Peninsula Estates Introduce
Welcome to **Peninsula Estates**, a well-established manufactured home community nestled in the picturesque city of Moses Lake, Washington. Located in the heart of Grant County, Moses Lake is known for its stunning lake, abundant sunshine, and a growing economy, making it an attractive place for many Washington residents to call home. Peninsula Estates offers a unique, affordable housing option where residents own their home structure while leasing the land, providing a pathway to homeownership that is often more accessible than traditional real estate.
The community primarily consists of single and double-wide manufactured homes, many of which feature private yards, carports, and modern interior amenities. Peninsula Estates has gained recognition as a residential area committed to a clean, tidy, and pleasant atmosphere. A common thread in resident feedback highlights the overall quiet nature of the park, fostering a desirable environment for individuals and families seeking a peaceful retreat.
However, prospective residents should be aware that the community is managed with a strong focus on order and property standards, similar to a strict homeowner's association (HOA) though legally it is a mobile home park. While many residents appreciate the high standards for tidiness, this dedication to uniformity means tenants and homeowners are expected to adhere closely to the park's rules regarding property maintenance, external appearance (like house color and upkeep), and pet policies. The management is described as "orderly, efficient and helpful" by some, while others note a perception of rigid enforcement, particularly concerning outdoor animals and property aesthetics. This duality underscores a place where community rules are a significant part of the living experience.
Peninsula Estates is strategically situated in one of the most desirable areas of Moses Lake, Washington, specifically on the western side near the lake's namesake peninsula, providing residents with easy access to water-based recreation and essential city amenities.
The community's address is:
3131 W Wapato Dr # 46, Moses Lake, WA 98837, USA
This location places the park near major thoroughfares, including West Broadway Avenue (State Route 171) and Wanapum Drive, ensuring convenient navigation throughout the city and quick connections to the broader Grant County region. The positioning on West Wapato Drive allows residents to be mere minutes from the public boat launches, parks, and recreational areas surrounding Moses Lake itself. The proximity to the water is a huge draw for those in Washington who enjoy boating, fishing, and general outdoor recreation.
For daily necessities and commuting, the park is near local schools such as Sage Point Elementary and Frontier Middle School, and is not far from major retail and grocery shopping centers. Despite its proximity to these amenities, the specific location on the peninsula side of the city allows the community to maintain a somewhat "secluded" and peaceful ambiance, away from the heaviest traffic flows of the city center.
Peninsula Estates provides the fundamental services and infrastructure necessary for a managed manufactured home community. These offerings focus on security, affordability, and streamlined utility management for residents.
- **Lot Lease:** The primary service is the leasing of the land space for privately owned manufactured homes, with lot rent averaged at about **$280 per space**, though prospective residents should contact management for current, precise rates.
- **Security and Controlled Access:** The park features a secured living environment, which is a major highlight for many residents. This includes:- **Coded Gate Access:** Providing residents with restricted entry for enhanced privacy and security.
- **Night Security:** Offering an added layer of protection and peace of mind during nighttime hours.

- **Home Sales and Rentals:** The community management is informative and helpful regarding both mobile homes available for sale within the park and available rental opportunities, offering multiple paths to residency.
- **Community Infrastructure Maintenance:** Lot rent covers the maintenance of essential internal park features, including paved roads, lighting, and gate upkeep. Lot rent specifically pays for **irrigation water and gate maintenance**.
- **Utility Management:** While lot rent includes irrigation and gate maintenance, a specific arrangement requires the homeowner to pay the utility bill for domestic water, sewer, and garbage to Pioneer Energy Management, ensuring these essential services are delivered.
Peninsula Estates offers several defining features that appeal to a wide range of Washington residents looking for secure and affordable housing options.
- **Gated Security:** The most significant feature is the **fully gated community** with coded access and night security, making it one of the most secure manufactured housing options in Moses Lake.
- **Lake Proximity and Territorial Views:** The park’s location on the western side of Moses Lake provides easy access to the water for recreational activities, and many units offer pleasant territorial views.
- **Affordable Living:** With lot rent starting at a competitive average of $280 per space, this community presents a highly valuable option for low-cost homeownership in the Grant County area.
- **Orderly and Tidy Environment:** Management maintains strict rules that ensure a high standard of cleanliness, curb appeal, and tidiness throughout the neighborhood, which contributes to a **pleasant atmosphere**.
- **Variety of Home Options:** The park features a mix of single and double-wide manufactured homes with desirable characteristics, such as fenced back yards, carports, and internal features like fireplaces and modern double-pane windows.
