Redwood Estates Introduce
Howdy, fellow Texans! Are you exploring housing options in the vibrant and growing Fort Worth area? If you're considering manufactured home living, you've likely come across various communities, each with its own unique character. Today, we're taking a closer look at Redwood Estates, a mobile home park situated at 5801 Redwood Blvd, Fort Worth, TX 76119. Like any community, Redwood Estates has its own set of experiences reported by residents. It's important for prospective residents to understand both the advertised features and the real-world experiences to make an informed decision. This community aims to provide an affordable living solution in a desirable Fort Worth location, with the promise of various amenities. Let's delve into what Redwood Estates offers and what current residents are saying, so you can determine if it aligns with your ideal living situation in the Lone Star State.
Redwood Estates is part of a broader landscape of manufactured home communities that offer an alternative to traditional stick-built housing. The community is managed by Inspire Communities, a company that states its mission is "to create clean, safe, and engaging communities, where people are happy to live and proud to call home." They aim to empower residents to define their ideal living space and create a genuine sense of belonging. According to their marketing, Redwood Estates is designed to provide residents with a peaceful and well-designed living environment, complemented by a range of amenities. It features a variety of modern and well-designed new manufactured homes, showcasing updated designs, comfortable interiors, and quality finishes. However, it's also crucial to acknowledge that resident reviews indicate significant concerns regarding the park's management, maintenance, and overall living conditions, which are vital factors for any potential resident to consider before making Redwood Estates their home.
Redwood Estates is located at 5801 Redwood Blvd, Fort Worth, TX 76119, USA. This location places it within the bustling and expanding city of Fort Worth, offering residents proximity to a wide array of urban conveniences and opportunities. The community's position provides relatively easy access to major roadways, facilitating commutes to different parts of Fort Worth and the wider DFW Metroplex. Specifically, it's advertised as being just minutes away from key local landmarks such as Lake Arlington, major hospitals, various shopping centers, a diverse range of restaurants, and universities. This central location means residents can enjoy the benefits of city living, including employment opportunities, entertainment, and essential services, without being in the immediate heart of downtown Fort Worth.
The accessibility of Redwood Estates is a key factor for many Texans. Being situated in Fort Worth means residents have access to the city's dynamic and vibrant cultural, entertainment, and recreational opportunities. Whether it's exploring the city's vibrant downtown area, visiting museums and art galleries, or enjoying the thriving culinary scene, everything is within reasonable reach. The city also boasts numerous parks, trails, and outdoor spaces, providing ample opportunities for recreation and relaxation. This balance of being in a suburban neighborhood while having city amenities close by is a significant draw for those considering a manufactured home in the area.
According to information provided by the management company and listings, Redwood Estates aims to offer a range of services and amenities designed to enhance daily life for its residents. However, it's important to note that actual resident experiences, as per reviews, suggest a significant gap between advertised services and their consistent availability or quality. Based on the advertised offerings, which residents mention are often not fully operational or well-maintained, here are the services and amenities residents *should* expect:
- Community Clubhouse: Advertised as a place for socialization, potentially featuring billiards and a community room for gatherings. Residents, however, report that access and usability are often limited due to various issues.
- Sparkling Swimming Pool: A key amenity for recreation and cooling off during hot Texas summers. Unfortunately, resident reviews frequently mention the pool being closed for extended periods due to failed inspections or maintenance issues, particularly during peak seasons like Memorial Day weekend.
- Playscape/Playground: Designed for children, offering a safe outdoor space for play.
- Fitness Center/Weight Room: An amenity for residents to exercise on-site. However, reviews indicate this facility may no longer be available or adequately equipped, with "sticks broken" in the pool room and the weight room being gone.
- Community Outdoor Patio & Grilling Area with Picnic Seating: Spaces for outdoor relaxation, dining, and social events.
- Gazebo with Seating: Another outdoor area for residents to relax and socialize.
- Advanced Business Center / Cybercafe: Facilities for residents to work from home, access computers, or utilize business services.
- Centralized Mail Delivery: A common service in planned communities. Residents, however, note issues with "decades old and falling apart" mailboxes.
- City Utilities Available: Essential services like municipal water and sewer are expected.
- On-Site Management: The presence of management to address resident concerns and oversee community operations. However, residents express frustration over unresponsive management and the manager not living in the park.
- Pet Policy: The community is pet-friendly, allowing furry family members with certain weight and breed restrictions.
