For those exploring housing options in the Douglasville area of Georgia, mobile home parks can present a distinct alternative to traditional homes or apartments. Pine Lake Community, located in Douglasville, is one such option. This article aims to provide a factual and informative overview of Pine Lake Community, based on publicly available information and recent resident feedback. It's designed to help prospective residents in Georgia understand the key aspects of this community before making important decisions about their housing.
Mobile home communities, often referred to as manufactured housing communities, offer a unique segment of the housing market. They typically allow residents to own their manufactured home while leasing the land, which can sometimes provide a more affordable entry point into homeownership. However, the experience within these communities can vary greatly, often depending on the quality of management and the upkeep of the property. While mobile home living offers benefits such as flexibility, often lower property taxes, and a sense of community, it is crucial for potential residents to conduct thorough research into a specific park's reputation and operational standards. This article will present the available information regarding Pine Lake Community, focusing on its location, general services, and, importantly, the recent feedback concerning its management practices, which is vital for anyone considering moving here.
Pine Lake Community is situated at 6266 Dorsett Shoals Rd, Douglasville, GA 30135, USA. This address places the community within Douglasville, a city in Douglas County, Georgia, known for its suburban environment and accessibility to the greater Atlanta metropolitan area. The location on Dorsett Shoals Road provides a residential setting that, while not directly on a major interstate, offers connectivity to local roads.
The accessibility of Pine Lake Community, while not at the immediate doorstep of a major highway, still offers residents in Douglasville reasonable access to necessary amenities. Dorsett Shoals Road connects to other local arteries, facilitating commutes to various parts of Douglasville. This means that grocery stores, retail outlets, and dining establishments in Douglasville are typically within a manageable driving distance. For families, the community's location provides access to local schools within the Douglas County School System. Douglasville itself is well-situated for commuting to the larger employment centers of Atlanta via nearby interstates, though a direct, immediate highway entrance is not explicitly noted. Furthermore, Douglasville offers local parks, recreational facilities, and community events, enhancing the quality of life for residents. The drive to Hartsfield-Jackson Atlanta International Airport is approximately 50 minutes (35.3 miles), which is a consideration for those who travel frequently. The overall accessibility makes it a suburban location where a personal vehicle is generally necessary for daily errands and commuting.
Based on the general model of mobile home parks and insights from typical community offerings, the following services are generally expected, though recent reviews highlight significant concerns regarding their execution at Pine Lake Community:
- Lot Rental: The primary service involves leasing individual lots where residents can place their manufactured homes. This is the fundamental arrangement for living in most mobile home communities.
- Community Management: A management team is responsible for the overall operation of the park, including processing applications, enforcing community rules, and addressing resident concerns. However, recent reviews strongly indicate issues with the responsiveness, professionalism, and availability of the current management.
- Utility Infrastructure: Mobile home parks typically provide the necessary connections for essential utilities like water, sewer, and electricity to each lot, with residents usually responsible for their individual consumption.
- Common Area Oversight: While not explicitly detailed in the negative reviews, common areas, if present (such as playgrounds or basketball courts noted in other online listings for Pine Lake), would typically fall under the management's responsibility for upkeep.
Based on the provided customer reviews, the highlights and features of Pine Lake Community primarily revolve around the experiences related to its management and the application process.
- Significant Management and Communication Issues: Multiple reviews highlight severe problems with the property manager ("Ron or Derone"), citing unresponsiveness, rudeness, professionalism, and frequent unavailability during stated office hours. Phone calls are reportedly dodged, and mailboxes are full.
- Protracted Application Process: Prospective residents report extremely long wait times for application results, even after several weeks, causing financial hardship (e.g., paying an extra month's rent at a previous residence while waiting).
- Perceived Disregard for Applicants' Funds: Concerns are raised that application fees might be taken without adequate follow-through on filling vacant spots, given that multiple empty trailers are visible within the community.
- Lack of Customer Service: Reviewers explicitly state there is "no customer service" and describe the manager as having a "nasty attitude."
- Unresolved Resident Issues: One review implies that the manager is not helping "the people that actually live there already," suggesting broader issues beyond just new applicants.
- Visibility of Empty Lots/Trailers: Despite application delays, there are visible vacant trailers, leading to questions about the management's efficiency in filling them.
(Note: Publicly available information from other sources, such as Apartments.com, mentions community amenities like a playground, basketball court, volleyball court, and Wi-Fi. However, the provided customer reviews focus almost entirely on management issues, making it difficult to highlight these amenities as positive features without direct resident confirmation or updated positive feedback.)

Considering the current public feedback, the suitability of Pine Lake Community for locals in the Georgia region, specifically in Douglasville, requires careful consideration. While mobile home parks often offer benefits, the issues highlighted by recent prospective residents are significant.
