### What is Worth Choosing
Choosing Pleasant Grove Manufactured Home Community is about making an informed decision that prioritizes affordability and location in Northern Colorado. The park’s primary value is providing access to a desirable area—close to a top-rated school district and the amenities of Fort Collins—at a fraction of the cost of conventional housing. It is worth noting that this type of community is a **land-lease model**, where residents own their home but rent the land it sits on, a factor that contributes to the lower purchase price of the home itself.
However, potential residents in Colorado should also be aware of the standard challenges common to manufactured home communities, which include lot rent increases and the enforcement of community rules. While the ownership promotes a professionally managed, beautifully maintained environment, specific resident feedback mentions concerns regarding the frequency of lot rent increases and the consistent enforcement of park rules concerning property appearance, maintenance, and parking. The appreciation of manufactured homes and the total cost of lot rent plus mortgage should be carefully evaluated against other housing options in the region.
Ultimately, Pleasant Grove represents a viable and often necessary entry point into the Fort Collins housing market. It offers the solid benefit of owning a physical asset—a manufactured home—in a central location, with the trade-off of a monthly land lease and the need for new residents to engage proactively with management to ensure a positive community experience. We recommend speaking directly with the management team and, if possible, current residents, to gather a comprehensive perspective before committing to a purchase or lease.

★ 5★ 4★ 3★ 2★ 1I have had my rent raised every year. Started at 550 including trash, water and sewer. Now six years last at 800. That is more than 20 percent. Park rules are not enforced. Many neighbors homes and yards look at a junkyard. Management never ever returns calls but can not wait to find something wrong with homes that are in decent shape and appearance. One neighbors weeds are 6 ft tall, another has all kind of junk outside, appliances, trash etc. You are suppose to have your trash out of site and many people have theirs in the front of their homes overloaded with trash. Snow removal is a joke. I would never invest the prices some owners are trying to sell their homes for now. Mobile homes are like cars and depreciate a lot. There is no parking and people park in the road. We had a wind storm that blew over big branches and debris all over the road that was never cleaned up. Even with the housing crunch you are going to pay short of $2000 for a home on a lot that will never be yours. Stay away. Take your money somewhere else.
September 29 · Elizabeth NewtonRaised rent on properties and will not work with families during the pandemic threatens to tow vehicles even with a long wait for the DMV. do not go here to buy or rent.Update:Owners response was a lie my family member had given a notice that a DMV appointment and kept leaving tow notice. They had to move the vehicles to a storage lot to prevent them from getting towed. I personally had to pay for this. I will NOT recommend this place to live.
May 21 · Rick ThompsonPark does not enforce rules. All hours of the night on the far west entrance cars are coming and going. Loud bass driven music and cars with modified exhaust flooring it through the park. Speed bumps are useless because they either don't slow down at all or they stop, floor it and take off. Would not recommend buying a home here.
September 16 · M GrinsteadI live here and I think it's one of the best mobile home parks in fort Collins and Loveland!! Very kid friendly, very quiet awesome neighbors very friendly! If looking for a mobile home and want a awesome park to live in this is the place!!!
September 03 · Kristy BShady and uncomfortable trailer park. Lots are extremely close together and homes are clearly not held to any standards of appearance. Does not feel like a safe area. Would not recommend anyone move here.