- RV and Boat Storage: A convenient feature for residents who own recreational vehicles or boats, allowing for secure on-site storage.
It is crucial for prospective residents to verify the current operational status and condition of all advertised services and amenities directly with the park management, and to consider recent resident feedback.
Redwood Estates, when considering its advertised intent and location, offers several features that could be appealing. However, it is essential to balance these with the significant concerns raised by current residents in their reviews. Here are some of the features and highlights, followed by the realities reported by residents:
- Advertised Features / Highlights:
- Modern Manufactured Homes: The community promotes offering modern, well-designed manufactured homes with updated interiors, quality finishes, and various floor plans.
- Community Spirit: Inspire Communities aims to foster a strong sense of community and belonging among residents.
- Affordable Living: Manufactured homes typically offer a more affordable housing option compared to traditional homes, especially in a city like Fort Worth.
- Convenient Fort Worth Location: Proximity to Lake Arlington, major hospitals, shopping centers, restaurants, and universities is a significant advantage.
- Family-Friendly Environment: The presence of a playground and community facilities suggests an environment suitable for families.
- Resort-Style Amenities: The marketing highlights amenities like a swimming pool, clubhouse, and fitness center designed for enjoyment and convenience.
- Mature Shade Trees: Providing natural beauty and comfort.
- Easy Interstate Access: Facilitating commutes and travel throughout the DFW Metroplex.
- Realities and Concerns (Based on Resident Reviews):
- Poor Road Maintenance: Residents report "terrible management" and "unkempt roads" full of potholes, making navigation difficult and potentially damaging to vehicles.
- Non-Operational or Unsafe Amenities: The swimming pool frequently fails inspection and is closed, especially during peak seasons. The weight room is reportedly gone, and other recreational facilities like the pool room have broken equipment.
- Lack of Security: Residents express serious concerns about community safety, including instances of gun violence (someone shooting an automatic weapon from a sunroof) and random people walking through to "take what they want," indicating a lack of effective security measures.
- Unresponsive Management: Multiple complaints highlight management's unresponsiveness to issues, including ignored emails to corporate and a perceived lack of responsibility for community problems like feral cats.
- Rising Lot Rent with No Improvements: Residents report annual increases in lot rent with "nothing to show for it" in terms of improvements to roads, security, or amenity functionality, beyond a remodeled clubhouse and office that residents claim no one gets to enjoy.
- Feral Animal Problem: A significant and distressing issue with unmanaged feral cat populations, leading to tragic outcomes for animals and frustration for residents who feel management is not taking responsibility or utilizing available programs to address the issue.
- Manager Does Not Live On-Site: This is a point of contention for residents who feel it contributes to the lack of attentiveness to daily park issues.
Prospective residents should weigh the advertised potential against the consistent and serious concerns raised by current occupants to form a comprehensive understanding of what living at Redwood Estates entails.

For Texans considering Redwood Estates as a potential home, it’s vital to approach this decision with a comprehensive understanding of the community’s current state, as reflected in both its marketing and resident feedback. On one hand, its Fort Worth location offers an appealing proximity to urban amenities, including jobs, entertainment, and essential services like major hospitals and shopping, all while potentially providing a more affordable housing option compared to traditional homes in the area. The allure of modern manufactured homes and advertised amenities like a pool, clubhouse, and playground can be attractive for families or individuals seeking a community environment. However, it is paramount for any local Texan to be fully aware of the significant and consistent concerns raised by current residents. Issues such as unmaintained roads, frequently closed or unusable amenities (like the pool and weight room), serious security concerns including reports of violence, and an ongoing feral animal problem, coupled with perceived unresponsiveness from management, paint a challenging picture of daily life within the community. While the idea of affordable living in a great location is appealing, prospective residents should conduct thorough due diligence. This includes visiting the property multiple times, ideally at different times of day; speaking with current residents if possible; and asking very direct questions to management about all reported issues and their plans for resolution. For Texans, who value community and comfort, ensuring that a living environment truly delivers on its promises of safety, well-being, and functional amenities is key. Redwood Estates represents an opportunity for affordable homeownership in Fort Worth, but it comes with critical aspects that demand careful consideration and verification by any local seeking a suitable place to call home.

