Pelham Mobile Home Park Introduce
For residents across Michigan, particularly those navigating the diverse housing market of the Metro Detroit area, mobile home parks can represent a distinct housing option. These communities often offer a more accessible entry point into homeownership compared to traditional site-built houses, making them a consideration for individuals and families seeking affordability. In Dearborn Heights, Michigan, Pelham Mobile Home Park is one such community that may appear on the radar for local users exploring their housing choices. This article aims to provide a clear and factual overview of Pelham Mobile Home Park, offering insights from the perspective of someone living in Michigan.
The decision to reside in a mobile home park involves carefully evaluating various factors, including the financial implications, the overall condition of the park, and the consistency and quality of management. In these communities, residents typically own their mobile homes but lease the land on which their homes are situated from the park management. This arrangement can offer a lower barrier to entry for homeownership, but the quality of the living experience is highly dependent on the park's upkeep, the reliability of services, and the transparency of its management practices. Understanding these nuances is crucial when considering any mobile home park as a potential residence in Michigan.
Pelham Mobile Home Park is a mobile home community located in Dearborn Heights, Michigan. As a mobile home park, it functions as a residential area where individuals and families can own manufactured homes and lease the land they occupy. The appeal of such communities often centers on the promise of more affordable housing compared to traditional single-family homes, combined with a potentially close-knit community atmosphere.
However, public reviews for Pelham Mobile Home Park present a significantly mixed and largely concerning picture. One positive review highlights a perceived improvement, stating it's a "Great place to live, especially since the new manager Tone has in charge, he goes out his way to help us all." This suggests that some residents may have positive experiences, particularly with certain individuals in management. In stark contrast, another review details severe issues, including frequent management company changes (four in one year), accusations of "fake leases" and attempts to "take your owned home from you." This review also alleges "aggressive and ghetto employees" who resort to "threats," describes a majority of employees as "crack and meth addicts," and claims the office manager manipulates residents by spreading "business and legal troubles." Furthermore, it mentions a pervasive problem with "roach, rat and bedbug infested" conditions due to a "lack of care from the management," and retaliation (violations) for complaints. The review concludes that the "office is never open on time and rarely anyone there." These contrasting views indicate a highly polarized resident experience and suggest significant operational challenges and potential instability within the park's management and living conditions. Prospective residents should approach with extreme caution and conduct thorough independent verification.
Pelham Mobile Home Park is situated at 4128 Pelham St, Dearborn Heights, MI 48125, USA. Dearborn Heights is a well-established city in Wayne County, Michigan, characterized by its residential areas, commercial strips, and a central location within the broader Metro Detroit region. The community's specific location on Pelham Street offers residents a blend of local access and regional connectivity.
The position of Pelham Mobile Home Park in Dearborn Heights provides relatively good accessibility to various amenities. It's located near major roadways, offering convenient connections to areas like Dearborn, Taylor, and other parts of Metro Detroit. Essential services such as grocery stores, retail shopping centers (e.g., Allen Born Shopping Center, Independence Marketplace, Fairlane Green), and diverse dining options are typically within a short drive. The park's proximity to major hospitals, including Beaumont Hospital - Dearborn, is a significant advantage for healthcare access. For education, the community falls within the Dearborn Heights School District #7 attendance zone and is within a reasonable drive of higher learning institutions like Henry Ford College and the University of Michigan-Dearborn. While public transit options might be limited, the location generally facilitates car-based travel to jobs, schools, and recreational activities within the region. Proximity to parks like Parkland Park and Rouge Park also offers outdoor opportunities. This geographic positioning ensures that residents have practical access to many of the conveniences of suburban living in Michigan.
Based on the nature of a mobile home park and combining general expectations with the very mixed public feedback, the explicit details of services offered at Pelham Mobile Home Park are subject to considerable variance and potential inconsistency. However, fundamental services typically found in such communities would include:
- Lot Leasing: The core service, where residents lease a designated plot of land for their manufactured home.
- Utility Hookups: Individual sites are expected to have connections for essential utilities such as water, sewer, and electricity. Residents are typically responsible for their own utility bills.
- Basic Infrastructure Maintenance: This would generally cover the maintenance of internal roads and shared communal areas, although the extent and quality of this can vary significantly based on management practices.
However, the extremely negative resident review raises serious concerns about the reliability and quality of management services. Issues like "lack of care from the management" leading to infestations, an office that is "never open on time and rarely anyone there," and alleged "fake leases" directly impact the actual services residents receive. While the positive review mentions a manager who "goes out his way to help us all," the widespread concerns suggest a profound inconsistency in service delivery. Prospective residents must be aware that reported services might not be consistently available or reliably managed. It is imperative to seek direct, verifiable information on all services, fees, and responsibilities, and to conduct thorough due diligence, including perhaps speaking with current residents, to understand the true state of services at Pelham Mobile Home Park.
Based on the available public information for Pelham Mobile Home Park, defining "features" and "highlights" becomes challenging due to the conflicting nature of resident reviews. While a mobile home park typically aims to provide certain amenities and a desirable living environment, the severe negative feedback suggests that these might not be consistently met. However, from a general perspective of what such a community might offer, and considering the limited positive input, potential features or intended highlights could include:
- Affordable Housing Option (Potential): Mobile home parks often represent a more accessible and potentially lower-cost entry point into homeownership compared to traditional housing markets in Michigan.
- Individual Lot Space: Residents typically have their own designated lot, providing more personal outdoor space than apartment living.
- Community Aspect: One positive review highlights a supportive manager, suggesting a potential for positive resident-management interactions or a sense of community for some individuals.
