John and Sarah, and the kids, were a delight. I don't think I've ever made as many friends, in any RV park, as I have here. It was quiet and peaceful. $1 to wash and $1.50 to dry. Don't tell them but that was a steal!! L0L The a/c made doing laundry so nice, especially in this Texas heat. I really didn't want to leave. I hope our travels brings us back this way and there is room for us. We would most certainly come back here.

There’s a plunger in the shower so “management” knows there’s an issue with drainage. No one should have to shower standing in their own puddle of water. Restroom trash is full no matter what time it is which is odd because there’s not too many people there. It’s obvious the actual owners spent a lot of money on the restrooms. It’s sad that no one is taking care of them.“Managers” live permanently in the trailer beside the office. The trailer is the first thing you see when you come into the park. I don’t want to attack them on a personal level, but when I pay to stay at an RV park, I do not want to live in a run down trailer park. The lady who posted picture is spot on. I thought maybe it had been cleaned up after ready some of the positive reviews, but no. Not at all. Not one bit.Management is never in the office even though the sign says open. I guess b/c they live next door they just look out the window. One time I heard the “manager” tell the other park helper he could’ve come to the office to help me because he was watching his kid even though the office was open. The manager didn’t know I heard him over the phone though. When I came back the next day, he said, oh, you could’ve knocked on my door and I would’ve come over. Which was a lie because I heard him tell the other guy he couldn’t come. And I’m not going around knocking on trailer doors to find management.The office was filthy too. The dumpster were always full. A dirty mattress stayed on the ground next to the dumpster for the month I stayed there. Nothing is cleaned. No time is spent on how the park at all.
Jan 08, 2025 · Nuclear ExplosionThis was one of the best RV parks we stayed at. Nice and well maintained. The scenery was amazing, full of big trees to keep your RV shaded during the hot summer. The manager, John is an awesome, friendly guy. Was always accountable and very helpful. The host, Chris was also very helpful and nice. If I'm in this area again, we will definitely be staying here.These pictures were my back window view.
Aug 06, 2024 · Ryan MartinezI’ll start with the positive - park manager upon checking in very friendly, nice and welcoming helping us to our sight. Price was reasonable. Thankfully we were only needing to stop one night and they did have a pull through. But, unless I was really desperate no way I would stay again. The owners should be ashamed. This park is not at all well tended. Park is trashy. It’s obvious they accommodate to those who are needing a spot full time for work and the park is run to make money with absolutely no upkeep. Potholes are horrible. Sites are tough to level in the dirt and weeds. Thank goodness it was dry as a bone when we pulled in. Septic had no cover. Sandburs galore so if you have pets an absolute NO! Did not use bathroooms - wouldn’t have - they were filthy. Shower was gross. Simply put - it’s a trashy trailer park and I feel for those who may not have other options. Park owners- come on, be better and do better. Expect more from who you have managing and caretaking and provide over site and clear expectations for how your park is to be maintained.

I had asked my mother to call around for us, she called me and told me she found a place that’s all bills included in the monthly rent. I looked them up online and the website portrayed a clean well kept rv park.I called and spoke to on-site management , told him we were interested in a monthly spot. He went over cost with us, and we double checked that it was indeed all bills paid w the price we were quoted, he said yes the rent reflects cost for electricity too. We said great we’d take it. We paid for a full months rent around September 28th 2023 (give it take a day), we arrived around the 5th of October. We set up our camper and left the next morning for about 3 days to go see family. So we weren’t really aware of the parks appearance til the morning we headed out to family. We both just kinda looked at each other and said well it is what it is - last min but the price is great since it’s “all bills paid”.We finally arrived back from visiting family and the first night, there was so much noise. The train ( which was fine but it’s definitely there), neighbors blasting music, or their dogs barking going crazy while they were away. The lots/pads are not kept up, over grown w grass and not level at all. So we parked in the grass figured out how to level out the best we could but our levelers and jacks and blocks just sank into the mud/dirt so it made leveling the camper impossible, also, the pot holes are horrible in the drive.About a week of being there, they put a note on our camper saying that starting Nov 1 2023 they were going to start charging tenants for electric. This upset us because it was what sold us when we talked to management, was the all bills included in the price of rent. We started looking for another rv park - we found one and got it squared away.Rockdale rv does have laundry and bathroom on-site. 3 washers 3 dryers, but the laundry room was dirty, like they never cleaned it. The manager and his family live on-site but their spot is messy to put it nicely and most of the spots resemble theirs. And one day after doing laundry I had been playing a game on my phone walking back to my camper ( Geocaching ) and the manager came out of his rv and said and I quote “are you taking pictures?” And I said no and stated what I was doing, but before we left I sure did take pictures.A couple nights before we left for the new rv park, our neighbors got into a knot down, flat out screaming match, they argued and fought and at some point - he locked her out so she was banging on their camper and yelling outside, till about 230am….. we just said “it’s whatever we are leaving soon” but we did go outside a couple times to make sure he wasn’t hurting her, physically.We were only at their park for 3 weeks, maybe 3.5 weeks. we don’t plan on ever using them again. Good for over night stops but I wouldn’t recommend staying any longer than that….I also took the pictures because I noticed that when people leave poor reviews the owner or management is quick to say “you must not have stayed at our park because we can’t find you in our system” or “you must have us confused w the rv park up the street”…. You’ll recognize your park w pictures posted. No you won’t find my name in the system, it was book under another name. I’m not posting this to be mean. I’m posting so other will know what they are signing up for.
