We have a thriving community, where neighbors look out for each other, and there are plenty of activities to take part in. A couple of homes are for sale at the moment, so come take a look. There are two pools; an attractive, spacious club house; on-site laundry facilities; small lending library and work-out room, as well as areas for walking and cycling. It is also home to a good many wild turkey who freely roam the small streets and outdoor spaces.Most of the people who call Rancho Yolo home are welcoming and engaging, ranging in age from 50’s to over 100. As one might anticipate in a university city, a good many are/were educators. There is a lot of community spirit and many well-organised events, planned by an enthusiastic all-volunteer board and numerous committees. There’s a monthly newsletter; website and active digital bulletin where residents post about everything from sharing their harvest of Meyer’s Lemons, to stray cats.There is a wide range of homes in the park, though space for purchasing and setting up a new manufactured home doesn't appear to be an option. Older homes that become available are sometimes purchased by a profit-making enterprise, who tart them up and sell them on for profit. New homes also occasionally show up, replacing oldhomes, after someone dies.If considering a move to Rancho Yolo, work with an experienced, onsite Realtor, who also lives there. This will allow you to put your own stamp on your home — and hopefully get it for a fair price.As of 2023 the price of manufactured homes selling in Rancho Yolo ranged from $160K for a serious fixer-upper, to around $400K for a spacious, contemporary new/newish home.Homeowners rent the space for their homes and pay for their utilities (water, electric, gas, garbage) through a management company retained by the private owners. There is an onsite manager who has been there for decades. Monthly space rent is in the mid-800's at this writing. Rent is increased $20 - $40 a month every year. One can anticipate paying in the neighborhood of $1,300 a month for rent and utilities (at this writing) As of 2023, property tax, gardening and maintenance is extra.Insurance for manufactured homes is expensive. At least $1,200 a year - and hard to find. Many older manufactured homes are exempt from property tax, requiring a small annual state registration fee instead.Potential buyers must be approved by the onsite manager. Part of the vetting process includes reviewing and signing a nine page document of 'Rules and Regulations.' Small dogs and indoor cats are welcomed to the community.Given that this is a senior park, Rancho Yolo could be substantially more sympathetic to disabled people. It can be an especially challenging place for wheelchair and walker users, as there are curbs and troughs to navigate and no sidewalks. None of the common areas (pool, club house, gym, library etc . . .) are disabled-friendly. There's limited parking for disabled van users --- and speed bumps which are less than ideal for low-sitting wheelchair vans.This is a good place to live for active seniors who don't mind living very close to neighbors. Fortunately, most of the people who make Rancho Yolo their home are people most of us would be happy to have as a neighbor.

Now that Covid is almost over they are continuing to close an amenity that the residents pay for so they can make room for more homes. And of course they aren’t reducing the rent. They are non apologetic. You’re not allowed to invite your grandchildren to the pools either except a small window of time two days a week. I wish more of the residents would write a review so you could get the big picture. But most aren’t tech savvy to understand Google reviews.
