Quality of life is awful due to lack of communication, disrespectful staff and blatant discrimination. Rolling Hills has recently added FIOS and dug up our lawns to do so (pictures on here) with no notification. Any work done is the park is done by the park or an outside vendor but we as residents are never notified. The park is covered in dog feces. We have asked management to pick up the poop behind my house from my neighbors dog since I do not have a pet, they refuse and the children who live in this park step in it all the time. The rule books opens with we don’t have to follow our own rules but we can enforce them, see their own website for a copy. Now it appears as if they are replacing the mailboxes in an obvious quick attempt to sell this park because even at the astronomical annual 6% increase they are unable to turn a profit. Anyone can do the math on that. I have both perspectives of this park, as a resident and my husband worked for the company for 2 years. The owner has been quoted as saying “if it has a roof and four walls someone will rent it.” My husband ultimately left due to the toxic and hostile work environment. We made the park aware of this and they never responded but continue to collect my rent which is always sent early or on time. I have all of this in record and writing and since my name is public my address is also findable. They will certainly violate fair housing laws when they tell you more families come to Rolling Hills steering you away from the other park up the road. Once you get your home- even if you purchase it, management is kind enough to remove your axels and then sell them for scrap. In fact once every so often the tractor trailer pulls up and you can watch them do it. The management is sometimes even kind enough to allow the driver to sleep in the truck, in our parking lot over night. Rent in raised annually 6% with no capital improvements. There is no longer an on site manager and since then, this place has become party central. There is no overflow parking. Be prepared to also have multiple photographs taken of your home by someone in a car or a truck, this will happen regardless of the appearance of your home. To sum it up, if you like a playground and don’t mind the other stuff this is a great place to rent/own. If you want peace of quiet, a relaxing place to live and to feel proud of where you come to rest your head at night- this isn’t it.

New management…. Wendy, Dorota…. Who knows who the manager is?! No one responds! Raised lot rent 6% which is fine if they actually fixed things, and we’re still claiming it’s for the playground that the put in 5 years ago, or claiming that the basketball “court” aka HOOP was $8700 😂 I honestly believe the owner has taken on way too much at his age, and just hires the wrong people to run his company. I think him and his sons have great intentions…. But they’re so overwhelmed with all their parks that this one gets put on the back burner. Maintenance people are slowing working, don’t come to fix/ finish things when asked…. But you get what you pay for right? They have to provide their own tools, and probably aren’t paid much so why would you go above and beyond?! Which then makes residents unhappy.The positives; like I said neighbors are work full! I love my house. Playground is nice for kids. Quiet park off of 9w.
