As a mobile home park, Pine Valley Mobile Court provides the foundational infrastructure and management services necessary for comfortable manufactured home living. The typical services offered in such communities focus on maintaining the park’s common areas and ensuring the availability of essential utilities at each lot.
Lot Leases: Residents lease individual lots upon which their manufactured homes are placed. This lease typically includes access to the park's common areas and utility hookups.
Infrastructure for Utilities: The park provides the necessary hookups for essential utilities such as water, sewer, and electricity to each home site. Residents are generally responsible for setting up their individual utility accounts and paying for their consumption, but the infrastructure is maintained by the park.
Road Maintenance: Internal roads within the mobile home park are typically maintained by the park management, ensuring accessibility for residents and visitors. This includes general upkeep and, where applicable, snow removal during winter months.
Common Area Maintenance: The management is responsible for the upkeep of shared spaces within the community, which can include landscaping of common areas, lighting, and general cleanliness. This contributes to the overall aesthetic appeal of the park.
On-Site/Accessible Management: While details vary, mobile home parks often have management either on-site or readily accessible to address resident concerns, questions, and facilitate maintenance requests related to the park's infrastructure.
Community Rules and Regulations: To ensure a harmonious living environment, mobile home parks establish rules and regulations governing aspects like property upkeep, pet policies, and noise levels. These are managed by the park administration.
It is important for prospective residents to inquire directly about the specific services and responsibilities covered by lot rent, and to thoroughly understand the park's policies and any current maintenance protocols.
Pine Valley Mobile Court offers several appealing features that contribute to its distinctive character and make it a noteworthy option for residents in Central Pennsylvania.
Spacious Lots: A significant highlight, as noted by a resident, is the presence of "Big lots." This feature is highly valued in manufactured home communities, as it provides residents with a greater sense of personal space and privacy compared to more densely packed housing options. These larger lots allow for individual yard space, gardening, or simply more room between homes.
Mature Trees and Shade: The presence of "Mature trees with shade" is another key feature. This not only enhances the aesthetic appeal of the park but also provides natural cooling during warmer months and a more natural, park-like setting. The shade can be a practical benefit, reducing energy costs and creating a more comfortable outdoor environment.
Sense of Separation Between Homes: Related to the spacious lots, the layout is designed so "I Don't feel like you're against another trailer." This indicates a thoughtful design that prioritizes individual space and avoids the cramped feeling sometimes associated with mobile home parks. It fosters a greater sense of privacy and tranquility for residents.
Considered "One of the Nicer Parks in the Area": One review positively identifies Pine Valley Mobile Court as "One of the nicer parks in the area." This suggests that the park generally stands out for its appearance, maintenance, or overall living conditions compared to other mobile home communities in the surrounding region of Central Pennsylvania.
Natural Setting: Located in Mifflinburg, the park benefits from the serene rural environment of Union County. This means residents can enjoy the peace and quiet of the countryside while still being within reach of town amenities.
Affordable Homeownership Potential: Manufactured homes often represent a more affordable pathway to homeownership compared to traditional stick-built homes. Pine Valley Mobile Court provides this opportunity, which can be a major highlight for individuals and families looking for cost-effective housing solutions.
While there have been varied sentiments expressed, the physical attributes of spacious lots and mature trees are consistently highlighted, contributing to its reputation for providing a more open and comfortable living environment.

Pine Valley Mobile Court Reviews
The people running this place are not capable of telling the truth. There's NOTHING honest about them. It is definitely not a good place to live, unless you suck up to the managers; no thanks. If you rent from them, your stuff will take years to get fixed if ever or not fixed in the proper way. This place has gone downhill since I lived here. And the people that live in here are not at all nice either but love sticking their noses in your business. People always spying on you; they pretend to be your friend when it suits their need, only to get information. And the park is a swamp. My yard never dries out. My son ruined a pair of shoes walking in my yard. For your own good, stay away from this place!!!! I'd give 0 stars if I could. Glad to be leaving this place!!!!!!
Mar 27, 2024 · Linda PhillipsBeautiful mobile home park. Big lots. Mature trees with shade. I Don't feel like you're against another trailer. One of the nicer parks in the area.
Jun 26, 2024 · Mary JamskyThe people running the office are crooks, and if you don't like cameras watching your every move it's not the place for you. He's a peeper he spy's on people in his little shack watching the monitors. I couldn't have someone pulling in my driveway without him watching. It might be a quiet place but if you only really knew. They act all nicey nice till you move in then they show their true colors. Scott and Brenda shouldn't be running it the way they talk about their tenants that's why some moved out
Jan 17, 2022 · Rodney SwartzlanderRent goes up every year. You will have a book of about 150 pages of rules to follow. And when it rains here the park has no drainage system, your yard and walkway will be a small stream untill it dries up. Are office staff are rude. And when you have a problem you'll have to call the office at least three or more times before anyone addresses there is really a problem. I had my neighbor blaring music for approximately three months. I had to call and get rude with staff before they even came out to investigate.
Aug 01, 2017 · Brandi WertzVery accommodating experience. Neat and clean. Not far from a grocery store. Nice entertaining opportunities in the area, i.e. amusement park (Knoebels), Cat zoo, Little League museum and world games, etc. Enjoyed our visit.