- Strategic Location: Situated in Dearborn Heights, the park benefits from its proximity to major roads, providing convenient access to local amenities like shopping centers, grocery stores, and restaurants.
- Access to Education and Healthcare: The community's location offers reasonable access to good schools (Dearborn Heights School District #7), higher education institutions (Henry Ford College, University of Michigan-Dearborn), and major medical facilities like Beaumont Hospital - Dearborn.
It is crucial for anyone considering Pelham Mobile Home Park to understand that these potential highlights are severely undermined by significant concerns raised in other reviews. Allegations of infestation, aggressive employees, management instability, and lease manipulation indicate that the actual living conditions and features may be far from desirable for many. Therefore, while the park theoretically offers a basic housing solution with a good location, the widespread reports of operational and maintenance issues mean these "features" might not translate into a positive living experience for most.
Information regarding specific promotions or special offers at Pelham Mobile Home Park is not explicitly detailed in the provided public data. Given the highly critical nature of some resident reviews, which detail significant issues with management and living conditions, it is unlikely that the park would prominently advertise enticing special offers. However, if any promotions were to exist, they might typically include:
- Reduced or waived application fees for new lease agreements.
- Move-in specials, such as a discount on the first month's lot rent.
- Incentives for purchasing specific mobile homes directly from the park, if available.
Since promotions are dynamic and often used to attract new residents or fill vacancies, the most accurate and up-to-date information on any available deals at Pelham Mobile Home Park would theoretically need to be obtained by directly contacting the management team. However, in light of the severe complaints regarding management's accessibility ("office is never open on time and rarely anyone there") and alleged manipulative practices, prospective residents should exercise extreme caution. It is highly advisable to prioritize clarifying all costs, lease terms, and responsibilities, and to be wary of any offers that seem too good to be true, given the reported operational challenges.
For those interested in learning more or attempting to inquire about the conditions and availability at Pelham Mobile Home Park, you can reach out using the following contact details:
- Address: 4128 Pelham St, Dearborn Heights, MI 48125, USA
- Phone: (313) 563-5255
- Mobile Phone: +1 313-563-5255
Given the resident feedback indicating that the "office is never open on time and rarely anyone there," prospective inquirers should be prepared that direct, in-person meetings may be difficult to arrange, and phone calls might require persistence. When attempting to contact the park, it would be prudent to ask very specific and detailed questions about current lot rent, home conditions, maintenance responsibilities, utility provision, and the availability and accessibility of management, to ensure a clear understanding of the park's current operations and policies before making any decisions.
For individuals and families in Michigan, particularly those in Dearborn Heights and the wider Metro Detroit area, considering mobile home living, Pelham Mobile Home Park presents a highly complex and potentially challenging situation. Its primary suitability, from a purely objective standpoint, lies in its geographical location. Situated in Dearborn Heights, the park offers residents convenient access to major roadways, allowing for relatively easy commutes to work, shopping, dining, and essential services within Metro Detroit. Proximity to local schools and healthcare facilities also adds a layer of convenience that is often sought by residents.
However, it is absolutely crucial for prospective residents to carefully consider the extensive and severe negative feedback provided by existing residents. Allegations of frequent management changes, lease manipulation, aggressive and unhelpful staff, rampant pest infestations, and a general lack of maintenance paint a picture of significant operational and living quality issues. While one positive review suggests some residents may have better experiences, the overwhelming weight of the critical feedback indicates that the park may not currently meet basic standards for a safe, healthy, and stable living environment for many. Therefore, while Pelham Mobile Home Park offers a mobile home housing option in Dearborn Heights, its suitability for locals is highly questionable without a dramatic and proven improvement in management and living conditions. Any individual considering this community must undertake exhaustive personal investigation and verification of all claims and conditions before making a decision.

Pelham Mobile Home Park Reviews
Great place to live, especially since the new manager Tone has in charge, he goes out his way to help us all
Nov 13, 2024 · Antonia IngramThey have had 4 management companies this year alone, they have fake leases that they've modified when they can't find actual lease. They will try to take your owned home from you every chance they get. They have aggressive and ghetto employees that resort to threats of you disagree with them. Majority of employees are crack and meth addicts. The office manager tries to manipulate residents by spreading other residents business and legal troubles. Manager calls you a liar when you report any of the employees. This place is roach, rat and bedbug infested from lack of care from the management. If you complain to the office manager you will have an employee putting some type of violation on your door the same day as retaliation for complaining. Office is never open on time and rarely anyone there.
Nov 09, 2023 · Jimmy HuddlestonNot impressed at all. I was at their office 3 different times and every time the office staff was EXTREMELY rude. I will say this though i did have a short conversation with one if their Maintenance guys he was very polite. But the person in the office not so much. I get it we all have bad days but when you go to work leave that mess at the door. If you are that miserable at your job you may want to consider something else.
Feb 28, 2023 · Cindy MorisetteCONTRACTORS BEWARE of doing any work with this company. We were hired to do property management however ownership doesn’t like to pay!!(some payments made) But $5k is outstanding with hundreds of phone calls and emails left unanswered by ownership! Beware of doing any work with this company. Ownership likes to cut corners They'll comment how they care about the tenants but in reality Prabin can care less! Multiple trailers have been condemned by the city because of the conditions and he absolutely refuses to comply with the city officials! Instead of doing what’s rights he just fires the management and hire new management! There has been 8 managers since January 2023!!! This company has very bad business practices. I’m finally going the court route to get this resolved!!!
