Orchard Grove Introduce
The Orchard Grove Mobile Home Park stands as a vital and enduring community, offering a genuinely affordable path to homeownership in the heart of Boulder, Colorado. Located along the busy corridor of Valmont Road, this community is frequently described by its long-term residents as a "hidden gem" and a safe, quiet enclave amidst the high-cost living of the city.
In a region where housing prices routinely challenge middle and lower-income families, Orchard Grove provides stability. Residents own their manufactured homes while leasing the land beneath, a model that—despite facing increasing lot rents typical of the region—remains significantly more affordable than purchasing a traditional single-family home or renting a market-rate apartment in Boulder. This affordability has been crucial for residents, including families who have raised children in the park and workers who contribute to the local economy but cannot afford high-end housing.
The community is particularly recognized for its strong, diverse social fabric. Unlike the often-homogenous demographics found elsewhere in Boulder, residents proudly note the "beautiful mixture of nationalities, philosophies and lifestyles" within Orchard Grove. This sense of collective neighborhood watchfulness and genuine connection among residents is consistently highlighted as the community's greatest asset, often praised even amidst frustrations with management or rising costs.
Moreover, the community has a history of activism and effective partnership with local government. When faced with financial hardship, such as during the 2020 pandemic, residents worked with the City of Boulder's Department of Housing and Human Services to establish the Orchard Grove Mobile Home Park Support Fund, demonstrating a powerful sense of self-advocacy and a commitment to helping neighbors maintain their housing stability. Additionally, Boulder County has invested grant funds into the park to address home repairs, helping to prevent evictions for many households and demonstrating the importance of Orchard Grove to the area's affordable housing inventory.

### What is Worth Choosing: Community and Stability
Orchard Grove Mobile Home Park is worth choosing for the Colorado user seeking a stable, affordable, and well-located home in Boulder that is supported by a genuinely caring community. While the costs of living are rising everywhere, this community continues to offer a bargain for homeownership in a safe neighborhood that is otherwise financially prohibitive for many.
The "little enclave" of real people—a diverse mix of residents—creates a neighborhood watch that contributes to its safe and quiet reputation. You are not just buying a home; you are joining a collective of people who have historically organized to protect their stability and maintain their standard of living.
Potential residents should focus on the following key benefits:
- Financial Feasibility: The combined cost of purchasing a manufactured home (which is relatively low compared to Boulder's average home price) and the monthly lot rent makes this an excellent financial choice for long-term residency.
- Lifestyle Perks: The presence of a community pool and the high walkability index to essential services enhance the day-to-day living experience significantly.
- Peace of Mind: The involvement of Boulder County programs and the community's history of internal support provide a level of security and access to resources for home maintenance and financial assistance that is often missing in other rental or manufactured home scenarios.
Interested buyers must remember that purchasing a home in Orchard Grove requires passing a background check and being approved by park management, and financing options for older manufactured homes may be limited. However, for those approved, Orchard Grove offers a truly unique opportunity to love their home and love living in Boulder.

Orchard Grove Reviews
Been here 10 years now and have no plans to move....this place is still a hidden gem in the middle of Boulder....safe, quiet, clean, and everyone watches out for each other and everything you need is convienently located within reasonable walking distance. Love my home and love living here!
June 07 · Joshua Alan Orwig (Joshua)What customer service? lol. The management continues to be non existent unless it comes to collecting money. I give it a 3 in spite of the inability of the owners to communicate with the rest of the community. The stars are for the neighborhood itself....the people who live in this little enclave. There is a beautiful mixture of nationalities, philosophies and lifestyles which you don't find in the rest of Boulder. Although it's getting more expensive...it's still a bargain in a safe neighborhood with real people.
May 01 · PerSueTheDreamI've lived at Orchard Grove Mobile Home park since 2002. Still today, I consider Orchard Grove to be the 'best-kept' secret in Boulder for folks living on a tight budget. The park is safe, clean, friendly, and very community driven. Though ownership and management has changed more than a couple times over the past 16 years I've lived there, and there were concerns when a corporation purchased the park, I feel the park is better today, than ever! As Boulder grows up around the park, the heart of Boulder is exactly Orchard Grove Mobile Home park.
October 29 · lori FSoreya, the current Manager, is friendly, responsive, and a pleasure to work with. Her presence and approach bring a feeling warmth to our community.
January 13 · Anne Z ParkerJust purchased here and between the real estate agent and the mobile home park has been a complete nightmare. We will be taking action to fight this. Management is non existent. Constant new temp managers from out of state keep contradicting themselves.
