Paradise Island Park Introduce
For those seeking an affordable, active, and welcoming lifestyle in the heart of Oregon's Willamette Valley, Paradise Island Park presents a distinguished choice. Located in Salem, this established property is more than just a place to reside; it is a premium 55+ manufactured home community and retirement village designed to offer a comfortable and engaging experience for its residents. The park is highly regarded for its beautiful, park-like setting and an atmosphere where friendliness and cleanliness are consistently highlighted by those who live there.
Paradise Island Park has carved out a niche as a highly desirable community for seniors in the Salem area. It operates on the model of manufactured home ownership within a leased land space, providing a more affordable path to homeownership compared to traditional real estate in the Willamette Valley. Residents own their home—which often features modern amenities, spacious layouts, and covered parking—and pay a monthly space rent that includes a significant package of utilities and resort-style amenities. This community is an excellent option for Oregonians looking to downsize, retire actively, and enjoy a genuine neighborhood feel without the constant burden of extensive home maintenance or high property taxes typically associated with standard retirement properties. The park's commitment to creating a safe and well-maintained environment makes it feel like a true paradise.
Paradise Island Park is strategically located in Salem, the capital city of Oregon, offering both a peaceful residential feel and convenient access to local city life. The park's physical address is 3100 Turner Rd SE, Salem, OR 97302, USA, placing it in a sought-after area of Southeast Salem. This location provides residents with easy access to the numerous resources and recreational opportunities that the Willamette Valley is famous for.
The surrounding area allows for quick access to various necessities and attractions:
- Local Convenience: Residents are within a short drive of essential shopping, grocery stores, dining establishments, and major medical facilities that serve the Salem area.
- Oregon's Capital: Being in Salem means quick access to the Oregon State Capitol, Willamette University, and the cultural heart of the city, which offers year-round events, farmers markets, and entertainment.
- Turner Road Proximity: The location on Turner Road SE provides a straightforward route to connecting roadways and thoroughfares, making travel throughout Salem and to nearby towns like Turner and Stayton relatively easy.
- Natural Beauty: Many homes within the park are nestled along a creek, and the overall setting is landscaped with trees and green spaces, offering a peaceful, natural ambiance right outside your door.
The philosophy at Paradise Island Park is to maximize resident convenience and value by bundling extensive services into the monthly space rent, offering a level of inclusion that goes beyond what most mobile home parks in Oregon provide. This comprehensive package supports a truly low-maintenance lifestyle.
Key services provided to residents include:
- Utility and Essential Services: The space rent typically includes essential services such as City water and sewer, unlimited irrigation water from the park's own wells for maintaining private yards, and curbside pickup of garbage and yard debris.
- Complimentary Entertainment: Residents enjoy complementary cable television included with their monthly rent, adding significant value and immediate connectivity. High-speed internet is also available for individual hook-up.
- Courtesy Transportation: A standout feature for a retirement community is the provision of a courtesy car service—a valuable amenity for residents who may need scheduled transportation for errands, appointments, or local outings.
- Recreation Hall Access: Residents have free use of the 7,000 sq. ft. Recreation Hall for gatherings, parties, and daily use, serving as the central hub of community life.
- Fee-Based Support Services: For added convenience, the office offers various fee services, including custom mail handling, copies, faxing, email, and postage.
- Specialty Storage and Supplies: The park also offers onsite RV and boat storage for a fee, and provides essential landscape supplies like bark, compost, zinc, and topsoil to help residents maintain the beautiful condition of their yards.
Paradise Island Park’s charm lies in its active community and resort-level physical features, which are meticulously maintained to uphold a high standard of living. These features encourage social interaction and active engagement among the 55+ population.
The primary community features that stand out include:
- Resort-Style Aquatics: A major highlight is the park’s heated pool and indoor spa, which are accessible year-round and provide a perfect place for exercise, relaxation, and socializing regardless of Oregon’s weather.

For an Oregonian seeking a transition into comfortable, affordable senior living, Paradise Island Park is worth choosing for its rare combination of resort-style amenities and tangible community spirit. It offers a genuine sense of belonging, which is often the missing ingredient in retirement living options. The park’s commitment to excellent maintenance and cleanliness creates an immediate, welcoming impression, as noted by long-time residents and recent visitors alike.
The value proposition is outstanding: the monthly space rent is known to be competitive and includes major utilities like water, sewer, garbage, and even complimentary cable and a courtesy car service. This comprehensive inclusion simplifies budgeting for seniors. Most compelling, however, is the active, friendly, and supportive 55+ community itself. The presence of the large recreation hall, heated pool, and year-round activities makes it easy to stay active and make new friends, transforming retirement into an engaging new chapter. While the park maintains strict application standards (such as a 680 minimum credit score) to ensure the financial stability and quality of the community, those who qualify gain entry to a well-managed, safe, and truly beautiful place to call home in the Salem area. It is a carefully curated environment that justifies its name, providing a peaceful "island" of community living.

★ 5★ 4★ 3★ 2★ 1- I looked at buying an air. It is a beautiful park and everybody is so friendly. I also went to a yard sale there while back single lady. 63 years old went through a very bad divorce. 2 years ago I built my credit backup from a 540 to a 650. When I called about inquiring on the park requirements, I was told they require a 680 credit score.Well, why should I pay a $45application fee? If you are not gonna pass me anyway. I would even agree to pay an extra deposit because I'm an excellent tenant and take pride in my yard and my home. My neighbors have told me.I had the best looking yard in the whole makes me very proudAnd I love yard work On top of working fifty hours a week at my job.I just wish they would work with us a little better. My dreams of owning a home in this beautiful affordable park Just wiped away.Maybe one day. - I lived there for a few months as I was getting back on my feet after being released from prison. I lived with a friend…illegally I’m guessing, so be cool man. Paradise Island Park in Salem, Oregon—seriously, this place is like a dream. The people here? So friendly, it’s almost suspicious, but in that totally good way. You walk in, and it’s like everyone’s just waiting to be your best friend. I mean, what’s in the water here? And the cleanliness? Oh, come on. It’s spotless. I’m talking, you could eat off the ground if that was a normal thing to do, which it’s not, but still. Whoever’s in charge of keeping this place clean deserves a medal—or at least a nice gift card.Oh, and they’ve got these cats. Just a few, not like you’re walking into a cat convention, but just enough to make you go, “Aww.” They’re like the cherry on top of this perfect little park sundae. The only thing missing? A freakin’ vending machine! I mean, how great would it be to grab a snack while you’re hanging out? Maybe even make it community-wide, so everyone gets their snack fix. But other than that? Total paradise. August 13 · Danny Fossey
- Love my neighbors, love my park. Nice atmosphere and a great senior community. Lots of perks here and yes there are rules but if you don't agree with them you can choose not to move here. Rules keep the park attractive and make it a special, highly desirable place to live. Lots of activities always happening with huge, clean, attractive facilities. Management truly knows and cares for their residents. The men who tend to the grounds and repairs do a wonderful job and the office staff are always kind and courteous. August 24 · Joyce Boisclaire
- On the positive right it was clean. But as far as space I felt like a sardine in a can and the beach was not the best place to enjoy. The name Paradise should be replaced with Tiny RV parking. People were right beside us like table away, and behind us, behind us we were kissing together. Too tight for me to go back. March 27 · Laura Duncan
- Paradise Island Park is a well maintained park for adults 55 and over. The space rent is very reasonable, which includes the basics and cable TV. April 16 · Karen Shapiro
