I own my home here so don't have much of an option to move. But every year they've raised our lot rent but not much continues to be done! We got faster internet finally but it took way longer than “I bet less than a year” back when I moved in 2022. The pool is always down during summer; it almost seems purposefully. The gym consist of broken gear. The neighborhood is over ran by golf carts telling you to slow down as they're going faster than you. Our power goes out way more often than i ever would have imagined? Like whole neighborhood loss of power? Even if its just 5 minutes… its happened enough times. Along with the boil water notice every-time it goes out; at least 4 times this year. Sometimes lasting a week+. They've decided to start charging 25 dollars for utilities although Im unsure what I pay lot rent for? We mow and maintain our own yards too? I just don't understand how Im paying more than my mortgage in lot rent for almost no amenities… and the review about NO TRASH HAHAHA people leave there trash everywhere. Bear gets it the night before and if its clearly been dragged across the street residents act like it wasn't theres. Let alone people gutting their entire house and leaving it on the curb to be never picked up for months. - Brittney Howell

Oak Springs Introduce

Welcome to Oak Springs, a well-established mobile home park nestled in the heart of Sorrento, Florida. For those considering a move to the Sunshine State, or looking for an affordable and community-focused living option within Florida, understanding the nuances of local mobile home parks is essential. This article aims to provide a comprehensive and factual overview of Oak Springs, helping potential residents in the Florida region make informed decisions. We'll explore its location, accessibility, features, and what makes it a notable option for local residents.

Mobile home parks, also known as manufactured home communities, offer a unique housing solution that often combines affordability with a sense of community. In Florida, where the demand for diverse housing options is consistently high, these parks play a vital role in the real estate landscape. Oak Springs represents one such community, offering residents an alternative to traditional single-family homes or apartment living. Our goal is to present a balanced perspective, drawing on publicly available information to give you a clear picture of what to expect.

Location and Accessibility

Oak Springs is conveniently located at 12 Highland St, Sorrento, FL 32776, USA. Sorrento itself is a charming community situated in Lake County, Florida, known for its scenic beauty and a more relaxed pace of life compared to Florida's bustling metropolitan areas. The park's address places it within easy reach of various local amenities and attractions, making it a practical choice for residents.

The accessibility of Oak Springs is a significant advantage for its residents. Sorrento's location in Central Florida means that it's not far from major highways, allowing for relatively easy commutes to larger cities like Orlando and Sanford. This connectivity is crucial for those who may work in neighboring towns or wish to enjoy the extensive entertainment and employment opportunities that Central Florida offers, while still returning to a quieter, more residential environment. The local road networks around Sorrento ensure that daily errands, such as grocery shopping, medical appointments, and access to local services, are straightforward and convenient. The serene surroundings also contribute to a peaceful living environment, offering a respite from the constant noise of more densely populated areas.

Services Offered

While specific, exhaustive lists of services can vary and are best confirmed directly with the park management, based on common mobile home park offerings and community feedback, we can outline typical services and considerations:

  • Lot Rental: Residents typically pay a monthly lot rent, which covers the use of the land their mobile home occupies. This is a standard practice in mobile home parks.
  • Utility Management: While some utilities may be individually metered and paid by residents, some parks may include certain utilities within the lot rent or manage them centrally. Recent resident feedback suggests a $25 charge for utilities, indicating some form of utility management by the park.
  • Community Maintenance: This usually includes the maintenance of common areas, roads within the park, and shared facilities. However, resident feedback also indicates that residents are responsible for mowing and maintaining their own yards.
  • Internet Services: Access to internet is a crucial modern amenity. While a past resident mentioned delays, faster internet was eventually implemented, indicating a provision for internet services within the park.
  • Recreational Facilities Maintenance: Based on resident reviews, facilities like a pool and gym are present, though their operational status and maintenance levels can vary.

Features / Highlights

Oak Springs, like any community, has a unique set of features and highlights that contribute to its character. Based on resident experiences, here are some points to consider:

  • Community Atmosphere: While individual experiences vary, a sense of community often defines mobile home park living. Residents often describe the environment as generally quiet and peaceful, away from noisy roads.
  • Natural Surroundings and Wildlife: One significant highlight mentioned by a resident is the presence of beautiful wildlife, such as deer and sandhill cranes. This suggests that the park is situated in an area with natural beauty, appealing to those who appreciate nature and a more serene environment.
  • Affordable Living Considerations: For many, mobile home parks offer a more affordable housing solution compared to traditional homes, particularly in a desirable state like Florida. While lot rent is a significant consideration, for some, it still represents a cost-effective alternative.
  • Golf Cart Culture: The presence of golf carts is noted, suggesting a community where these are a common mode of transport within the park. This can indicate a relaxed, neighborhood-centric atmosphere, though it also comes with a need for awareness regarding speed and safety.
  • Infrastructure and Maintenance Challenges: Based on resident feedback, there have been recurring issues with power outages, boil water notices, and the operational status of amenities like the pool and gym. Trash management also appears to be a concern, with reports of uncollected refuse and issues with wildlife. These points are important for potential residents to consider and inquire about current status.
