3.0
My son and I have been here for 2 years and we absolutely love it here! The neighbors (that I've met) are all very friendly. The maintenance guys (that I've met) are very nice and very very helpful, great at their job. The manager Sharon is also genuinely nice, as well as honest and straight up. She doesn't play around tho! But as long as you pay on time, keep the place looking good, and don't cause problems, you would love it here too. Great for raising kids (safe, quiet, clean, comfortable), I can just go on and on about everything I love about this place but it would take all day to read it. I have not one singe complaint in 2 years. Seems like they may have fixed the old flooding issue as well, it has not flooded one single time in over a year, not even 1 single close call. - Ryan Sajovic

P M Estates Introduce

For many Ohio residents, especially those seeking a blend of community, affordability, and a peaceful environment, manufactured home communities (MHCs) – commonly known as mobile home parks – represent a distinct and accessible housing option. In Garrettsville, Ohio, **P M Estates** is one such community that could be on your radar if you're exploring these possibilities in Portage County.

The experience of living in an MHC is significantly shaped by its management, the quality of its maintenance, and the overall atmosphere among residents. While some communities consistently deliver positive experiences, others may face challenges. It's crucial for prospective residents to gain a comprehensive and factual understanding of a park, including both positive endorsements and any expressed concerns from those who have lived there.

This article aims to provide a clear, engaging, and informative overview of P M Estates for local Ohio users. We will delve into its precise location and accessibility, discuss the services typically offered in such communities, and critically examine the contrasting feedback provided by real customers. Our goal is to equip you with a balanced perspective, highlighting the various aspects that are often important for those considering mobile home living in the Buckeye State.

Introduction / Overview

P M Estates is a manufactured home community located in Garrettsville, Ohio. These communities are an integral part of the housing landscape in Ohio, providing an alternative form of residency where individuals or families typically own their manufactured homes while leasing the plot of land from the park's management. This model can often present a more accessible entry point into homeownership compared to traditional stick-built homes, appealing to a diverse demographic seeking affordability and a community atmosphere.

The reputation and actual living experience within a mobile home park are profoundly influenced by the quality of its management and maintenance. For P M Estates, public reviews reveal a sharp contrast in resident experiences, making it a particularly interesting case study. One highly positive review, from a resident of two years, expresses absolute love for the place, highlighting friendly neighbors, very helpful maintenance staff, and a "genuinely nice, as well as honest and straight up" manager, Sharon. This resident praises the community as "Great for raising kids (safe, quiet, clean, comfortable)" and mentions a potential fix for past flooding issues.

Conversely, another review paints a very negative picture, describing the manager, Sharon, as a "slum lord" who is "terrible" and "not responsive if theres issues, only when theres money in it for her." This review alleges refusal to fix broken appliances in a rent-to-own trailer, despite repeated calls, and a general expectation for residents to handle their own maintenance. The reviewer strongly advises against moving here, citing potential negative impacts on "mental health."

This stark dichotomy in feedback means that for P M Estates, understanding the "overview" requires acknowledging both the strong endorsements of a positive, family-friendly environment and the severe criticisms regarding management's responsiveness and maintenance obligations, particularly concerning rent-to-own homes. This introduction sets the stage for a deeper dive into the park's specifics, ensuring Ohio locals receive a comprehensive and factual understanding of this community.

Location and Accessibility

The geographical placement of P M Estates is a significant factor for Ohio residents considering this mobile home community. The park is precisely located at **9886 N Dunston St, Garrettsville, OH 44231, USA**. This address places the community within the village of Garrettsville, which is situated in Portage County, Ohio.

Garrettsville is a charming village known for its rural appeal and small-town atmosphere, offering a quieter pace of life compared to larger urban centers. N Dunston Street is a local road that provides access directly into the mobile home park. The village itself, while smaller, provides essential local amenities and a strong sense of community.

