Riverside Mobile Home Community Introduce
Welcome to Riverside Mobile Home Community, a residential option situated in the bustling city of Orlando, Florida. For those considering mobile home living in the Central Florida region, Riverside offers a location within Orange County, providing residents with access to a wide array of urban conveniences and amenities. We understand that finding a home is a significant decision, and it’s important to assess all aspects of a community to ensure it aligns with your preferences and needs.
Riverside Mobile Home Community, managed by Lakeshore Management, aims to provide a living space for its residents. Residents highlight the community's location, the generally "chill" nature of their neighbors, and the initial lot rent cost as positive aspects. The community's appearance is noted to have improved over the past few years, fostering some optimism among residents. However, it is crucial for prospective residents to be aware of recurring concerns raised by current residents. These include issues with inconsistent community communication, challenges with amenities such as the laundry room (with reports of broken washers persisting for months), and frustrations regarding trash disposal. There are also mentions of frequent boil water notices and a strict late fee policy, with one resident recounting being held liable for legal fees even after a management-worsened late rent issue. Concerns about increasing lot rent are also present, despite a perceived lack of significant amenity improvements. Additionally, the presence of a nearby "horribly kept mobile home park" and a transient population in the adjacent woods are factors mentioned by residents regarding the immediate surroundings. Wildlife, including wild pigs, feral cats (some positively noted for pest control), deer, and gators, are also a natural part of the environment. Prospective residents are strongly encouraged to conduct thorough due diligence, including direct inquiries about current lot rent and fees, amenity functionality, and to personally visit the community to assess these factors.
Riverside Mobile Home Community is located at 1681 Semon Dr, Orlando, FL 32828, USA. This address places the community within the 32828 zip code of Orlando, Florida, offering residents a strategic position within the city's eastern corridor. For Floridians looking for a residential option that provides access to both suburban tranquility and urban conveniences, this location can be appealing.
The accessibility of Riverside Mobile Home Community is a significant advantage. The community benefits from "two egresses to main roads," facilitating straightforward commutes and travel throughout the Orlando area. Residents are conveniently close to major retail and dining hubs, with "Avalon & Waterford Lakes shopping centers nearby." This ensures that a wide variety of grocery stores, restaurants, cafes, and retail outlets are within easy reach for daily needs and leisure activities. The location also provides reasonable access to Orlando's world-famous attractions, including theme parks, as well as educational institutions and employment centers throughout Central Florida. While the proximity to a "horribly kept mobile home park" and the presence of a transient population in adjacent wooded areas are noted by residents as factors to consider, the community generally maintains a "quiet-ish and relatively safe" environment internally. The overall geographical position offers a blend of suburban living with access to the comprehensive amenities and opportunities characteristic of a major Florida city. Prospective residents are advised to explore the immediate surroundings during a visit to form their own assessment.
Riverside Mobile Home Community provides a range of services and facilities intended for its residents, though their operational status and perceived value may vary based on individual resident experiences, as noted in recent feedback.
- Lot Rental: Residents lease the land on which their manufactured home is situated. The lot rent varies, with current figures cited around "$750+/mo."
- Water Bill: Residents are responsible for their water bill, which is not included in the lot rent and is due in full at the time of rent payment. The community has experienced "numerous boil water notices."
- Laundry Room: The community features "ONE amenity, a laundry room." However, residents report ongoing issues, with "1/2 washers broken" and "2/2 spins clothes 'dry' only, if on the warm water setting," with maintenance issues reportedly persisting for months without resolution or communication. Two dryers are noted to be working.
- Lawncare: Basic lawncare, specifically grass cutting, is included approximately "1x/mo."
- Trash Disposal: Daily garbage collection is scheduled for Mondays and Wednesdays. Residents note issues with the main garbage area being "always filled with construction materials (nails for your tires) and yard waste" or being overfilled. The manual collection process is described as potentially rough on bins.
- Management Presence: Staff are present at the park. While residents report some issues with "inconsistency, under and mis-communication" from management regarding certain issues, there is also acknowledgment of staff effort. Late fees for rent are "$100+" after the 5th of the month.
- Community Events: Management occasionally organizes "monthly events for recreation and to keep us to involved with our friendly neighbors," aiming to foster community engagement.
Riverside Mobile Home Community offers several features and highlights for residents, though it is important to consider these alongside resident feedback to form a comprehensive understanding.
- Strategic Orlando Location: A significant highlight is its prime location within the 32828 zip code of Orlando, providing convenient access to "Avalon & Waterford Lakes shopping centers," dining, and major roads.
- Relatively Quiet and Safe: Despite concerns about the adjacent area, the community itself is generally described as "Quiet-ish and relatively safe" by residents, offering a more peaceful residential environment.
- Neighborly Atmosphere: Residents describe their neighbors as "chill," indicating a generally harmonious and agreeable co-existence within the community.
- Cost-Effective Entry Point (initially): For some, the lot rent cost is still considered "decent price in this economy" as a starting point for mobile home living, though consistent increases are a concern.
- Improving Appearance (Over Time): One resident notes that the place "looks different than it did 4 years ago... so I am optimistic," suggesting some positive changes in aesthetic appeal over time.
- Wildlife Presence: For nature enthusiasts, the presence of "wildlife, wild pigs, feral cats, deer, gators, and an assortment of birds" can be a unique feature, with some residents even appreciating the feral cats for pest control.
- Two Egresses to Main Roads: The presence of two exits to main roads enhances the ease of access and reduces potential traffic bottlenecks within the community.

