in the industry, focusing on community development and affordable housing.

As a major player, Roots Management Group is dedicated to the acquisition and subsequent improvement of manufactured housing assets. They position themselves as providing modern, affordable living options. However, as indicated by public reviews, the execution of community management and maintenance at the resident level can sometimes face significant challenges, necessitating careful due diligence from prospective Utah customers.

Location and Accessibility

The corporate office for Roots Management Group is strategically located in the heart of Sandy, Utah, a bustling economic hub south of Salt Lake City.

The office address is: 75 W Towne Ridge Pkwy Suite 201, Sandy, UT 84070, USA.

  • **Regional Accessibility:** Situated near major thoroughfares, the location in Sandy provides easy access to the entire Salt Lake Valley, making it a convenient administrative base for their corporate team and for local business partners.
  • **Corporate Hub:** The office is located in a professional business park setting, aligning with its role as a regional and national corporate management center rather than a direct, on-site park management office.

Features / Highlights (Corporate Mission vs. Resident Experience)

The highlights of Roots Management Group, from a corporate perspective, focus on their scale and transformative mission. However, for a local Utah user, the reality of the resident experience must be considered alongside these corporate goals.

  • **Affordability Programs:** The company often promotes programs, such as rent-to-own options, designed to make homeownership more accessible to everyday people.
  • **Accessibility Compliance:** The corporate office features essential access points, including **Wheelchair accessible entrance** and **parking**, reflecting a professional operational standard.
  • **Contrasting Resident Reports:** Public feedback reveals a persistent and severe disconnect between the corporate mission of providing "safe, clean, and friendly communities" and the actual resident experience in some of their communities, which include critical allegations of safety hazards, severe maintenance failures (heat, water, mold), and unresponsive management.
  • **Wide-Ranging Market Presence:** The Sandy office supports a broad network of properties, making the company one of the larger operators in the manufactured housing sector.

What is Worth Choosing (A Call for Diligence)

Choosing a manufactured home managed by a large, national operator like Roots Management Group is essentially choosing a system—a standardized approach to community operation, investment, and maintenance. The choice is worthwhile for local Utah users who value the stability and potential economies of scale that a major organization brings to the affordable housing market. Their presence as a dealer and rental agency offers varied entry points into homeownership or long-term renting.

However, the highly critical and detailed public reviews detailing severe issues with basic home habitability, safety, and management conduct **must be a significant factor in any decision**. For any Utah user considering an investment or tenancy in one of their communities, it is absolutely essential to perform a high level of due diligence. This should include:

  • Visiting the specific local property multiple times and speaking with current, long-term residents.
  • Thoroughly inspecting the physical home and the surrounding lot for any maintenance issues before signing a lease or purchase agreement.
  • Reviewing the community's specific, local management team's reputation, as opposed to relying solely on the corporate office's mission statement.
  • Understanding the state's and city's tenant-landlord laws and knowing the necessary steps to take if maintenance or management issues arise.

While the company aims to provide affordable housing options from its Sandy, UT base, the extensive negative feedback indicates that potential residents must be vigilant in verifying the quality of the home and the commitment of the local management team before trusting their well-being to the company's system.