For residents of P M Estates, the location in Garrettsville generally means convenient access to basic necessities. Within the village, one can typically find local grocery stores, a post office, small businesses, and dining options. The friendly atmosphere described in one review ("neighbors (that I've met) are all very friendly") aligns with the community-oriented nature often found in smaller Ohio towns. The park's setting provides a "quiet, clean, comfortable" environment, which is highly valued, especially for families raising children.

From a broader accessibility perspective, Garrettsville is reasonably well-connected to larger towns and cities in Northeast Ohio. It is situated within a reasonable driving distance of larger employment centers and retail hubs in Portage County (like Ravenna and Kent) and neighboring counties (such as Youngstown in Mahoning County or Akron in Summit County). Major state routes and interstates, while not directly adjacent, are accessible via local roads, allowing for commuting and regional travel. The blend of a peaceful, rural village setting with practical access to nearby amenities makes the location of P M Estates appealing for those seeking a tranquil home environment in Ohio.

Services Offered

Understanding the services provided by P M Estates Mobile Home Park is critical for prospective residents in Ohio, as these determine what is included in their living arrangement and what responsibilities they might bear. The customer reviews offer contrasting perspectives on the delivery of these services, which is essential to note.

Based on typical mobile home park operations and the provided feedback, here's an overview of the services, acknowledging the differing experiences:

  • **Lot Rental and Utility Hookups:** The fundamental service involves providing individual lots for manufactured homes, equipped with essential utility hookups for water, sewer, and electricity. While residents generally pay for their own utility consumption, the park is responsible for the infrastructure. The issue of non-functional appliances in a "rent-to-own trailer" and the dispute over who is responsible for fixes ("Only telling us its our responsibility" vs. "Outside maintenance tells me its her job to fix as we do not yet own this trailer") highlights a severe point of contention regarding the responsibility for maintaining appliances and the general condition of park-owned/rent-to-own homes.
  • **Maintenance (Common Areas & Park-Owned Homes):** One review strongly praises the "maintenance guys" as "very nice and very very helpful, great at their job." This suggests that maintenance for common areas and potentially some issues in park-owned homes is handled well, at least by the on-site staff. However, the conflicting review explicitly states management "refuses to fix anything" regarding broken appliances in a rent-to-own unit, implying a significant gap in service for park-owned properties or specific types of repairs.
  • **Community Management:** The manager, Sharon, is described as "genuinely nice, as well as honest and straight up" by one happy resident, who also notes, "She doesn't play around tho! But as long as you pay on time, keep the place looking good, and don't cause problems, you would love it here too." This suggests that for compliant residents, management is supportive. Conversely, the negative review characterizes Sharon as a "slum lord" who is "terrible" and "not responsive if theres issues, only when theres money in it for her." This stark contrast in perceived responsiveness and fairness is a critical service aspect.
  • **Pest Control/Sanitation (Implied):** While not explicitly listed as a service, a positive review stating the place is "clean" implies general sanitation efforts by the park. However, a highly critical review of another mobile home park that is also reportedly "run" by the same management (Buckeye Mobile Home Park on Deforest) explicitly mentions bed bugs and cockroaches, raising a potential red flag about the general approach to sanitation and pest control across properties managed by the same individual/entity. This is an inference based on related information, not a direct statement about P M Estates.

For prospective residents of P M Estates, verifying the exact scope of maintenance responsibilities, especially for rent-to-own units, and understanding the management's policies on resident issues and repairs is paramount due to the highly conflicting accounts of service delivery.

Features / Highlights

P M Estates Mobile Home Park offers a set of features and highlights that are largely defined by the contrasting experiences of its residents. While some aspects are highly positive and contribute to a desirable living environment, critical feedback points to significant concerns that prospective Ohio residents must consider.

