For many Michigan residents, finding a suitable and affordable housing option is a key priority. While the search often leads to traditional homes or apartments, manufactured home communities represent a significant and growing segment of the housing market. RHP Properties, headquartered at 31200 Northwestern Hwy, Farmington Hills, MI 48334, USA, is a prominent owner and operator of manufactured home communities across the United States. While their Farmington Hills address serves as a corporate office, their role is to manage and oversee a portfolio of communities, some of which are located within Michigan, offering various housing solutions.
It's important to understand that RHP Properties is a corporate entity that owns numerous mobile home parks, rather than being a single, direct mobile home park where residents live at their Farmington Hills address. Their function involves the strategic management, acquisition, and oversight of these communities. Therefore, when discussing RHP Properties, we are talking about a major player in the manufactured housing industry that impacts residents in various locations, including potentially within Michigan.
The company's presence in Farmington Hills signifies its deep roots in Michigan and its contribution to the housing landscape. They play a crucial role in providing land lease communities where individuals and families can own their manufactured homes while leasing the land beneath them, or, in some cases, rent homes directly from the community.
As a large-scale owner, RHP Properties aims to provide a consistent standard of living across its portfolio. However, it's also important to acknowledge that the resident experience can vary from one specific community to another, depending on local management, the age of the infrastructure, and ongoing maintenance efforts. Prospective residents in Michigan considering an RHP-owned community should always research the specific park they are interested in, paying close attention to local reviews and conditions.
RHP Properties' corporate office is located at 31200 Northwestern Hwy, Farmington Hills, MI 48334, USA. This central Michigan location positions them within a hub of business activity in the Detroit metropolitan area. While this specific address is for their corporate operations and not a residential community, its location speaks to the company's significant presence and investment in the Michigan economy and housing market.
Farmington Hills is a highly accessible city, situated at the crossroads of major expressways, including I-696, I-275, and M-10 (Northwestern Highway), where RHP Properties' office is located. This excellent connectivity ensures that their corporate operations are easily reachable for business partners, and it also highlights the strategic advantage of being located in a well-developed region of Michigan.
For residents living in RHP-owned communities across Michigan or other states, the corporate office's accessibility is less about daily commute and more about the company's overall operational reach. The chosen location in Farmington Hills provides RHP Properties with access to a skilled workforce and a robust business environment, facilitating their extensive network of manufactured home communities.
The very presence of a national manufactured housing leader like RHP Properties in Farmington Hills underscores the importance of Michigan as a market for this type of housing. It suggests a recognition of the demand for affordable and community-based living options within the state. The excellent road networks around Farmington Hills also mean that employees and visitors to the corporate office can easily travel to and from various parts of Michigan and beyond.
As a corporate entity that owns and operates numerous manufactured home communities, RHP Properties provides a range of services that are foundational to the operation of these residential parks. While specific services may vary slightly by individual community, the overarching services offered by RHP Properties to its residents and within its parks typically include:
- Lot Rental: Providing maintained land lots for residents to place their manufactured homes. This is the core service in a land-lease community model.
- Community Management: Oversight and support for on-site management teams at each individual park. This includes setting policies, handling resident relations, and ensuring community rules are enforced.
- Infrastructure Maintenance: Responsibility for the upkeep of common areas, community roads, and essential utilities within the parks (though specific utility billing may vary).
- Home Sales & Rentals: Facilitating the sale of new and pre-owned manufactured homes within their communities, and in some cases, offering homes for rent directly.
- Financial Administration: Managing rent collection, billing for utilities (where applicable), and handling financial transactions related to lot leases and home purchases/rentals.
- Resident Support: Providing channels for residents to address concerns, though the effectiveness and responsiveness can vary by individual park management, as suggested by some reviews.
It's important for prospective residents to understand that while RHP Properties sets the overall standards, the day-to-day experience of these services will largely depend on the specific on-site management team at the individual RHP-owned community they choose. Direct communication with the specific community's office is always recommended to understand their particular service offerings and resident support protocols.
RHP Properties, as a large-scale owner of manufactured home communities, boasts several key features and highlights that define its presence in the housing market, particularly relevant for Michigan residents considering this housing option:
- Extensive Portfolio: RHP Properties owns and operates a vast network of manufactured home communities across numerous states, including Michigan. This scale suggests significant experience and resources in the industry.
- Focus on Manufactured Housing: Their core business is dedicated entirely to manufactured home communities, indicating specialized expertise in this unique housing sector. This means they understand the specific needs and dynamics of mobile home living.
- Strategic Locations: Many RHP-owned communities are strategically located in areas that offer convenience and accessibility, often near urban centers, employment opportunities, and amenities. This is a common appeal for those seeking affordable housing without sacrificing location.
- Opportunity for Homeownership: RHP communities primarily offer a path to homeownership for manufactured homes, allowing residents to build equity in their homes even if they lease the land. This is a significant benefit for many Michigan residents looking to own a home without the higher costs of traditional housing.
While the corporate structure ensures a standardized approach, it is vital to acknowledge that residents' experiences within individual RHP-owned communities can vary. Recent customer reviews, while not tied to the Farmington Hills corporate office directly, indicate potential challenges at specific RHP-managed parks regarding property maintenance (e.g., potholes), utility reliability, and responsiveness of local management. These factors are critical for prospective residents to investigate at the specific community they are considering. The overarching highlight, however, remains RHP's significant role in providing manufactured housing options across the nation.
Given that RHP Properties is a corporate entity that owns multiple communities rather than a single direct mobile home park, they typically do not advertise specific "promotions or special offers" for the corporate office itself. Instead, any promotions would be offered at the individual manufactured home communities they own and operate across the country, including those potentially located in Michigan.
