The owners and property managers do not keep up with proper and timely maintenance of their units or the park itself. We used to have a playground, until it was torn down and never built back. They charge an insane amount of rent 1100+Community rules are not enforced here. They have frequent issues with their main water lines, no doubt a lack of preventative maintenance on their part. By frequent, I mean every month. Now currently they have left us without running water for 5 days and counting now and do not try to remedy in any way, shape, or form. Even to their tenants that always pay on time and have never caused any issues and keep up with proper care of the home they rent.DO NOT BUY OR RENT FROM THESE PEOPLE. This is truly an awful place to live and definitely not worth what they charge. They collect well over 40k a month for this property in particular and they can’t even keep their properties habitable. And they wonder why they have empty lots with for sale signs sitting in them for years. - Cupcake Slayerx

North Pointe Mobile Home Community Introduce

Hello, fellow Tennesseans! When you're looking for a place to call home, especially in a mobile home community, it's essential to have all the facts. North Pointe Mobile Home Community, located in Cleveland, TN, is one such option. This article aims to provide a clear, factual, and informative overview for local users, drawing directly from available public information to help you make an informed decision about this community.

North Pointe Mobile Home Community is situated in Cleveland, Tennessee, offering mobile home living solutions. When considering any residential community, especially a mobile home park, understanding the living conditions and management practices is paramount. Public feedback indicates that prospective and current residents have reported significant concerns regarding the upkeep of units and the park itself. For instance, reviews mention that "the owners and property managers do not keep up with proper and timely maintenance of their units or the park itself." This includes specific issues such as a playground being torn down and not rebuilt, a detail that might impact families looking for amenities for children.

Furthermore, there are concerns raised about the enforcement of community rules, with one review stating, "Community rules are not enforced here." This lack of consistent rule enforcement could lead to varied living experiences within the park. Critically, recurring issues with the main water lines have been highlighted, described as "frequent issues," with instances of residents being left "without running water for 5 days and counting." These reported problems, including mold, leaky roofs, and sewage backups, suggest potential habitability challenges. It's important for any potential resident to investigate these claims thoroughly, as they speak to the fundamental comfort and safety of living in the community.

North Pointe Mobile Home Community is located at 5225 N Lee Hwy, Cleveland, TN 37312, USA. This places the community along a significant thoroughfare in Cleveland, Tennessee. Cleveland itself is a city in Bradley County, known for its industrial roots and proximity to the Cherokee National Forest.

The location on North Lee Highway provides relatively easy access to local amenities within Cleveland. Residents would likely find themselves within a reasonable driving distance of grocery stores, schools, various retail establishments, and other services available in the city. Cleveland offers a blend of suburban convenience with access to natural outdoor spaces, being approximately 30 miles northeast of Chattanooga. This proximity means that while residents are in a smaller city environment, they also have access to the broader metropolitan area's employment opportunities, entertainment, and cultural attractions if needed. However, concerns regarding internal park maintenance, such as water line issues and non-enforcement of rules, could impact the practical accessibility and comfort of day-to-day living within the community itself, regardless of its external geographic convenience. Prospective residents should consider how these internal factors might affect their personal experience of the location and its accessibility.

Based on the provided public feedback, the perceived level of services offered at North Pointe Mobile Home Community is a significant area of concern for residents. While a mobile home park typically aims to provide a habitable environment and some level of community amenities, the reviews suggest that certain fundamental services may not be consistently maintained:

  • Unit Maintenance: Residents have reported a lack of "proper and timely maintenance of their units," including issues such as mold, leaky roofs, and sewage backups in rental homes. This indicates a potential deficit in routine and emergency repairs for the mobile homes themselves.
  • Park Maintenance: Beyond individual units, the overall upkeep of the park has been criticized, with statements like "do not keep up with proper and timely maintenance of... the park itself." The removal of a playground without replacement is cited as an example, suggesting a decline in communal amenities.
  • Water Utilities: Frequent and prolonged "issues with their main water lines" are a major concern, including instances where residents have been left "without running water for 5 days and counting." This points to significant deficiencies in maintaining essential utility services.
  • Rule Enforcement: Reviews explicitly state that "Community rules are not enforced here," which can lead to inconsistencies in the living environment and potentially affect the peace and comfort of residents.
  • Management Responsiveness: The feedback implies a lack of responsiveness from owners and property managers in addressing maintenance issues and resident concerns, particularly regarding water outages, without clear efforts to "remedy in any way, shape, or form."
  • Cost vs. Value: Residents express that the "insane amount of rent" charged ($1100+) is not justified by the quality of the living conditions or the services provided, questioning the overall value proposition.

Based on the direct feedback from current and former residents, North Pointe Mobile Home Community presents several reported features and highlights that prospective tenants should be aware of:

  • Reported Lack of Timely Maintenance: A recurring theme in reviews is the reported failure of owners and property managers to perform "proper and timely maintenance" on both rental units and the park's infrastructure. This includes significant issues like mold, leaky roofs, and sewage backups in homes.
  • Frequent Water Line Issues: A critical highlight, or rather a significant concern, is the "frequent issues with their main water lines," leading to extended periods "without running water." This suggests unreliable essential utility service.
  • Unenforced Community Rules: Residents state that "Community rules are not enforced here," which can result in an inconsistent living environment and potentially impact the quality of life for all tenants.
  • High Rental Costs Relative to Perceived Value: Rent is described as an "insane amount... 1100+" which, according to reviews, is not commensurate with the standard of living or maintenance provided.
  • Absence of Previously Available Amenities: The removal of a playground that was "torn down and never built back" indicates a potential reduction in community features over time.
  • Expressed Dissatisfaction from Tenants: The strong advice from former residents to "DO NOT BUY OR RENT FROM THESE PEOPLE" due to the property not being "habitable" is a critical highlight of the overall sentiment.
  • Potential for Empty Lots: The mention of "empty lots with for sale signs sitting in them for years" might suggest challenges in attracting or retaining residents, potentially stemming from the aforementioned issues.

Based on the consistent and strong feedback from current and former residents, this community presents significant challenges that directly impact its suitability as a desirable living option.

The recurring issues with fundamental maintenance, including serious concerns like mold, leaky roofs, sewage backups, and frequent, prolonged water outages, are critical factors that directly affect habitability and quality of life. These are not minor inconveniences but rather core aspects of residential comfort and safety. Furthermore, the reported lack of enforcement of community rules suggests a potential for an inconsistent or less structured living environment, which may not appeal to those seeking a well-regulated community. The sentiment that the "insane amount of rent" is not justified by the living conditions is a serious concern regarding value for money.