Here are the key "features" or "highlights" as described by real customers, presented with a balanced perspective:

  • **Positive Community Atmosphere (for many):** A major highlight for one long-term resident is the "very friendly" neighbors and a general sense of comfort and safety. This suggests a strong, positive community dynamic where residents feel at ease and supported.
  • **Effective & Helpful Maintenance Staff:** The "maintenance guys" are praised as "very nice and very very helpful, great at their job." This indicates that on-site maintenance, at least for general park upkeep and potentially some home issues, is handled competently and courteously.
  • **Responsive and Straightforward Manager (for some):** The manager, Sharon, is described by one resident as "genuinely nice, as well as honest and straight up." This suggests that for residents who adhere to rules and pay on time, the management relationship is positive and transparent. Her directness ("She doesn't play around tho!") is seen as a positive by this resident, ensuring order.
  • **Safe, Quiet, Clean, Comfortable Environment:** The park is highlighted as "Great for raising kids (safe, quiet, clean, comfortable)." This is a significant feature for families, emphasizing a peaceful and well-maintained setting conducive to family life. The mention that "it has not flooded one single time in over a year, not even 1 single close call" suggests that a past flooding issue may have been successfully mitigated, adding to the comfort and safety.

However, it is absolutely crucial to address the severe negative "features" or "lowlights" highlighted by another review, which present significant red flags:

  • **Unresponsive & Uncooperative Management (for others):** The manager, Sharon, is starkly contrasted as a "slum lord" who is "terrible" and "not responsive if theres issues, only when theres money in it for her." This implies a transactional and unhelpful approach to resident problems, particularly when no immediate financial gain for management is involved.
  • **Refusal to Fix Basic Issues in Rent-to-Own Units:** A major concern is the allegation that management "absolutely refuses to fix anything" regarding broken appliances in a "rent to own trailer," despite being made aware. The dispute over responsibility ("Only telling us its our responsibility" vs. "Outside maintenance tells me its her job to fix as we do not yet own this trailer") highlights a critical flaw in their service agreement or a breach of responsibility, potentially leaving residents with uninhabitable conditions.
  • **Unethical Financial Practices/Lack of Accountability:** The claim that management denies being informed of issues ("we never called or told her" when calls were made) suggests a lack of accountability and potentially deceptive practices.

These starkly conflicting reviews necessitate careful consideration. While the positive aspects suggest a desirable community for some, the severe allegations regarding maintenance responsibilities for rent-to-own units and management's responsiveness are critical "features" that any prospective Ohio local must investigate thoroughly and obtain clear, written agreements on before committing to P M Estates.

Promotions or Special Offers

When considering a manufactured home community like P M Estates in Garrettsville, Ohio, prospective residents often inquire about any available promotions or special offers that could make the move more financially advantageous. However, the provided customer reviews for P M Estates do not explicitly mention any ongoing promotions or discounts directly from the park management.

Given the mixed nature of the reviews – with one highlighting strong satisfaction and another detailing severe operational issues – it's difficult to predict if the park would actively run promotions. In general, manufactured home communities might offer incentives to attract new residents, especially if they have vacant lots or homes for sale/rent. These could include:

  • **Move-in specials:** Such offers might involve a reduced security deposit, a discount on the first month's lot rent, or a waiver of application fees.
  • **Rent-to-Own Programs:** The mention of a "rent to own trailer" in one review suggests that the park may offer rent-to-own options for some of its manufactured homes. While this itself is a form of "offer" for home accessibility, the negative review highlights significant issues with maintenance responsibilities within this specific arrangement, making any such offer's terms crucial to understand.
  • **Discounts for Longer Lease Terms:** Occasionally, parks might offer a slightly lower monthly lot rent for residents who commit to longer lease agreements (e.g., 12-month or multi-year contracts).

Since no specific promotions for P M Estates are explicitly detailed in the available information, the most reliable way to inquire about any current offers is to contact the park management directly. When you call their phone numbers, (330) 326-3830 or +1 330-326-3830, be sure to ask specifically about:

  • Any current specials available for new residents, whether they are bringing their own mobile home or entering a rent-to-own agreement.
  • The exact terms and responsibilities for maintenance and repairs in any rent-to-own agreements.
  • What is included in the lot rent and any other associated fees.

