The decision to live in a mobile home community often comes with considerations about affordability, community feel, and management quality. Princess Anne MHP, like many communities, has its unique set of characteristics that shape the resident experience. While some residents express satisfaction with a sense of safety and timely resolution of issues, others highlight significant concerns regarding maintenance, payment systems, and management responsiveness. For Virginians, exploring these aspects thoroughly is crucial in determining if Princess Anne MHP aligns with their housing needs and expectations.
Princess Anne MHP is strategically located at 4020 E Little Creek Rd #1, Norfolk, VA 23518, USA. East Little Creek Road is a significant arterial road in Norfolk, providing residents with relatively easy access to various parts of the city and beyond. Within a short driving distance, residents can typically find grocery stores, shopping centers, diverse dining options, healthcare facilities, and educational institutions. Furthermore, Norfolk is a hub for employment, particularly with its military installations and bustling port, making the community's location practical for commuters. While the immediate vicinity might reflect the urban environment, the broader accessibility to essential services and major employment centers makes Princess Anne MHP a geographically convenient choice for many Virginia locals.
As a mobile home community, Princess Anne MHP's core services revolve around providing and maintaining the infrastructure for manufactured homes. Based on the standard operations of such communities, typical services would include:
- Manufactured Home Lots: Providing designated spaces or lots for residents to place their mobile homes. These lots are equipped with necessary utility hookups.

- Grounds Maintenance (Common Areas): The park management is generally responsible for the upkeep of shared spaces, roads within the park, and common landscaping.
- Community Management: An administrative team or individual oversees the daily operations, including lot rental agreements, rule enforcement, and addressing resident inquiries and issues.
It is important for prospective residents to understand that while these services are typically offered, the quality and timeliness of their execution can vary. Some resident feedback indicates concerns about maintenance issues, particularly regarding roads and plumbing, and the responsiveness of management. Therefore, it is highly advisable to clarify the current status and typical response times for these services directly with the park management.

However, it is crucial to present these highlights alongside significant concerns raised in other reviews:
- Maintenance Issues: Multiple residents report ongoing problems with "potholes," "poor drainage in our yards," and issues within the homes themselves such as "leaks," "multiple outlets don't work," and rotting porches, indicating a decline in maintenance quality.
- Unprofessional Service and Communication: Concerns are raised about "unprofessional service with zero knowledge" from office staff, difficulty reaching management or owners, and a perceived lack of care in addressing problems.
- Questionable Repair Practices: Specific instances of repairs being done by "handyman not by a contracted business" leading to further issues (e.g., incorrect wiring, broken water valves not being properly replaced) are highlighted.

For Virginia residents navigating the diverse housing landscape of Norfolk, Princess Anne MHP offers a specific type of housing in a mobile home community setting. Its suitability for locals depends significantly on individual priorities and a thorough understanding of the current living conditions, as indicated by conflicting resident feedback.
On one hand, the community's location on East Little Creek Road provides convenient access to Norfolk's extensive amenities, employment centers, and educational institutions, which is a significant draw for many Virginians. For those seeking potentially more affordable housing options than traditional stick-built homes in the area, mobile home communities can fill that niche. The presence of at least one positive review highlighting a sense of safety and good management indicates that, at times, the community has provided a satisfactory living environment for some residents.
However, it is critical for any local considering Princess Anne MHP to acknowledge and investigate the substantial negative feedback. Concerns about deteriorating maintenance, unresponsive or unprofessional management, problematic repair practices, and perceived overcharging for declining quality are serious issues. These directly impact the quality of life, safety, and financial well-being of residents. While a mobile home park can offer a sense of community and potentially lower entry costs, these benefits can be significantly offset by persistent operational problems.
Therefore, for a Virginia local to determine if Princess Anne MHP is suitable, proactive and diligent research is essential. This should include an in-person visit to assess the condition of roads and common areas, attempts to speak with multiple current residents for varied perspectives, and direct, specific inquiries to management about the issues raised in reviews. Understanding the current state of affairs and management's commitment to addressing these concerns will be paramount in deciding if this community aligns with a resident's desire for a safe, well-maintained, and professionally managed home in Norfolk.

May 08, 2025 · Carol WessmanBonnie Ford and her brother decided to leave out the fact that the work To my home was done by a handyman not by a contracted business. Turns out the new electric furnace was shorting the breaker out every fifteen minutes because the handyman hooked it up with the wrong gauge wire. there was a leak in the plumbing under the kitchen sink, a leak in the ceiling, multiple outlets don't work, the wooden porch was never sealed and painted so now it's rotting and slippery. I bought a 7000 dollar trailer that i was told was in good condition and now I'm having to make repairs out of my own pocket. yesterday I told the park owners to replace a water valve missing a handle on the water meter and they send out another inexperienced plumber that doesn’t replace the valve that is partially broken he just installs a valve right before it. The road in the park is raised leading to pour drainage in our yards. It's filled with bumps and potholes. I told owners to fix the drainage problem and they sent out some handyman that told me nah I don't think there's any way to fix it.
