As a resident-owned cooperative (ROC), Pine Valley Plantation offers a comprehensive suite of services that go beyond what's typically found in a traditional mobile home park, directly benefiting its homeowners.
- Resident Ownership (Cooperative Model): Homeowners purchase a share in the cooperative (currently valued at $20,000, which makes them part owners of the entire property), granting them collective ownership of the land and infrastructure. This model provides residents with control over costs, rules, and improvements.
- Inclusive Monthly Maintenance Fee: The monthly maintenance fee is a significant highlight, as it covers a wide array of essential services, simplifying budgeting for residents. These typically include:
- Water and sewer system maintenance (the cooperative manages its own wells and treatment).
- Trash and recycling collection (a valid Transfer Station sticker and approved trash bags are required).
- Road maintenance, including snow removal, salt, and sanding of all common grounds and streets.
- Spring and Fall pickup of leaves and brush.
- Spectrum Cable TV.
- High-Speed Internet.
- Real Estate Taxes on the common property of Pine Valley.
- Professional Management: An elected Board of Directors, comprised of resident shareholders, oversees the community's needs, ensuring that operations are efficient, responsive, and always in the best interest of the residents.
- Utility Management: The cooperative is responsible for maintaining the community's water system, which includes wells and treatment for manganese and VOCs, ensuring high-quality drinking water that meets all state and federal standards.
- Infrastructure Upkeep: The cooperative manages the maintenance and improvement of all common infrastructure, including roads, water, electric, and wastewater systems, as well as the landscaping of common areas.
- Community Garden Plots: Generously-sized community garden plots are available to any resident for a small annual fee ($10/year), which covers staff rototilling. Water is available for the gardens, and excess produce is often shared at a community table.
- Junk Removal Service: A free removal service for large, non-working items like lawn mowers, refrigerators, and other bulky items, providing convenience for residents.
- Resident-Owned Community (ROC): A defining characteristic, this cooperative model empowers residents with collective ownership and decision-making authority, leading to lower site fees over time and increased security compared to traditional manufactured home parks.
- 55+ Active Community: Exclusively designed for residents aged 55 and older (with secondary residents 50+), fostering a vibrant and social environment where neighbors share similar life stages and interests.
- Beautifully Landscaped Grounds: Spanning over 150 acres, the park boasts meticulously maintained and beautifully landscaped grounds, providing a serene and picturesque living environment. Reviews consistently highlight the "very well maintained" grounds.
- Three Ponds for Fishing: Features three beautiful ponds, perfect for catch-and-release fishing. The main pond includes a charming lighted fountain, creating a tranquil ambiance.
- Pedal Boat Access: A pedal boat is docked at Upper Pond, freely available for use by residents and their guests, complete with readily available life jackets.
- Extensive Private Roads & Groomed Paths: Offers 5.5 miles of private roads ideal for walking or biking. Additionally, groomed walking paths wind through large fields and past ponds, perfect for leisurely strolls, often enjoyed by dog owners. Golf carts are also permitted on these paths.
- Community Clubhouse ("Manor"): A central hub featuring a large lending library of paperback books and DVDs, a card room with a regulation billiard table (25₵/game) and informal pool league, and a beautiful Community Room available for rental (up to 125 people) for gatherings, ping pong, and various social events.
- Abundant Activities & Social Events: An active Activities Committee organizes a full range of events, including movie nights, live music, knitting, quilting, reading groups, euchre, bridge, bingo, buffet breakfasts, dinners, game nights, and even celebrations of "little known National Holidays." They also arrange off-campus outings to local attractions.
- Outdoor Recreation: Includes horseshoe pits, corn hole (toss game), and a communal campfire pit where residents are welcome to gather.
- Health & Wellness Programs: Opportunities for wellness clinics offering blood pressure checks, glucose monitoring, foot health services, and senior health education.
- Pet-Friendly: Welcomes pets, with specific walking paths that dog owners love.
- Financial Stability & Equity Building: The cooperative structure ensures capital improvements and robust financial reserves, leading to long-term stability. Homes in ROCs tend to build more equity and sell more quickly and at higher prices per square foot than those in commercially owned parks.
As a resident-owned cooperative (ROC) for a 55+ community, Pine Valley Plantation does not engage in typical commercial "promotions" or "special offers" like a retail business or traditional rental property might. Instead, its core "offer" is rooted in the inherent benefits and financial advantages of its cooperative model, which provides long-term value and stability to its members.
The key benefits that serve as ongoing "promotions" for prospective residents include:
- Long-Term Cost Savings: The primary financial incentive is the significantly lower and more stable monthly site fees compared to commercially owned parks. Research by ROC USA consistently shows that site fees in resident-owned communities are notably below market rates over time, leading to substantial savings for residents on fixed incomes.
- Comprehensive Monthly Fee Inclusions: The monthly maintenance fee is incredibly inclusive, covering essential utilities like water, sewer, trash, and even Spectrum Cable TV and High-Speed Internet, along with extensive common area maintenance (snow removal, landscaping, road upkeep). This comprehensive nature means fewer separate bills and more predictable budgeting.
- Equity Building and Investment: Unlike renting land, purchasing a home in a cooperative means becoming a part owner of the entire community. This allows homeowners to build equity in their manufactured homes at a higher rate. Homes in ROCs tend to sell faster and at a better price per square foot, making it a sound long-term investment. The required share purchase (currently $20,000) is an investment returned when you move out.
- Security of Tenure: The perpetual lease and democratic governance by residents provide unparalleled security against sudden rent increases or forced sales of the park, offering peace of mind that is invaluable for seniors.
While there are no "discount codes" or "seasonal sales," the inherent structure of Pine Valley Plantation is designed to promote continuous value and affordability for its 55+ residents in Massachusetts. Prospective buyers should always consult the park's management or a real estate agent specializing in ROC properties for the most current financial details and benefits.

Pine Valley Plantation Reviews
This 55 and older community is a very well maintained and active community. Their grounds are kept up very nice. I’ve enjoyed the lite fountain in the main pond. To name some of their activities there are horse shoe pits, fire pits, the community gardens. I’ve even witnessed a Veterans Day parade with antique cars and golf carts. I could name so many more activities they offer. This is a truly wonderful place to live.
