It could be much more nice, if there wasn't so many trees...The shade is good to have, especially since most of the trailors use window units,which can make it difficult to keep cool in the summer and warm in winter. Also, unless you're Mobile home's well insulated,(& most are not built w/adequate insulation...not as much as a house is) it can be frustrating & displeasing to the eyes to have to D.I.Y. or possible financial stressor to maintain comfort. Also the sap, furry friends, & falling objects can all be additional impositions w/o certain percautions being performed. Not much parking available for guests, & my final comment relates to nuisances. Depending on your neighbor(s), (&/or guests of), mindfulness & consideration for his/her surrounding fellow neighbor(s)...can result in problematic & uncomfortable experiences, (as these things I mentioned could happen in any other place, also).
