Quail Hill Mobile Home Community Introduce
For many Colorado residents seeking homeownership or affordable, independent housing in the rapidly growing Colorado Springs area, manufactured home communities represent a significant alternative to the conventional real estate market. Quail Hill Mobile Home Community is a notable option situated conveniently in the city's east side, offering residents a location close to major amenities and transportation routes. As a dedicated Mobile home park, Quail Hill is designed to offer a neighborhood environment where residents own their homes but lease the underlying land, a model that often results in more accessible housing costs.
This community is part of the broader 80915 zip code, an area known for its mixture of residential developments, commercial centers, and proximity to military installations. The value proposition of Quail Hill is, fundamentally, the lower cost of entry into the Colorado Springs market coupled with the presence of on-site community amenities like a swimming pool and clubhouse, which appeal to diverse demographics.
However, potential residents should know that the community has generated highly contrasting feedback from current and former occupants. While some residents express strong satisfaction, citing friendly, respectful, reliable, and helpful staff and a very clean and beautiful living environment, others describe significant and serious concerns. These concerns include reports of poor communication, management harassment, invalid eviction threats, neighbor issues (including pest problems like roaches and bed bugs), and broader community safety/drug issues. Crucially, long-term residents have pointed out the difficulty and financial hurt involved in selling a home when tied to the park's land lease, making it a "landlocked" investment where the management's relationship is vital to a resident's peace of mind and financial security. Prospective buyers are urged to perform exhaustive due diligence, including researching public records regarding management-resident legal disputes and considering the documented surveillance practices.
In all cases of manufactured home ownership, the relationship between the homeowner and the park management is paramount. While the park does offer essential amenities and a desirable location, the documented history of severe management-resident friction, as detailed in public reviews, must be a central consideration for anyone thinking of moving to Quail Hill. Informed decisions, based on an impartial assessment of both the promotional and critical public data, are essential for any Colorado resident contemplating a move here.

For potential residents in the Colorado Springs area, the decision to choose Quail Hill Mobile Home Community is driven by two main factors: location and affordability. The community offers an accessible entry point into the highly-valued Colorado Springs real estate market, particularly for those who prioritize living in the convenient 80915 zip code. The central location off Galley Road provides effortless access to local amenities, including essential retail, dining, and nearby schools like Henry Elementary, which is often a critical factor for families.
In addition to the financial appeal, the on-site amenities such as the Community Pool and Clubhouse offer tangible benefits for quality of life, promoting relaxation and social interaction. Furthermore, the commitment to accessibility, evidenced by the Wheelchair accessible entrance and parking, ensures the community is designed to be inclusive and easy to navigate for everyone. Some long-term residents describe the staff as excellent, reliable, and quick to help, creating a positive, clean, and beautiful environment.
However, potential buyers and renters are strongly urged to proceed with caution and a complete understanding of the community's critical public feedback. The park’s ownership model, which requires land leasing, means residents are tied to the management's policies. Documented issues of alleged management harassment, arbitrary evictions, and safety concerns, including reports of drug activity and pest problems, are serious concerns that must be investigated thoroughly through public records searches and conversations with a wide range of current residents.
The value proposition of Quail Hill is undeniable from a financial and location standpoint, but the potential for a difficult resident-management relationship and community issues necessitates a full and informed evaluation. Prospective residents must be prepared to weigh the significant cost savings and convenient location against the highly polarizing and serious nature of the negative reports from past and current homeowners.

August 28 · Isabel DiazHere is what I experienced while residing here:My neighbors had roaches and bed bugs, which affected my home. I witnessed drug dealing on numerous occasions across street from me.There have been murders here. If management and owner do not like you, they will try in earnest to have you evicted for invalid reasons. Owner of property have sued innocent elderly couple for a tree in amount of thousands. Google it. Park management will install cameras focused on your property for surveillance. PLEASE BE ADVISED, you are landlocked into relationship with manager and owner. They will force you out if manager does not like you, with no validity.i spoke with many residents living in fear of being evicted and some whom were removed for no reason. I experienced constant 3 day evict notices taped to my door, as constant harassment. When I tried to complain about neighbors behavior, I was rushed upon from manager taking images of my home.My neighbor was selling Fentanyl, and their house was ordered to be removed from park. BEWARE OF THIS MOBILE HOME PARK. Find another park less egregiously dsyfuntionally run, less bug ridden, less drug ridden. You will be in a world of financial hurt trying to sell your home. When you become landlocked into a trailer park, be wary of where you purchase home. Do your research with parks. DON'T FALL VICTIM TO THIS PARK.Owner and managers will retaliate. See attached screenshot of owner texting me after I posted review. Threatening me to take down review. This proves caliber alone. No malice intent by my review, just make an informed decision. I have evidence of prior neg reviews, in which owner has had them deleted. PLEASE be careful where you decide to purchase home. I wish I had done my research prior. ***Owners retallitory response to my review is shown in text images below, even after I stated DO NOT CONTACT, shows you what you will deal with. Complete untruth in his response, in which I have evidence. They will go to every length. Find a decent park to live in PEACE, be treated fairly, without bullying, harassment, and toxic behavior. They WILL manipulate falsehoods, elict and persuade neighbors against you and for their gain, and install surveillance cameras on your home 24/7, Etc., in order to force you out. I spoke up and the price cost me my home. Good luck and hope you find peace where you you determine where to reside. All of the above is absolutely true and have evidence of all, as fact. Just be careful where you choose your home. Reviews are here for us to be able to freely speak about experience we've had with any and all businesses. Quail hill mobile home park is a business. I am conveying horrendous owner and management in plea this doesn't happen to you. My experience is not singular and have many accounts of others frightened to come forward due to being landlocked as well. Owners and operators of this business are calculated, manipulative, feed off of controlling others. I implore you to weigh your decision prior to moving here. I. E. Make an informed decision. They WILL find every means to evict you in order to obtain your home. I've endured yrs of their harassment, controlling, systematic abuse. It is our first amendant right to speak freely, as I have done and owner texts and emails threatening me to delete my post and the truth. ***See images of owner texting me.BEWARE OF THIS COMMUNITY. I've said all I can say, I just don't want anyone to go through what I have had to undergo and to speak for the many whom are too afraid to come forward.
March 03 · SharonThe park manager LeAnn is the most unprofessional person that i have ever had to deal with. She doesnt know the rules and laws that apply to mobile home parks! Or she just doesnt care. She will care when she gets fined for breaking those laws, which is what the mobile home park act does for us. The Rules apply to EVERYBODY at this park. People have said how she singles certain people out, unfortunately I happen to be one of them that she does not like. All i can say is bring it, cause i got the law on my side and i have done my research!!!! Ɓesides her? this is a nice clean, well maintained park to live at.
June 21 · Veronica CruzWe were here at the community center for a baby shower. It was okay. There wasn't enough parking, the grounds seemed okay. Could've been better, but it's a trailer park so that's what you get.
March 08 · Michael ManginThis is a nice park the office staff are very nice an the park is well kept.It is quiet even with the homes being so close together there are no issues it's a happy little community and I am Happy to live here