For current lot rent details, home availability, or to begin the application process, prospective residents are encouraged to reach out directly to park management.
- **Address:** 3131 W Wapato Dr # 46, Moses Lake, WA 98837, USA
- **Phone (Main):** (509) 765-1008
- **Mobile Phone (Alternate):** +1 509-765-1008
All interested parties must contact the management team to obtain park approval, which is a required step before any home sale or rental agreement can be finalized within the community.
For a local Washington user, choosing Peninsula Estates is primarily about prioritizing **security, affordability, and order**. The gated access and night security are significant value-adds, particularly in today's housing market, offering peace of mind that many other communities cannot provide at this price point. The competitive lot rent, which includes key services like irrigation, allows for a more stable and predictable monthly budget, making homeownership accessible.
The park is ideal for residents who value a quiet, clean, and highly maintained environment. While the management style is noted to be structured and rule-intensive—operating with a level of oversight similar to an HOA—this firm governance is exactly what ensures the neighborhood's long-term cleanliness and property values. For those who are meticulous about their surroundings and prefer a quiet, orderly atmosphere, this management approach is a definite plus.
Furthermore, the exceptional location near Moses Lake itself, offering territorial views and convenient access to local schools and shopping, positions Peninsula Estates as a practical and comfortable place to live in Grant County. It represents an excellent solution for individuals and families in Washington state who are seeking a secure, low-cost homeownership opportunity within a managed, orderly, and well-maintained community.

★ 5★ 4★ 3★ 2★ 1- Looking to buy a trailer here? Don’t. They are homophobic and will not respect your preferred pronouns. You have a cat that goes outside? Expect to never see it again because they trap and “dispose”. Of all cats and will not let you know where or what happened to your pet. Used to be an amazing community until the new landlord and her husband showed up. Have kids? Don’t bother because they don’t want any rats running around and destroying their property value. They don’t like the color of your house? Expect to have to paint it within 2 weeks or face punishment. If you’re low income, they judge you. If you have a low credit score, they assume you don’t pay your bills and look down on you. Expect to live by the rules of an HOA, without being in an HOA. Find a better trailer park. Not one ran by sherry. August 01 · paige shearer
- A very nice and quiet community that is friendly. There is coded gate access for night security and has a pleasant atmosphere clean and tidy. It can be a bit confusing to navigate as there are sectioned departments of the trailer court and specific entrances to access them as there are fences separating them. If you are visiting family or friends here make sure you ask what entrance and which side to enter from. Management is orderly efficient and helpful, as well as informative about the area. They offer rentals and mobile homes for sale. With lot rent averaged at about $280 per space. It's a great neighborhood but it also is a bit tight in spacing. September 09 · Roger Skjelstad
- We were looking forward to being a part of this cute little community. My wife and I went through the motions of purchasing a mobile home in this park. Loan was approved for 60k for a 45k unit. We were told by management that we had some repairs to make ASAP and that was ok with us, we got a contractor and made a full payment for repairs to be made before we moved in. Then the day came to sign paperwork for the unit. We also had to undergo a background check for the park itself. The manager was EXTREMELY rude to my wife and I saying that our credit score wasn’t good enough to live in the peninsula estates. When we asked what we could do, if there was an issue with the background or if we could make a good faith deposit for a few months lot rent we were met with anger and rudeness. The manager of the park (sherry) said that we should learn to pay our bills and apply later. She then told me that I was holding my wife back from making any progress on her credit and she didn’t think that there was anything we could do to make sure we could live in our first home. And IF we purchased the unit anyway we would have to move it and she didn’t think we could afford that, because “people like us” don’t have good enough credit. My advice is to STAY AWAY FROM THIS PARK!!! They don’t take kindly to first time buyers and they judge “people like us “. My wife and I are a mid 30s lesbian couple with no children and 2 small dogs. I encourage “people like us “ to stay away!!! If there was a number available for the owners of the park I would have called and complained! And now we have a ding on BOTH of our credit scores and we have to wait a little longer to purchase! Thanks for showing your true colors!STAY CLEAR!!! They don’t like homosexuals OR people with first time home buyers loans! April 17 · Sharde-Marie M
- I was so sad that I had to sell my beautiful home in this excellent community!!! April 12 · Coleen Kuhlman
- Great quiet place to live. The lawns are kept up, the neighbor hood is peaceful. Kid play in the streets, so drive carefully when entering and turning corners. Very close to the freeways. Everyone is very friendly. May 18 · Amy Wilcox