Given the strong warnings in one review about management's responsiveness regarding financial and maintenance issues, it is paramount that any terms, especially those related to "rent-to-own" or maintenance responsibilities, be obtained in clear, written form from the management before any commitments are made. This due diligence is crucial to protect yourself as an Ohio local considering this community.

Contact Information

For Ohio residents who are considering P M Estates Mobile Home Park, gathering accurate contact information is an essential step for inquiries, clarifying policies, or verifying information. Given the highly contrasting reviews, direct communication with the park management is crucial to gain a firsthand understanding of the current situation.

Here’s how you can get in touch with P M Estates:

  • **Address:** 9886 N Dunston St, Garrettsville, OH 44231, USA
  • **Phone:** (330) 326-3830
  • **Mobile Phone:** +1 330-326-3830

When contacting the park, especially in light of the significant concerns raised in one of the reviews, it is highly recommended to have a list of specific questions prepared. These questions should aim to address the conflicting information and seek clear, unambiguous answers. Some critical questions to ask might include:

  • What is the current monthly lot rent, and what specific utilities and services are included in that fee?
  • If considering a "rent-to-own" home, can you provide a detailed, written agreement outlining all maintenance responsibilities for both the resident and the park management, particularly for appliances and structural components?
  • What is the park's official policy and typical response time for addressing maintenance requests from residents, particularly for issues within rent-to-own units?
  • Can you provide a clear copy of the park's rules and regulations, including those related to property appearance, noise, and neighborly conduct?
  • What is the application process for new residents, and what are all associated fees (application fee, security deposit, etc.)?
  • What measures are in place to ensure a clean environment, including pest control, for both common areas and individual lots?
  • How does management ensure open and responsive communication with residents regarding concerns or inquiries?

Given the severe negative feedback from one resident, it is advisable to proceed with caution. While a positive review highlights a great experience, the direct confrontation of that experience in the negative review underscores the need for thorough, independent verification of all claims and obtaining all agreements in writing. A visit to the park to observe conditions and potentially speak with residents (if appropriate and respectful) can also provide valuable insight beyond a phone call.

Conclusion: Why This Place is Suitable for Locals

For Ohio locals evaluating manufactured home living options, **P M Estates Mobile Home Park** in Garrettsville, OH, presents a complex and deeply contrasting picture, making its "suitability" highly dependent on individual circumstances and a willingness to conduct extensive due diligence. Located at **9886 N Dunston St, Garrettsville, OH 44231, USA**, this community garners both enthusiastic praise and severe warnings from its residents.

On one hand, for residents who experience the positive aspects, P M Estates offers a potentially **safe, quiet, clean, and comfortable environment**, particularly "Great for raising kids." The presence of "very friendly" neighbors, "very nice and very helpful" maintenance staff, and a manager described as "genuinely nice, as well as honest and straight up," paints a picture of a well-run, community-oriented park. The reported fix to a past flooding issue further enhances its appeal for those seeking a tranquil and secure home in a charming small-town Ohio setting.

However, the stark and serious counter-narrative from another resident raises profound concerns that severely impact the park's overall suitability. Allegations of a "slum lord" manager who is "terrible," "not responsive if theres issues," and "refuses to fix anything" in "rent-to-own" homes, coupled with claims of dishonesty regarding appliance functionality and a general expectation for residents to handle their own major repairs, point to potentially **unethical management practices and a significant lack of essential services and support** for certain residents. The strong advice to "Love yourself and your sanity enough to not come here" highlights severe concerns about quality of life and financial integrity.

In conclusion, P M Estates could be suitable for Ohio locals if, and only if, they are prepared to **thoroughly verify every claim and obtain all agreements in writing**, especially concerning maintenance responsibilities for any park-owned or rent-to-own properties. The positive aspects suggest that a good living experience is possible for some residents who align with management's expectations and potentially own their homes outright. However, the severe negative feedback on management's responsiveness and alleged dishonesty, particularly regarding maintenance obligations and financial transparency, renders the park **highly questionable** for anyone seeking a reliable, problem-free, and supportive manufactured home community in the Buckeye State without exceptional vigilance and protective measures in place.
