This geographical placement offers residents the advantage of being close to a larger metropolitan area while potentially enjoying a somewhat quieter, more suburban or rural living environment.
East New Boston Road is a significant local thoroughfare, providing direct access to various parts of Nash and facilitating connections to major highways in the Texarkana region. Its proximity to Texarkana means residents typically have convenient access to a broader range of services, including larger retail centers, diverse dining options, hospitals, and entertainment venues that might not be available directly within Nash. This balance between local charm and regional access can be a key draw for many.
For individuals working in Texarkana or needing regular access to its amenities, the location of Oakwood MHC Nash would likely offer a relatively easy commute. The area surrounding the park likely consists of a mix of residential properties, local businesses, and natural landscapes typical of Northeast Texas. This provides a setting that could appeal to those seeking a balance of convenience and a sense of community outside of a bustling city center.
The strategic location ensures that residents are not isolated, but rather well-connected to the broader Texarkana metropolitan area, allowing them to benefit from its resources while potentially enjoying a distinct neighborhood feel in Nash. Ease of access to major roads is particularly important for mobile home park residents, as it simplifies moving homes in or out, and facilitates daily travel.
Mobile home parks typically provide a core set of services to their residents. While specific details for Oakwood MHC Nash would ideally be confirmed directly with park management, common services offered in such communities generally include:
- Lot Rental: The primary service, where residents rent a plot of land to place their manufactured home. This rental typically includes access to utility hookups.
- Utility Hookups: Essential connections for water, sewer, and electricity are provided at each lot, allowing residents to connect their homes to these services. Tenants usually pay for the utilities they consume separately, though some parks might include water or trash in the lot rent.
- Community Management: Presence of management staff, either on-site or readily available, to oversee park operations, address resident inquiries, and enforce community rules.
- Common Area Maintenance: Upkeep of shared spaces within the park, such as internal roads, lighting, and any communal landscaping.
- Trash Collection: Many parks facilitate waste disposal, often through a designated collection service for residents.
It is crucial to note that while these are standard offerings, the quality and responsiveness of these services can vary significantly between parks. As highlighted by customer reviews for Oakwood MHC Nash, issues related to maintenance and management responsiveness can greatly impact the perceived quality of services offered. For instance, a review mentions, "Don't expect to get anything fixed either," directly speaking to a potential concern with maintenance services.
Based on the provided customer reviews, the "features" and "highlights" of Oakwood MHC Nash paint a complex picture, emphasizing critical areas of concern for residents. While the intent is to be promotional where factual, the direct feedback necessitates an honest portrayal of the current resident experience:
- Management Issues: Multiple reviews prominently highlight "terrible management" and issues with a "new manager on property." Concerns include attempts to raise rent on current leases, perceived unfair treatment ("Felt like we were targeted for everything"), and a lack of kindness from the landlord. This is a significant point for potential residents.
- Noise Disturbances: Residents report "Loud music playing at all hours, keeping the kids awake," and "Maintenance guy blaring music from his car." This indicates a potential issue with noise control and enforcement of community quiet hours, directly impacting residents' peace and children's well-being.
- Maintenance Responsiveness: A recurring theme is the lack of timely or effective maintenance. Phrases like "Don't expect to get anything fixed either" and a specific anecdote about a "pipe burst in the bathroom" being dismissed as a "spicket" problem, alongside poor porch repair (new wood attached to "termite infested wood"), underscore significant concerns regarding property upkeep.
- Community Atmosphere Concerns: While initial impressions may have been positive ("It was nice when we first moved in"), current sentiment suggests a decline, with one reviewer stating, "now its becoming the ghetto." This indicates a deterioration in the overall living environment and community standards.
- Perceived Unfairness: One review detailed being fined for a dry pool used by kids and being prohibited from setting up holiday decorations while others could, suggesting inconsistent rule enforcement or targeted behavior.
These points, directly from customer feedback, are the defining "features" from a resident's perspective and are critical for anyone considering this mobile home park. They suggest significant challenges in terms of management, maintenance, and maintaining a positive living environment.

For locals in Texas, particularly those residing in or considering a move to the Texarkana and Nash area, understanding the nuances of a community like Oakwood MHC Nash is paramount. While mobile home parks can offer an accessible housing solution, the suitability of a specific park hinges heavily on the resident experience, which, in the case of Oakwood MHC Nash, presents significant reported challenges.
From a purely geographical standpoint, Oakwood MHC Nash's location at 700 E New Boston Rd in Nash, TX, offers practical advantages. Its proximity to Texarkana ensures relatively easy access to a broader range of employment opportunities, shopping, dining, and essential services. For Texans who work in Texarkana but prefer a home in a slightly less urban setting, this location could theoretically be appealing, balancing convenience with a potentially quieter small-town environment.
However, the overwhelmingly negative customer reviews provided offer a critical perspective that local Texans must seriously consider. Reports of "terrible management," "loud music playing at all hours," lack of maintenance ("Don't expect to get anything fixed"), and a perceived decline in the community's overall atmosphere ("now its becoming the ghetto") indicate a challenging living environment. Issues such as alleged rent increases on current leases, inconsistent rule enforcement (e.g., holiday decorations), and unaddressed structural problems (like the pipe burst and porch rot) directly impact resident well-being and financial stability.
Therefore, while the physical location might be convenient for some locals, the current available public data strongly suggests that Oakwood MHC Nash, as it is currently perceived by residents, may not be suitable for those seeking a peaceful, well-managed, and problem-free living experience. Texans prioritizing a responsive management, a quiet neighborhood, timely maintenance, and a generally positive community atmosphere should exercise extreme caution and conduct thorough due diligence beyond just the address. This would include, but not be limited to, extensive conversations with current management, and ideally, speaking with current residents on-site to gain a current, unfiltered perspective, before considering this as a place to call home.

Mar 07, 2022 · Poisyn EbonhartIf I could give it no stars I would. Terrible management. They tried to fine us for a pool that didn't have water in it, we used it for the kids to lay their blankets in to not get bit by fire ants. We had a pipe burst in the bathroom but got told it was the spicket. But it still leaked water everywhere. Felt like we were targeted for everything when we lived there. We ended up leaving due to a lot of problems between us and the landlord. She wasn't very kind to us no matter what we did. We would sit outside and she would tell us we couldn't set up Halloween decorations or anything fun for the kids. But everyone else got to set up for holidays. We also had asked for our porch to get redone as it was weather rot and the maintenance at the time didn't do fresh wood, they attached new wood to termite infested wood. It was just a horrible experience
