Ridgeview Mobile Home Park Introduce
For many individuals and families across Tennessee, manufactured home communities, commonly known as mobile home parks, offer an accessible and often more affordable housing option compared to traditional site-built homes. These communities can provide a sense of neighborhood and a simpler lifestyle for residents. Located in Strawberry Plains, Ridgeview Mobile Home Park is one such community that serves the housing needs of locals in East Tennessee.
When considering any new living arrangement, especially in a mobile home park, it's crucial for prospective residents to conduct thorough research and understand all aspects of the community. Public reviews and feedback can offer valuable insights, but it's important to approach them with a balanced perspective and to verify information directly with the property management.
Recent reviews for Ridgeview Mobile Home Park have raised significant concerns regarding maintenance, management responsiveness, and tenant relations. Issues cited include problems with pests (such as bed bugs), unaddressed maintenance requests (like air conditioning outages in extreme temperatures), and perceived aggressive management tactics, including reported instances of eviction threats and disputes over charges. Additionally, concerns have been noted about the safety of the park entrance and the welfare of animals within the community.
This article aims to provide a factual overview of Ridgeview Mobile Home Park based on available public information, including these serious concerns. Our goal is to equip Tennessee locals with information to make an informed decision when evaluating housing options in the Strawberry Plains area. While we will outline the typical structure and offerings of such a community, prospective tenants are strongly advised to engage in diligent inquiry and consider these reported experiences.
Ridgeview Mobile Home Park is situated at 114 Ridge View Way, Strawberry Plains, TN 37871, USA. Strawberry Plains is an unincorporated community primarily located in Knox County, with parts extending into Jefferson and Sevier counties. This location offers a semi-rural setting, providing residents with a quieter living environment away from the direct hustle of larger cities like Knoxville.
Despite its more relaxed atmosphere, Strawberry Plains boasts reasonable accessibility for Tennessee locals. It's positioned with good access to U.S. Route 11E (Andrew Johnson Highway) and is relatively close to Interstate 40 (I-40), Exit 398 at Strawberry Plains Pike. This connectivity allows residents to commute to Knoxville for work, education, healthcare, and a wider range of shopping and entertainment options. Local amenities in Strawberry Plains itself include supermarkets (like Food City and Price Less Foods), dollar stores, and pharmacies, addressing many daily needs. While public transportation options might be limited directly to the mobile home park, personal vehicle access is typical for residents in this area of Tennessee, making the road access a key factor in its convenience. The location on Ridge View Way suggests an elevated or slightly secluded position, which could contribute to its name and potentially offer certain views, though specific details are not available.
Mobile home parks typically provide a fundamental set of services that form the basis of a lease agreement for lot rental. While specific, detailed services offered by Ridgeview Mobile Home Park are not extensively advertised beyond basic contact information and address, common services in such communities often include:
- Lot Rental: Residents typically own their manufactured home and rent the land (lot) it sits on. This includes access to the community's infrastructure.
- Utility Hookups: Standard utility connections such as water, sewer, and electrical hookups are provided at each lot for residents' homes. Residents are generally responsible for their own utility bills, though some may be included in the rent, which should be verified.
- Trash Removal: Communities usually arrange for waste collection and disposal services for residents.
- Common Area Maintenance: Management is typically responsible for maintaining shared areas within the park, such as roads and communal green spaces.
- On-site Management/Point of Contact: A management presence (whether on-site or readily available) is common for addressing resident concerns and managing the property. However, as noted in reviews, the quality and responsiveness of this service can vary significantly and has been a stated issue for Ridgeview Mobile Home Park.
It is critical for any prospective tenant to clarify all services included in the rent, inquire about utility responsibilities, and obtain a clear understanding of the lease terms regarding maintenance, repairs, and tenant-landlord responsibilities.
Based on general characteristics of mobile home communities and the limited information from reviews, the following are potential features or points of consideration for Ridgeview Mobile Home Park:
- Affordable Housing Opportunity: Mobile home parks generally offer a more affordable housing solution in terms of rental costs or the entry price for homeownership compared to traditional housing markets. This can be a significant draw for many Tennessee locals.