Riverside Mobile Home Community offers a living option for locals in Florida, particularly those in the Orlando area, primarily due to its strategic location and its potential as an entry point into mobile home living in Central Florida. For Floridians seeking an address within Orlando that provides convenient access to major shopping centers like Avalon and Waterford Lakes, diverse dining options, and an easy commute to various parts of the city, Riverside's location is a significant advantage. This allows residents to maintain a connection to the city's employment, entertainment, and educational opportunities.
However, for locals considering this community, it is paramount to conduct thorough due diligence regarding the concerns raised by current residents. The issues with lot rent increases, inconsistent communication, and maintenance of the sole amenity (laundry room) are critical factors that directly impact affordability and quality of life. The presence of a nearby problematic park and transients in the woods, alongside strict late fee policies, also warrant careful consideration.
Ultimately, Riverside Mobile Home Community could be suitable for locals who prioritize its central Orlando location and are comfortable with the reported inconsistencies in management and amenities. It might be a starting point for those on a mobile home journey seeking a relatively quiet base with decent lot rent (for now) in the current economic climate, provided they are prepared to manage potential challenges and seek clarity on all financial and operational aspects upfront. A direct visit and open communication with management are crucial steps for any local considering making Riverside their home.

Riverside Mobile Home Community Reviews
Removing 1 star due to management.Removing 1 star due to increased lot rent with still no fix to laundry washer since July 2023 reporting - it is January 2024.RIVERSIDE MOBILE HOME COMMUNITY property of LAKESHORE MANAGEMENT. They own mobile homes parks in FL i.e. Alafaya Palms which is the sister community to Riverside. This place looks different than it did 4 years ago (before I even knew it existed) so I am optimistic 😍Resident the past year I give three stars for the location, my neighbors are chill, lot rent cost, and staff. In my opinion opportunities for improvement incl. community consistency, improved community communication, and to let Riverside residents use Alafaya Palms amenities 🫂 since we are "related" but what seems - the step children of Lakeshore management 🤣.32828 zip code. Avalon & Waterford Lakes shopping centers nearby 🛍 Two egresses to main roads 🚗 Quiet-ish and relatively safe, there is a horribly kept mobile home park a few yards up the road -Big Oak. There is a large population of transients in the area, they live in the woods next to the community entrance- you can see their tents- they walk and ride through the community sometimes. Most are very respectful.Lot rent & size 🏘 varies, management does not confirm lot lines when you are signing, oddly. I have requested, as we'd like a shed, to no avail. But it is apprx $750+/mo you pay water bill, not incl. in lot rent, due when you pay rent, in full. Fair, due to lack of amenities for a FL neighborhood and numerous boil water notices we get; Out of the 5 instances from March 2023 to July 2023 only 2 were rescinded via community communication. For 3 we just felt it had been too long (weeks at each point) and went to the office. Def an opportunity for a more efficient updates like another email or posted notice. We have not had a bill water notice since apprx July 2023.Late fee - after the 5th, $100+. Personally, had an issue where mgmt worsened a late rent issue and I was still held liable for their lawyers fees. Only needed to learn that lesson once 🤣ONE amenity, a laundry room🤩 - not routinely maintained, 1/2 washers broken, 2/2 spins clothes "dry" only, if on the warm water setting. Although it has been like this longer(nobody checks, proactively), I have been reporting since 7/3/23 its 8/16/23 w/2 follow up emails and so far no confirmation of reciept; Let alone community update e.g. out of service notice. 2/2 dryers onsite work as intended 🤙🏾There is someone who dumps the one trash can inside! Small wins 🏆Lawncare🦺 incl. grass apprx 1x/moTrash disposal - main garbage is always filled with construction materials (nails for your tires) and yard waste or it is overfilled (and underdumped).😤Monday & Wednesday is garbage day at each home, unless waste management does not show up. They do trash by hand so your bins will get roughed up, our trash lid was ran over, ATTACHED to the bin (so it doesnt close properly to thwart scavengers)....so now we give the workers a peace offering like a cold bev when they come, hoping our property will be cared for. It HAS worked! 🤗We have wildlife, wild pigs, feral cats, deer, gators, and an assortment of birds. My fave part❕️ Our local feral cat 🐱 keeps our yard free of bugs and pests- we hated it at first, feral cats - but now love their presence. So all-in-all, Riverside is a decent neighborhood to start your mobile home journey, def no Deerwood (not owned by lakeshore management) or Alafaya Palms (OWNED by lakeshore management), but it's quiet-ish, centrally located, decent price in this economy, and we're kind of in our own little world. If you can handle a little inconsistency, under and mis-communication, proximity to flood zone areas, and traffic, come visit and see if you can call our slice of heaven home. 🏡

Jan 25, 2013 · Dee SavardUsed to be a great place to live with the original owner but he sold it. The new company that is managing it you like you are a nuisance for anything and everything you ask about.