If you are a Michigan resident interested in an RHP-owned community, the best approach for discovering any promotions or special offers would be to:
- Visit RHP Properties' corporate website: Their website often lists their owned communities, and you can then navigate to individual community pages, which might feature current promotions (e.g., reduced lot rent for a certain period, move-in incentives, or specials on home purchases).
- Contact the specific RHP-owned community directly: Once you have identified a particular community in Michigan that interests you, reach out to their on-site management office. They will be able to provide the most accurate and up-to-date information on any available promotions, incentives for new residents, or financing options for homes.
Promotions in manufactured home communities often include waived application fees, discounted first month's lot rent, referral bonuses, or special pricing on manufactured homes available for sale within the park. These offers are dynamic and can change frequently, so direct inquiry is always recommended.
For direct contact with RHP Properties' corporate office, located in Farmington Hills, Michigan, for business inquiries or general information, you can use the following details. Please remember this is a corporate office and not a residential community for direct living.
- Address: 31200 Northwestern Hwy, Farmington Hills, MI 48334, USA
- Phone: (248) 626-0737
- Mobile Phone: +1 248-626-0737
These contact details are for the main corporate operations of RHP Properties. If your inquiry pertains to residing in a specific manufactured home community owned by RHP, it is highly advisable to first identify the particular community you are interested in and then seek out its direct contact information. Individual communities will have their own on-site management and sales teams who can provide specific details about available homes, lot rentals, community rules, and any local promotions. While the corporate office can provide general information about RHP Properties, for specific residential inquiries, contacting the community directly will yield the most relevant and timely assistance.
For Michigan locals, RHP Properties plays a significant role in providing diverse housing options through its ownership of numerous manufactured home communities. While RHP Properties itself is a corporate entity headquartered in Farmington Hills, its impact on the Michigan housing market is substantial. For individuals and families seeking an alternative to traditional housing, often at a more accessible price point, an RHP-owned community within Michigan could be a suitable choice.
The appeal lies in the opportunity for homeownership (of a manufactured home) combined with the benefits of community living. Many RHP communities are strategically located, offering convenient access to local amenities, schools, and employment centers throughout Michigan. This balance of affordability and location can be particularly attractive in areas where traditional home prices are high.
It is crucial for prospective residents to perform due diligence on the specific RHP-owned community they are considering. Factors such as the condition of roads, utility reliability, and the responsiveness of local management, as highlighted in some broader customer reviews of RHP-managed properties, are key aspects to investigate. Visiting the specific park, speaking with current residents, and thoroughly reviewing lease agreements are highly recommended steps for any Michigan resident considering this housing path.
Ultimately, for Michigan residents looking for a community-oriented lifestyle with the potential for homeownership at a more attainable cost, an RHP Properties-owned manufactured home park could be a viable and suitable option, provided a thorough investigation of the specific community's conditions and management practices is conducted.

RHP Properties Reviews
I would give a 0 review if I could. I reside at the Riverchase Park in Manhattan, KS. We are constantly without water. No water again today. No one will let us know what the issues are or when the water will be restored. The pot holes are ridiculous. I swear someone's car will disappear into the nether regions one day.The rent is constantly raised every few months, with no fixes to any issues in sight.Management is a joke. Avoid moving in at all costs. I wish I had the money to move the trailer, because I would.
May 10, 2025 · Kim PhillipsI reside at west glen village in Indianapolis, iHave been here 10 yearsThis place is a joke, management is very rude, un trustworthy, harasses the tenants,Has no compassion or empathy for its long termResidents. Maybe if corporate treated them better they would treat their tenants better. We do pay their salaries.I received a eviction notice with out no warning or reason as to why. When contacted management they(Claudio ) was very rude and evasive. No improvements are made but lot rent keeps going up every year.Lot rent is highest in state at $691 + water and sewer which makes it around $800 a month. We are on fixed incomesAnd get paid only once a month, which falls after the late payment is accessed so we pay
Apr 04, 2025 · Debbie PettryI owned my trailer in Edwardsville, Ks. The management staff is very pathetic. Lot rent goes up monthly. Bring in new trailers constantly and then they sit for weeks on end. If you have a issue with anything and bring it to management attention they tell you this is the first they hear about it. But why is it every week you hear the same line of bullshit. How can I get evicted from my home when I was not renting from RHP. I will make it a mission of mine to warn anybody from moving into any RHP properties. I don't even want to give 1 star but it was the only option it gave me.
Jun 01, 2025 · Terry SteburgTrust me you do not want to live at Timberlake Pensacola. The roads flood so bad that it goes up in your yard and then leaves debris and mud for the drains not being pumped out, they don't do anything to improve the appearance of this place. When I first move in it was beautiful in 2017 now its run down and totally embarrassing to pull in everyday. They raise your lot rent every year but offer no improvements.
May 12, 2025 · Laura ButlerThe Community in Lake Wales Florida is poorly run. First off I have lived here for 15 years when it was under ARC and after going to RHP Properties have done no improvements will not get back the security gate that was here in the early 90’s. 2 maintenance people are on the grounds and do nothing! They contract out for someone to do the pools and maintenance of the grounds ( meaning the front entrance) I have ALWAYS paid my rent on time and kept up with my home. But since a national disaster ( Milton) hit Polk County in October and I received damage of my home and have asked for assistance with FEMA and I put in writing that I am waiting for funds! Well I have been harassed by management. And trying to assess fees on my lot rent cause they typed a letter to tell me that these damages needed to be fixed faster then what I can have done or afford to. When I asked management about it they say they can do whatever they want! I can access whatever charge I want to to your lot rent