- Quiet, Semi-Rural Setting: The location in Strawberry Plains provides a break from urban noise and congestion, appealing to those seeking a more peaceful environment.
- Sense of Community (Potential): Mobile home communities often foster a close-knit environment among residents. The experience of this can vary widely based on management and resident dynamics.
- Proximity to Local Amenities: The park's location allows for relatively easy access to local grocery stores, pharmacies, and other essential services in Strawberry Plains, as well as the broader offerings of Knoxville.
- Direct Access to Major Roads: Its position provides straightforward access to main roads, facilitating commutes and travel throughout the region.
However, based on the provided customer reviews, it is imperative to highlight significant concerns that act as critical features of this community's current reputation:
- Maintenance and Pest Control Issues: Reports of unaddressed bed bug infestations and neglected maintenance (e.g., non-functional air conditioning in hot weather) are serious concerns that prospective residents must investigate thoroughly.
- Management Practices: Accusations of suspicious and accusatory responses to maintenance requests, a property manager carrying a firearm, and swift eviction notices for rent withholding (even when tied to unaddressed issues) indicate a potentially challenging landlord-tenant relationship.
- Safety and Animal Welfare Concerns: Mentions of a "dangerous" park entrance and "poor mama dog with pups wondering in the road" suggest potential issues with site maintenance, safety, and animal control within the community.
Given these reported issues, it is highly recommended that anyone considering Ridgeview Mobile Home Park conduct extensive personal due diligence, including visiting the property, speaking with current tenants if possible, and thoroughly reviewing all lease agreements with legal counsel if necessary, especially concerning maintenance responsibilities and eviction policies.

Ridgeview Mobile Home Park, located in Strawberry Plains, TN, could theoretically serve as an affordable housing option for Tennessee locals seeking a more rural living environment with access to essential amenities and the broader opportunities of Knoxville. The area itself offers a quieter pace of life, which can be appealing for those looking to escape urban congestion while remaining connected to East Tennessee's larger population centers.
However, it is crucial for any Tennessee local considering Ridgeview Mobile Home Park to be fully aware of the significant concerns raised by former residents. The serious allegations regarding unaddressed maintenance issues, pest infestations, and challenging management practices (including reported instances of carrying a firearm and quick eviction notices) are substantial red flags. While manufactured home living can be a viable and desirable housing solution, a community's management and responsiveness to tenant needs are paramount to a positive living experience.
Therefore, while the location offers potential benefits, any local resident interested in Ridgeview Mobile Home Park must exercise extreme caution and undertake rigorous personal investigation. This includes:
- Visiting the property multiple times at different hours.
- Attempting to speak directly with current tenants about their experiences.
- Thoroughly reviewing any lease agreement, paying close attention to clauses related to maintenance responsibilities, pest control, rent withholding policies, and eviction procedures.
- Consulting with a legal aid service or attorney knowledgeable in Tennessee landlord-tenant law to understand their rights and obligations fully before signing any agreement.
Without clear evidence that the significant issues highlighted in public reviews have been comprehensively addressed and rectified, Tennessee locals are strongly advised to approach Ridgeview Mobile Home Park with extreme caution and prioritize their safety, well-being, and legal protections.

Ridgeview Mobile Home Park Reviews
Avoid this place at all costs. We dealt with bed bugs from day one. Any maintenance issues are met with suspicions and accusations...not to mention the property manager walks around and enters your home with a gun on his hip. We reported our air conditioning being out in February when it was in the 90's here. He came and looked at it. He arranged for a window unit "borrowed from a neighbor" which was, according to the property manager, for "as long as it was out". Almost 3 weeks passed and we never saw a HVAC service tech or him for that matter. Due to this we withheld rent on the due date. The night the rent was due they came and said they had to have the window unit back. We assume the AC is getting fixed. All is good. Nope! The next day we got an eviction notice. We moved out 2 weeks later.I understand he had grounds to evict us for non-payment of rent but I wanted to put the real story out here so you all really know.DON'T RENT FROM THIS PLACE PLEASE!