From a general perspective, Douglasville itself is a growing suburban area with access to amenities and a reasonable commute to Atlanta. Mobile home communities in general can provide an affordable housing alternative, which is a crucial factor for many Georgians seeking to manage living costs. If Pine Lake Community were operating efficiently and professionally, its location could offer a practical base for individuals and families. The presence of amenities like playgrounds, basketball, and volleyball courts (as noted in other public listings) could potentially contribute to a family-friendly environment, provided they are well-maintained and accessible.
However, the overwhelming and consistent negative reviews regarding management professionalism, communication, and efficiency present a substantial barrier to its suitability. For local Georgians, the prospect of a lengthy, unresponsive, and seemingly unorganized application process, coupled with reports of disrespectful service, can lead to significant financial strain and immense frustration. The inability to get timely answers, the perceived disregard for application fees, and the apparent lack of help for current residents are serious concerns that could undermine the benefits of affordable housing.
Therefore, while the concept of a mobile home park like Pine Lake Community in Douglasville could be appealing for its potential affordability and suburban location, potential residents in Georgia must be acutely aware of the documented challenges. It is essential for individuals to weigh these serious management issues against any perceived benefits. For locals seeking a smooth and respectful housing search process, and a community with reliable and accessible management, the current public feedback suggests that Pine Lake Community may not currently meet those expectations. Prospective residents are strongly advised to exercise extreme caution, verify all information, and be prepared for potential difficulties in their interactions with the community's management.

Pine Lake Community Reviews
SUPER UNPROFESSIONAL!!! I put in my application on the after the 20th of April my application results are STILL not back. I've gone multiple times in the past few weeks to the office and most of the time no one's there during office hours. Seems like he Dodges your calls if he knows your number. At this point I think they just take people's money and never fill the spots because if you drive through there there's multiple trailers that are open I honestly don't know.. if I was the owner I would fire the current manager cause he's not doing his job AT ALL. I KNOW MY FIANCE AND I MAKE ENOUGH AND I KNOW WE BOTH PASSED BACKGROUND CHECKS SO THERE'S ABSOLUTELY NO REASON FOR THIS TO TAKE THIS LONG. Had to pay another month's rent at my place just waiting on an answer which I still have not gotten.. SHAMEFUL 💯 WHAT IS HE DOING ALL DAY?? If you check the other reviews is obviously not helping the people that actually live there already sooo?? I'm contacting the BBB today 🤗 DO NOT WASTE YOUR TIME, MONEY, OR EFFORT 🫠
May 08, 2025 · RayI wish I can give them a 0 star. The guy named Ron or Derone or whatever is very disrespectful, he is the rudest person ever, he must be the owner as he don’t have anyone else there and refuse to escalate, otherwise, like another review said, he should be terminated. Do not waste your money in application fees, YOU WILL REGRET IT. There is no customer service here and Ron in the office has a nasty attitude, we were trying to give them a chance. Look somewhere else. This guy is not capable to be working on that office and running things. They close most of the time, phones are not being answered and the mailbox is full. DO NOT WASTE YOUR TIME.
Apr 07, 2025 · Rosa AllicockMy kids father started renting here in the winter of 2024, after 3 weeks, heat wouldn't work, it's march 2025, still no heat. They didn't show up to court for him responding to not paying because he can't get anyone to come fix it. Noone is ever there to answer. Not to mention when he signed the lease, he took the kids over that night to see it, they took a few things. Next evening, when they went to stay, all the stuff they took were gone. Daughters pictures and drawings in the trash can, but her trophy and my all my sons 10 1/2 mens Jordan's were gone. AFTER getting the keys a maintenance man entered and I guess cleared what he assumed was left AFTER THE LEASE WAS SIGNED AND KEYS HANDED OVER, he went in and removed and kept whatever he found. My son never got his shoes back , and months later they found my daughters trophy. My sister in law across rhe street seen the maintenance man here that day. It has totally went down hill there over the years. Used to be nice. It's the owners, maintenance people , etc that are causing it do go to shit. The tenants and people are trying to get the assistance they r entitled to as renters and etc. People are scared to with hold rent and go to court, so it's getting over looked and passed by. Renters, yall have rights!!! Stand together and get what you are paying for. Do not keep paying , put that money away like ypu are paying and demand your residence be maintained! Respond and go to.court and speak up!!!! They are also required to keep the outside up, they don't do that either! They are required to have people come and treat for roaches etc, they don't do that! They allow the trash at the mail boxes to pile up which results to insects critters etc. Stand up!!!!! They can't keep pushing people out , and getting away with this. Someone has to be held accountable
Mar 25, 2025 · Kelley StricklandThey will not give you your deposit back and will insult you instead of helping you, they don’t fix any issues inside or outside the residence and sometimes they won’t even be in the office, don’t rent here!!Derone or whoever is in the office is very disrespectful
