Palm Terrace Mobile Village Introduce
In the diverse housing landscape of California, mobile home parks continue to serve as a significant option for many individuals and families seeking alternative living arrangements. These communities often offer a blend of affordability, a distinct lifestyle, and a sense of neighborhood camaraderie. Palm Terrace Mobile Village, located in Riverside, California, is one such community. This article aims to provide a clear, engaging, and informative overview of Palm Terrace Mobile Village, helping prospective residents in the California region understand what this mobile home park entails and whether it might be a suitable place to call home.
A mobile home park, sometimes referred to as a manufactured home community, is a residential development where residents typically own their manufactured home but lease the land it sits on. This model often provides a more accessible entry point into homeownership compared to traditional stick-built houses, especially in a competitive market like California. These communities generally feature a structured management system that oversees the park's operations and common areas. They can also foster a unique community dynamic, with neighbors often sharing common spaces and interacting more frequently than in conventional subdivisions. Palm Terrace Mobile Village functions as such a community, providing a specific type of residential environment within the broader Riverside area.
Palm Terrace Mobile Village is situated at 12149 Indiana Ave SPC#61, Riverside, CA 92503, USA. Riverside is a major city in Southern California, known for its dynamic urban environment, educational institutions, and access to a wide range of services and recreational opportunities. The park's location on Indiana Avenue places it within a generally established residential and commercial corridor of the city.
The accessibility of Palm Terrace Mobile Village is a key factor for its residents. Indiana Avenue is a significant thoroughfare in Riverside, connecting the park to various local amenities. This includes shopping areas within approximately three miles to both the west and east of the park, making daily errands and retail therapy convenient. A nearby high school suggests that the location is integrated into the educational infrastructure, which can be a draw for families. Furthermore, the park's proximity to major roads and freeways in Riverside ensures that residents have relatively easy access to other parts of the city and the broader Southern California region. Commuter rail options, such as the Riverside-La Sierra station, are within a short drive, offering connectivity for those commuting to other cities. Universities like La Sierra University and California Baptist University are also within a reasonable driving distance. While direct public transportation services to the immediate park entrance would need to be confirmed with local transit authorities, living on a main avenue typically means better access to bus routes.
While a comprehensive list of all services is best obtained directly from the park management, based on the nature of mobile home parks and general industry practices, residents of Palm Terrace Mobile Village can typically expect the following:
- Lot Rental: The primary service provided is the leasing of individual plots of land where residents can place their manufactured homes. This lease usually grants access to the community's common areas and amenities.
- Community Management: A management team is responsible for the overall operation of the park, including enforcing community rules, handling resident inquiries, and overseeing the maintenance of shared facilities.
- Maintenance of Common Areas: This service typically involves the upkeep and landscaping of shared spaces, such as any recreational facilities, community buildings, and general grounds, ensuring they are clean and functional for all residents.
- Utility Hookups: The park provides the necessary infrastructure for utility connections (e.g., water, sewer, electricity, natural gas) to each mobile home lot, although residents are generally responsible for their individual utility bills.
- Waste Management: Like most residential communities, mobile home parks usually arrange for regular trash and recycling collection services for their residents.
Palm Terrace Mobile Village offers certain features and highlights that shape the living experience for its residents. Based on various observations and resident feedback, these include:
- Family-Friendly Environment: One notable highlight is the observation of "many kids outside playing," suggesting that the park has a family-friendly atmosphere, which can be appealing to those raising children.
- Quiet Area: Despite being in an urban setting, some residents describe the area as "very quiet," implying a peaceful living environment, which can be a significant draw for many.
- Affordable Lot Rent: A key feature is the relatively lower cost of lot rent, reportedly around $775 a month, making it one of the "least expensive mobile home parks around." This affordability is a major consideration for many seeking housing in California.
- Mix of Home Maintenance: The park exhibits a mix of home conditions, with "some trailers are very well maintained and others are not," which is a common characteristic in mobile home communities where individual residents are responsible for their home's upkeep.
- Proximity to Essential Services: The presence of a nearby high school and shopping areas within a few miles provides practical convenience for daily living.
- Community Pool: While there have been reports of the pool being closed for maintenance, the existence of a community pool is a planned amenity designed for resident recreation and leisure.

Palm Terrace Mobile Village Reviews
"Not recommended, the manager is chasing people, she is a despot"Then why are you still here?"I live here and the owner lady kind of a b word tbh lmao. Also the pools always closed bc she doesnt do maintenance. ( I think it's currently being worked on but girl you took your sweet time ) Also she increases rent whenever she gets the chance it's INSANE.edit: one time she included a photo of one of the people living here in the rent bill because they used the big public trash container without paying her $100. imagine you take out the trash and this lady is just recording you and sharing photos of you with everyone."In other words, you got caught by maintenance throwing excessive, enormous sizes of trash into the community bin, causing hours of extra time in compacting, unloading and loading and preventing others from using said bin. What do you know about maintenance??? Your space is a disgrace, it's never kept clean--you bring this place down with your ghetto space and you think it looks good! So the pool is never maintained huh? Have you ever heard of permits and licensed contractors? No, of course not! If you did you wouldn't have that illegal addition in your over 50 year old shack you live in-- we strive to keep a clean park but are held back by slobs like you, always trying to talk and bring the place down! And if you can't handle your measly rent -controlled increase every year you can leave anytime! No one is forcing you to stay here! Why don't you find a place that thinks exactly like you --it doesn't charge rent and everyone lives like everything is for free--I thought I saw a row of RV's down by the river.
Apr 20, 2025 · look in the mirrorDisclaimer: I do not live here but several friends do. This is one of the the least expensive mobile home parks around. The lot rent is around $775 a month. Some trailers are very well maintained and others are not. I'm here on weekends and I see many kids outside playing, which I like.My friends say it is very quiet area to live and raise a family. A high school is nearby. Shopping areas are within 3 miles west and east of the park.
Feb 22, 2018 · Tony VallesI called just inquiring about the place and if they had any open spots. The lady was unbelievably rude and told me she wouldn't accept my RV. When I asked why she told me because it was over 30 years old. First, she has never seen it. Second, it's a '97 which is 21 years old. Third, it's been kept in very clean condition. She wouldn't even look at it and then give me an answer. When I told her I was in my 30's and born in the 80's, there is no possible way my RV is over 30 years old she didn't have anything to say. I told her her website had old RV's in the pictures, she said they didn't have a website. Then keep on your Google listing because there's a website attached.
