Paradise Village Mobile Home Introduce
For individuals and families in Northern Colorado seeking stability, affordability, and a voice in their community, **Paradise Village Cooperative** in Johnstown, CO, represents a crucial and innovative housing solution. Operating as a mobile home park, this community offers permanent residences where occupants own their manufactured home and collectively own the land beneath it. This unique model transforms the traditional landlord-tenant relationship into a secure, resident-led cooperative, safeguarding long-term affordability in the rapidly developing Larimer County market.
The community is an **all-age community**, which makes it a valuable resource for diverse Colorado residents, including families, young professionals, and retirees. With approximately 40 homes, Paradise Village offers a smaller, more intimate setting where neighbors are member-owners with a shared stake in the community's success. This cooperative structure, achieved in October 2022, was a direct response by residents to the growing trend of corporate ownership, ensuring the land remains zoned for mobile-home use and protecting residents from potential displacement and skyrocketing lot rents.
---
Paradise Village is strategically located in the heart of Johnstown, Colorado, providing excellent access to both local amenities and regional hubs along the Front Range. The community’s official location is **210 S 2nd St, Johnstown, CO 80534, USA**.
- **Downtown Proximity:** The park is situated right off Main Street, placing residents within easy reach of Johnstown’s downtown area. This allows convenient access to local shops, dining, and community gathering spots.
 - **Northern Colorado Connection:** Johnstown is positioned perfectly for commuting, offering excellent access to major regional centers. Residents can easily travel to nearby Loveland, Greeley, Fort Collins, and other employment and cultural centers in Northern Colorado via major adjacent highways and interstate systems.
 - **Essential Services:** The location benefits from being connected to reliable municipal infrastructure, including **City Water** provided by the Town of Johnstown and **City Sewer** services. Utilities for electricity (United Power) and natural gas (Black Hills) are also available.
 - **Neighborhood Environment:** The park is nestled within the city limits, offering a blend of small-town tranquility and accessible urban conveniences. The community is generally described as quiet and friendly, offering a pleasant residential atmosphere.

---
Under the cooperative model, the residents—as collective owners—manage the services and maintenance, shifting the focus from landlord demands to community needs. This structure is intended to improve long-term accountability and service quality. While specific lot rent and detailed service inclusions are set by the cooperative's elected board, the community structure ensures certain responsibilities are maintained.
- **Resident-Controlled Management:** As a member of the **Paradise Village Cooperative**, residents have a direct say in the management and operations of the park, including the maintenance schedule, service contracts, and community rules.
 - **Utility Provision:** The community ensures all necessary utilities—including natural gas, electricity, and city water/sewer connections—are available to all home sites, with homes utilizing individual meters for usage.
 - **Infrastructure Maintenance:** The cooperative is responsible for the upkeep of shared infrastructure, such as internal roads and common areas. Past resident feedback has noted the need for street improvements (like repairing potholes and ensuring adequate lighting), which, under cooperative ownership, is now a resident-prioritized management task.
 - **Security and Community Vetting:** A key element of the cooperative's operation is maintaining a safe community. All prospective residents must undergo a thorough **credit and background review** by the cooperative's management prior to purchasing a home, ensuring a stable and secure environment for all member-owners.

---
The most compelling features of Paradise Village Cooperative revolve around the security of tenure and the tangible benefits of resident ownership. The community’s highlights are centered on financial security and democratic control over the living environment.
- **Resident Ownership (ROC):** This is the paramount feature. The community’s status as a **Resident-Owned Community (ROC)** eliminates the risk of an outside corporate entity raising lot rents predatorily or selling the land for development, thereby securing affordable housing for the long term.
 - **Democratic Control:** Member-owners elect a board to manage the cooperative. This grants residents direct input into setting lot rent, park rules, and maintenance priorities, ensuring decisions reflect the needs of the community rather than the profit motive of a landlord.
 - **Affordable Housing Preservation:** The cooperative model utilizes specialized funding (such as that from ROC USA) to keep home ownership costs, specifically lot rents, affordable relative to the surrounding Northern Colorado housing market.
 - **Individual Home Quality:** Homes for sale in the community often feature desirable updates, with some being newer modular homes placed on corner lots. Listings have highlighted features like updated flooring, modern kitchens, and efficient layouts.
 - **All-Age & Friendly Environment:** The community fosters a neighborly and inclusive atmosphere, welcoming residents of all ages. Testimonials often speak of a friendly community dynamic and a genuine sense of belonging.

---
For prospective residents in Colorado seeking to join the cooperative or learn more about the purchasing and approval process, the community can be contacted directly. Please note that all transactions require approval from the cooperative's board.
- **Address:** 210 S 2nd St, Johnstown, CO 80534, USA
 - **Phone:** (970) 352-1025

We recommend contacting a local real estate agent who specializes in manufactured homes or reaching out to the cooperative directly to inquire about the specific rules, current lot rent, and the application process to become a member-owner in the community.
---
Paradise Village Cooperative is an exceptionally strong choice for Colorado residents looking to blend the security of land ownership with the affordability of a mobile home park structure. What makes it genuinely worth choosing is its status as a **resident-owned community (ROC)**. This model is recognized statewide as a key protector of affordable housing, granting homeowners a collective voice and securing them against corporate takeover and displacement—a major concern across the state.
Choosing Paradise Village means investing in a community where every resident has a stake in the quality of life and the management of the park. While one former resident’s experience with the past rental management company highlights why the transition to a cooperative was vital, the new structure ensures that all standards, rules, and maintenance priorities are determined democratically by the member-owners themselves. For those who value a safe, friendly, all-age environment and wish to secure an affordable home in a desirable Northern Colorado location near downtown Johnstown, the stability and control offered by the Paradise Village Cooperative are unparalleled.

Paradise Village Mobile Home Reviews
Lived there for 7 years. The rental property company is horrible to deal with. They lie, manipulate, break the law, outrageous demands, and anyone that has to deal with them or the park manager (who needs to find something better to do with his time)be careful!!!! CYA for everything!! They have double standards from one trailer to the next and make unbelievable ultimatums to drive out the people they feel shouldn’t be in the park. They’re unethical and I hope they eventually get caught doing all the illegal sh*t they seem to think is acceptable. They wouldn’t even provide me a copy of my lease they’re supposed to have on file! The park itself is great. Some parties but all adults so it never gets out of control. Right off Main Street downtown. I miss it.