Terrible management unkept roads want to be HOA and here’s just one of the roads
Oct 18, 2024 · aerik parker*****UPDATE 2025*****It's Memorial Weekend and while most places with pools are opening their pools this week end, ours is not. It's not opening because it doesn't look like the pictures in this advertisement because we failed to pass inspection. So while many people in Texas that have access to a swimming pool will be splashing and enjoying the weekend in their pool their refreshing beautiful blue pools, we will not! I doubt the corporate workers of Inspire Communities will even give us a passing thought when they're splashing around in their pools this weekend.*******NEW COMPLAINT*******2024****Our streets are full of potholes, a week ago someone drove through the community shooting a automatic weapon from their sunroof, our mailboxes are decades old and falling apart, our lot rent is raised annually with nothing to show for it except for a newly remodeled clubhouse and office, which no one gets to enjoy. Our pool room can't be used because the sticks are broken, there's no longer a weight room, our pool was closed more than it was open last summer, and random people get to walk through our community and take what they want because we have no security. The park manager doesnt even live in the park. I wonder why that is...*** Update Dec 2022***I had to take a kitten to the Humane society to be euthanized today because management here can't or wont be responsible for the feral cats that just keep multiplying. I want you to get a visual of what I had to see today. This kitten wasn't more that a couple of months old. It was laying on the cold ground unable to move crying out for help. I picked it up and brought it to my house to assess it's injuries. It was unable to move either front or back legs but was alert and awake. It had what appeared to be bite marks on one of it's back legs. I'm guessing a dog or coyote got a hold of it and shook it until it's spinal cord snapped. I held it and loved on it which being a feral is probably the first sign of affection it has gotten. I ended up taking it to the Humane Society where it's life was ended in a laboratory by someone who was just doing their job. Tonight I will go to bed with the last thing I see before I go to sleep is the sweet eyes of that innocent cat who never had a chance. Like so many others. This could have been avoided if management would take responsibility.Nov 3,2023I've sent many emails to corporate and got a reply that " staff would reach out to me within 48 hours." NEVER HAPPENED!Big feral cat problem. People are poisioning them and nobody cares to do anything about it. There is a free program at TCAP to stop the problem where you can take them and have them spayed or neutered and them release them back. Right now there are at least 3 sets of kittens of various ages in my area. They want you to have a 5 star experience but give barely 1 star service & support but happy to take your money every month.

Jul 03, 2025 · Linda GrayWhen I moved here over 14 years ago there were beautiful mature trees and people that had been here for many many years. I was told to call this a community not a trailer park. I've seen Management come and go. When Inspire bought our community those beautiful mature trees were cut down and more and more mobile homes were brought in. Most of the lots got smaller and smaller. Lot rent made a higher jump then ever before. It's a business now not a community. It's very sad and disappointing to me and I just wanted to make sure Inspire saw it from a residents point of view. However...If I could have given a separate review for our Maintenance Crew this is where the 5 stars would have gone! I just wanted to make sure Inspire saw this too. Kim and Frank are amazing! I honestly don't think I've ever seen them not working. They care about the Residents and our safety. They are the A Team at Redwood Estates and I'm grateful for them! Thank you Kim and Frank for ALL you do!!
Dec 26, 2022 · Jayna GauseIf this development seems like a place you might consider moving to DO NOT :From what I have experienced through my time lived here, there is an ever growing population of the what seem to be predominantly stray cats, constantly in yards, in the streets and under cars, they constantly go to the bathroom in the yards and with many small children in the immediate are it seems to be a huge sanitation and health safety issue!Their communication at the office is beyond horrendous, getting a return call or an email is almost impossible, this shows a huge lack of concern for the residents and a major lack of job efficacy. The managerial staff is dishonest and will lie about service orders getting sent out when the person never comes to check the issue. Then they tell you it's resolved. The dishonesty is by large and away my biggest issue with having residence here.If I could rate 0 stars I would, I hope people see this review before seeking to move here. Stay FAR away.Update 10/3/23We head the main water line to the house break earlier today, cutting off all water flow to the house due to the complexes and property managers lack of follow through and care for maintenance. Today the pipe inflow connection from the meter broke due to the park’s negligence in preventative maintenance and doing the most they can to pass the costs of their shortcoming to the residents, so they can make the improvements the park cannot be bothered to do on the back of their residents. Due to this short coming and lack of property care we have had to pay maintenance costs for in the amount of 1200$ to fix the break due to again the parks negligence and lack of maintenance on the piping they have in the ground from resident to next they clearly care less and less. I will be visiting the main office tomorrow with receipts for reimbursement in full. Will update my google review to match.
