Mobile home parks typically offer a foundational set of services to their residents, primarily revolving around lot rental and access to necessary utilities. While specific service details can vary based on park management and policies, residents at Parkerville East Mobile Home Park can generally expect the following:
- Lot Rental: The primary service provided is the rental of individual lots where residents can place their manufactured homes. This often includes designated spaces for parking.
- Utility Connections: Access to essential utility hookups, such as water, sewage, and electricity, is typically provided for each lot. It's important to note that, as per resident feedback, water billing and supply have been a point of concern for some, with mentions of having to pay for water even when service is off.
- Community Management: The park management oversees general operations, enforces community rules, and handles resident inquiries. However, one review highlighted concerns about unprofessional and rude phone interactions with staff.
It is always advisable for prospective residents to inquire directly with park management for the most current and comprehensive list of services and associated fees.
When evaluating a mobile home park, specific features and the overall living environment are crucial. Based on available public information and customer reviews, here are some points regarding Parkerville East Mobile Home Park:
- Designated Use: The park's signage indicates it is intended for seniors only, which could appeal to an older demographic seeking a quiet community.
However, it is important to address significant concerns raised by past residents, as these directly impact the living experience:
- Divergence from Stated Purpose: Despite signage, residents have reported that the park accommodates RVs on a month-to-month basis, and that these RV tenants allegedly operate under "a complete different set of rules," leading to noise complaints ("party nightly"). This practice is said to devalue the homes of long-term residents.
- Property Issues: A serious allegation includes an incident where the owner and a friend allegedly broke into a resident's deceased brother's van, stealing tools and other items.
- Racial Discrimination Allegation: One review detailed an alleged incident where an African American cash buyer was told there was "nothing available," despite a lot being vacant for years.
- Maintenance and Utility Billing Concerns: A former resident mentioned having to pay a water fee even when the water was turned off, along with ongoing rental and power fees for a vacant lot.
- Customer Service Issues: Direct interactions with staff, particularly over the phone, have been described as "very very unprofessional," "totally rude and snappy," leading to concerns about in-person interactions.
Prospective residents should thoroughly investigate these reported issues and engage directly with park management to understand current policies and conditions.

Parkerville East Mobile Home Park Reviews
It's not a Moble home park for seniors only as the sigh says. Owner puts RVs in on a month to month rental and it devalues the homeowners homes. They come and go as they please, party nightly. With a complete different set of rules. I had a cash buyer that I send over that was African American and the owner told him there was nothing available. After 4 years being vacant, I finally got it sold, but I had to pay the water fee even with the water turned off, the rental fee every month, and the power. We had been there for almost 20 years, but after his spouse past away aproxmently 5- 7 years ago, My brother also passed away in 2016. The owner Mr Johnson and his friend broke into my brother's van breaking the key starter stealing all the tools, the riding scooter and lift. The daughter was from Virginia and unable to press charges as she couldn't get the seral numbers from the VA as he was a 100% disabled service connected, and she 3 children at home she couldn't afford to leave, to handle the legal matters. So they got away with it. We have never been so glad to be out of there.
