As a 55+ resident-owned mobile home community, Parkhill Inc (also known as Parkhill Estates) offers a range of services and amenities designed to support a comfortable, active, and engaging lifestyle for its residents. Based on available public data and typical features of such communities, here’s a detailed look at what you can expect:
- Resident-Owned Community: Parkhill Inc operates as a co-op, meaning residents own shares in the corporation that owns the land. This often leads to lower monthly fees compared to land-lease communities and a strong sense of community and collective ownership. Potential buyers typically purchase a minimum of five shares at $1,000 apiece, with the option to buy more shares to lower monthly HOA fees.
- Low Monthly HOA Fees: A significant draw of Parkhill Inc is its "low monthly HOA" fees. These fees are determined annually by a budget voted on by residents and cover essential expenses such as water, sewer, trash collection, street lighting, street maintenance, clubhouse maintenance, pool maintenance, and lawn mowing. One source indicates a range from $180 to $279 per month depending on shares owned, while another recent listing shows $215/month or $306/month, confirming their affordability.
- Community Swimming Pool: The park features a "heated community pool," providing residents with a fantastic amenity for exercise, relaxation, and socializing, especially enjoyable year-round in Florida's climate.
- Clubhouse: A central clubhouse serves as the heart of the community, offering a space for social gatherings, organized activities, meetings, and recreational facilities. It's where residents can connect and enjoy various events.
- Recreational Facilities: Beyond the pool and clubhouse, the community offers additional recreational facilities. While specific details may vary, these often include shuffleboard courts, bocce ball courts, or other areas for light outdoor sports and games.
- Well-Maintained Grounds: Residents and visitors consistently note that homes and common areas are "very well kept," reflecting a strong emphasis on maintenance. The monthly HOA fee covers "Maintenance Grounds," ensuring a consistently beautiful and tidy environment.
- Community Events & Activities: The park fosters a vibrant social atmosphere with organized activities. The mentioned "community flea market" is a testament to active resident engagement and communal events. Information suggests "Many activities to help keep you young and healthy."
- Utilities Included: The monthly maintenance fee typically covers core utilities such as water, sewer, and trash, simplifying budgeting for residents.
- Access to Public Utilities: Homes are connected to public water and sewer, ensuring reliable service.
- Pet Policy: While some listings suggest a "No Pets Allowed" policy except for service animals, it's crucial to verify the current pet policy directly with the Parkhill Inc management, as policies can evolve or apply differently to owners vs. renters if any rentals are permitted.
- No Leasing/Renting of Units Permitted: Some sources indicate a strict "NO LEASING OR RENTING of units permitted" policy, which helps maintain a stable, owner-occupied community environment.
These services collectively contribute to a comfortable, engaging, and cost-effective lifestyle within Parkhill Inc.

We were welcomed like old friends when we visited. We went through half a dozen homes; all were very well kept - even though some were 30+ years old. We even stopped to talk to the maintenance man (really happy, NICE guy) Over a hundred homes with low monthly HOA. A few blocks from a nice mall and US41. I want to live here.
