Oak Meadows Introduce
For Washington state residents seeking homeownership or long-term living in the highly desirable and rapidly growing Camas area of Clark County, **Oak Meadows Mobile Home Park** offers a dedicated manufactured home community. Located in the scenic Fern Prairie neighborhood, this park serves as a key option for families and individuals looking for more affordable housing solutions while maintaining access to premium local resources. The park is characterized as a family-friendly, all-ages mobile home community, providing homes for sale on leased land.
The greatest draw of Oak Meadows Mobile Home Park is its location within the acclaimed **Camas School District**. For many residents, this is a non-negotiable benefit, offering access to top-rated schools, including Woodburn Elementary, Liberty Middle School, and Camas High School, making the park an attractive choice for families with children. The availability of housing in this park, with lot fees that typically include essential services, creates a vital pathway for entering an otherwise competitive and expensive housing market in Camas, WA.
The community environment is intended to be a quaint family park, where residents own their homes and lease the land (lot rent), fostering a true sense of property investment. Many of the homes available within the park have been updated and feature modern amenities such as brand-new roofs, updated heating/cooling systems like ductless heat pumps, and modern flooring. Homes in the park often feature multiple bedrooms and bathrooms, designed to accommodate families.
However, potential residents and investors should approach the opportunity with a clear understanding of the park's current operational status and condition. Some resident feedback, while dated, has indicated concerns regarding management responsiveness, specifically referencing difficulties with communication and follow-up on issues like maintenance and application deposits. Furthermore, some reviews mention the park is currently "run down, in need of SERIOUS repair," particularly citing **huge potholes** in the internal roads. This suggests that while the location and school district are excellent, the current condition of shared infrastructure and the need for improved management communication should be seriously investigated by any prospective buyer or renter. The park's management has been identified as an onsite resident manager or by Bob Johnston, with the official business listing active for many years, indicating a long-standing operation in the community.
It is always recommended that users interested in any property at Oak Meadows conduct thorough due diligence, including an in-person visit to assess the condition of the infrastructure, speak with current residents about their experiences, and directly verify all terms and policies regarding applications and deposits with the current management.

You are choosing the potential for a friendly, all-ages community life near the natural beauty of Lacamas Lake, all within an hour's commute of the major employment centers of Vancouver and Portland. However, the decision must be made with eyes wide open: prospective buyers should understand that the affordability comes with the potential trade-off of needing to deal with ongoing management and infrastructure concerns, such as the reported road conditions.
It is worth choosing for the location, the Camas schools, and the affordability of the modern, updated manufactured homes, but only if the potential resident is prepared to proactively engage with park management and factor in the current state of the park's internal common areas. By securing a home here, Washington residents can tap into one of the best local school systems and a prized community without the prohibitive price tag of traditional site-built homes in the area.

Oak Meadows Reviews
Went by to look at a spot. The office guy told us there was an open spot but one person was ahead of us. He told us to fill the application out anyways. We filled out the application and turned it in with a application deposit. The spot got rented out to someone else. We called for months to ask about it and got the run around. We finally went in person last week and was told the spot was rented out months ago. I asked for our application deposit back since there was no reason for a background check since someone got in before us. He was told we couldn't have it. I asked for a property management's number and he told me the property manager doesn't know about the spot that he is renting out and he would like to keep it that way. He gave us no number to call about our deposit and told us we couldn't get it back. I would stay away from this place.

The park is full of huge pot holes, I have made many phone calls to the park manager, and it takes DAYS before anyone calls back. The park in run down, in need of SERIOUS repair.
