- Lot Rental: Residents pay a monthly lot rent to lease the land on which their manufactured home is situated. This is a common practice in mobile home parks and covers the use of the designated lot and access to community amenities.
- Trash Removal: It is indicated that trash removal services are included in the lot rent for residents, simplifying waste management.
- Snow Removal (for common areas/roadways): Public feedback suggests that snow removal for common areas and roadways is typically provided by the park management. This is a valued service, especially during Pennsylvania winters.
- Grass Cutting (common areas): While individual lot maintenance is usually the resident's responsibility, the management company typically handles grass cutting in common areas.
- On-Site Management/Maintenance (limited scope): The park has a management presence, and reviews suggest that while general maintenance like grass cutting and snow removal is done, more significant or individual lot-specific issues might require persistent follow-up from residents.
It is important to note that specific utilities such as water and sewer may incur separate, minimum charges in addition to the base lot rent, as indicated in some property listings within the park. Prospective residents should clarify all included and excluded services and their associated costs directly with Nottingham Manor management or their real estate agent.

The primary "offer" of a mobile home park like Nottingham Manor is typically its inherent affordability compared to traditional housing, combined with the community-style living.
However, individual home sales within the park, whether new or pre-owned, might come with their own incentives from the sellers or real estate agents. For example, some listings mention the inclusion of appliances. Potential buyers looking for a home in Nottingham Manor should:

Nottingham Manor Mobile Home Prk Reviews
Love it here until the last year New neighbors on the street no consideration for neighbors junk in the yard and nothing‘s being done about it. I shouldn’t have to report it The park should be able to see it on their own The new neighbors probably has more adults and children that should be living in that house, but nothing’s done about it again, I shouldn’t have to report it they should be checking these things hilltop just not the same anymore with the cars lined up along the street on the weekends the cars in and out in for short period of time makes you wonder what’s going on over there But the quiet little streets on hilltop is not here anymore. Just ask any of my other neighbors.
Sep 07, 2024 · Larry HodgdenThe management company who owns and runs this park are horrendous. I`ve lived here since 2013 and have had issues at my lot for the last 7 years. The only time they even addressed one of many issues is when it affected the water supply of the whole park ! I still have issues of a severely eroding foundation under my home as well as the formation of black mold from a constant storm water run off problem which they refuse to address. The site managers never call back and I`ve been blocked from sending e-mails to our site manager. In addition, the lot rent has been increased every year since I`ve been here and trust me, as big as the management company is they don`t put any $$$ back into this park aside from grass cutting and snow removal.
Sep 06, 2022 · joseph pleasantI lived here from February 1998 to May 2011.13 years and 3 months.I really loved it there and wept some tears when I moved due some circumstances. They keep the park matained and clean.I moved I to a 1984 14×70 single wide and did a lot of upgrades on it.It's a very lovely peacful park.Lot rent was 240 a month in 1998 then to 400 when I moved out. Water bill was 25 in 1998 then to 125 in 2011.Pretty much lot rent is like that everywhere today in Chester County due to tax.I believe this is the most inexpensive park there is for a nice park. There's a lot of parks who are higher than here.Oxford Village is one of them.
Apr 09, 2017 · Michael WilsonThey keep raising the rent.; $55 per month in the past three years. Not bad for a park with two full time employees who never answer the phone.
