Based on available public information and common practices for mobile home parks, Rainbow Lake Manor would typically offer a range of services essential for comfortable community living.
- Lot Rental: The primary service provided is the rental of land lots for privately owned manufactured or mobile homes. Residents own their homes but lease the space they occupy within the park.
- Community Management: The park provides on-site or accessible management to oversee operations, address resident concerns, and enforce community rules and regulations.
- Basic Utilities Connection: Generally, parks offer hookups for essential utilities such as water, sewer, and electricity at each lot, although residents are typically responsible for setting up and paying for their individual utility services.
- Waste Management (Historically): While a recent review suggests changes in this service with residents potentially having to pay for garbage, waste collection has historically been a common service provided or facilitated by mobile home parks. Prospective residents should confirm current waste disposal policies and costs.
- Community Maintenance: This often includes maintaining common areas, internal roads, and landscaping within the park to ensure a pleasant living environment.
It is crucial for prospective residents to confirm the exact scope of services, current fees, and any changes in policies directly with Rainbow Lake Manor management, especially concerning services like waste collection and utility billing, to ensure a complete understanding of what is included in the lot rent.
Rainbow Lake Manor, as a mobile home park, historically has offered certain features and highlights that are common to this type of community living.
- 55 and Over Community (Historically): The park has been marketed as a community primarily for residents aged 55 and over. This feature typically fosters a quiet environment and opportunities for socializing with peers. However, recent reviews suggest potential changes in adherence to this age restriction.
- Manufactured Home Living: It provides a residential option for individuals owning manufactured or mobile homes, often seen as a more affordable housing alternative compared to traditional stick-built homes.
- Community Setting: Living in a mobile home park offers a sense of community, with neighbors in close proximity, which can lead to social interaction and a supportive environment.
- Individual Lot Spaces: Each resident has a dedicated lot for their home, often allowing for personal landscaping and outdoor space.
It's important to acknowledge that recent customer feedback has expressed concerns regarding management practices, perceived changes in community rules (like the 55+ age restriction), and increases in lot rent and additional fees. While the fundamental concept of a mobile home park in a community setting remains, prospective residents are strongly advised to investigate these points thoroughly by contacting the park directly, speaking with current residents, and reviewing any updated community guidelines before making a decision. The presence of "quite a few homes for sale" as mentioned in a review might also suggest current resident sentiment.
Specific "Promotions or Special Offers" for Rainbow Lake Manor are not publicly detailed. Mobile home parks typically operate on a model of long-term lot rentals rather than short-term promotional deals common in other residential or hospitality sectors. Their pricing structure generally revolves around monthly lot rent, which covers the use of the land and access to the community's general amenities and services.
However, prospective residents interested in Rainbow Lake Manor should directly contact the management to inquire about any specific financial arrangements or incentives that might be available, such as:
- Lease Term Options: While a review mentions a 3-year lease, inquiring about different lease lengths and their associated terms is advisable.
- New Resident Incentives: Occasionally, parks might offer specific incentives for new residents, such as a reduced rate for the first few months, or assistance with moving costs.
- Bulk Payment Discounts: As mentioned in a review, a potential resident offered to pay a year's deposit; while this particular offer was reportedly declined, it's worth asking if any discount is offered for paying multiple months of lot rent in advance.
It's crucial to obtain clear, written documentation of all terms, conditions, and inclusions/exclusions of the lot rent and any other fees to avoid misunderstandings, particularly given the concerns raised in recent customer reviews about unexpected charges or changes to agreed-upon terms.

Rainbow Lake Manor Reviews
Something definitely strange going on with MGMT at this place. My aunt was looking at a new home , no mortgage needed. Works a full time job. Paid the $100 fee only to be given the run around. After 2 weeks they told her she didn't have sufficient credit to live there mind you she was buying a new home with no mortgage explained to them that during covid her credit took a hit. However she had a 610 credit. Are you kidding me it's a 55 & over trailer park. And the lot rent is 900 a month, she offered to pay a years deposit. Still have her the run around. To find out they rented the unit to a family on government assistance. Thank god she dodged a bullet. But anyone considering be careful they are scammers and allow anyone on government assistance but turn away hard working . I understand they only bought this park a few years ago and it's really gone down hill.
May 28, 2025 · Kelly OLearyThis place is terrible. Been going downhill since new owners. Supposed to be 55 and over community but they don't seem to care about that anymore. Rent increase every year for what? Now have to pay for garbage? Signed 3 year lease for what, rent still goes up every year. Will have a hard time trying to sell your home with lot rents this high!! Quite a few homes for sale? Wouldn't recommend coming here. I'm starting to regret it!!
Apr 05, 2025 · Matt BennettStay away. Duck and Sandhill Crane feces are everywhere. Feces are bad for our pets, especially with the bird flu going on. They don't maintain the pond. When you pull in, it's looks like typical white trailer trash. Many empty mobile homes just sitting empty, becoming a festering ground for squirrels and other rodents. I've been told to expect the rent to go up every year, even though you sign a 3 year lease. There's an aggressive pit bull on the property. Its killed a dog in Antioch and bit a small dog in the community. Mind you this is a 55+ community. Management doesn't care about its residents. Our community club house is full of mold and mildew.I just bought in summer of 2024 and I absolutely hate it here!!! I'm ready to sell and move out of here in the spring. They give you these rules in your lease but management doesn't enforce them. My neighbors are nice except for the felons that live near me and they are very disrespectful.
May 29, 2025 · Veronica DarlingI moved here 6 months ago. I highly recommend for 55+. Quite neighborhood, friendly neighbors, club house, it’s safe to walk the streets and has big pond (with geese and other wildlife) with walking trail - just watch where you step.
Apr 15, 2025 · Fred MuellerThis place is very peaceful and quiet. Except for the geese and wind tunnel. It is hard for people on a stricked budget. I'm hoping to be able to stay a long time, but if rent goes up a lot, I will have to unfortunately relocate. I did hear they are raising lot prices. Seeing so many of us are on a fixed income, and a huge downfall is No amenities come with that. You have to maintain lawn and shovel in the winter. Seeing this is 55+ community, most of us can't shovel or maintain lawn. Mine is do to spinal issues. So you spend more money you dont have to higher someone to help. All the windows are not sealed well. So prices are high for electric. No heat, gas, garbage, electric, internet, no pool or workout facility are included. You pay almost 900 for lot fee. Some things should be included. Maintenance never calls back. Even on emergency calls. I'm troubleshooting and fixing my own issues. I'm hoping to stay though, if just another year on a lease. The new section of Manufactured homes are beautiful. I do love my place. It finally feels like my home, and Nicole in the office is very sweet and does get back to you.
