North County Village Introduce
**North County Village** in Thornton, Colorado, represents a significant and sizable manufactured home community serving the North Denver Metropolitan area. For many Colorado residents, particularly those seeking an alternative to the region’s high cost of traditional housing, manufactured home communities offer an essential, more affordable path to homeownership. In this model, residents own the physical home structure while leasing the land lot, which often results in a lower entry price for the dwelling itself. North County Village is an established, all-ages community of considerable size, featuring approximately 425 home spaces.
Situated in Adams County, Thornton is a rapidly growing suburban city known for its convenient location and expanding amenities. However, the decision to reside in a manufactured home community, like North County Village, involves weighing the financial benefit of homeownership against the recurring cost of the lot lease and the regulations set by park management. Public feedback for North County Village suggests that while the homes themselves can be attractive, the **lot rent** is a major consideration, with some residents noting that the cost may approach or exceed what one might pay for a condo or townhome. Furthermore, reviews point to what residents perceive as severe and sudden enforcement of parking rules, resulting in steep penalties for minor infractions without prior warning. This highlights the need for prospective residents to fully investigate all rules, policies, and the latest lot rent figures before committing to a home purchase.
The community is located at 9700 Riverdale Rd, Thornton, CO 80229. This address places it strategically in a well-connected area of the North Denver Metro region, providing easy access to key commuter routes and local services.
- **Commuter Rail Access:** North County Village is conveniently located near the RTD N Line, with the **Thornton Crossroads - 104th Station** just a short drive away (approximately 3 minutes or 1.4 miles). This is a major advantage for residents commuting into Downtown Denver without traffic hassle.
- **Highway Access:** Quick access to major arteries, including I-25, facilitates travel to Denver, Boulder, and the Denver International Airport (DIA), which is roughly a 30-minute drive away.
- **Local Amenities:** Residents have easy access to shopping centers like **Colorado Marketplace** and the **Shops at Settlers Chase**, both approximately a 4-minute drive away, ensuring daily necessities and retail are close at hand.
- **Inclusivity Features:** The property is committed to accessibility, featuring a **wheelchair accessible entrance** and **wheelchair accessible parking lot**.
- **Area Attractions:** Nearby points of interest for recreation include the **Rocky Mountain Arsenal National Wildlife Refuge** and the **Butterfly Pavilion**.
The surrounding area offers a variety of employment opportunities in the growing Thornton business parks and the ease of reaching regional amenities in the Northglenn and Westminster areas.
The management of North County Village provides the essential services required for a large manufactured home community, covered by the monthly lot rent.
- **Lot Leasing and Utilities:** The fundamental service is providing the land lease for the home sites, including connections to water, sewer, and electric services.
- **Community Management:** Professional management oversees the daily operations, including administration, collection of lot rent, and enforcement of all community rules and regulations.
- **Grounds Maintenance:** Management is responsible for the upkeep and maintenance of common areas, community roads, and shared infrastructure to ensure a habitable environment.
- **Rule Enforcement:** A key function of management is enforcing rules related to vehicle registration, parking, and general conduct, which, as noted by residents, can be strictly and swiftly executed.
- **Waste Management:** Standard services typically include organized residential trash and recycling pickup.
Prospective residents are strongly encouraged to obtain a copy of the official park rules and sign them before closing on a home to ensure a clear understanding of all restrictions, particularly those concerning vehicle parking.
As a sizable manufactured home community, North County Village likely offers several community features and amenities designed to improve the quality of life for its residents, typical of modern park development.
- **Community Amenities:** Public records of similar properties in the area and general industry standards suggest North County Village may offer key amenities such as a **clubhouse** for community events and a **swimming pool**, which are highly valued for family recreation.
- **Park Size:** With 425 spaces, the community is large, indicating a significant neighborhood feel and high availability of homes, contributing to a diverse resident base.
- **Affordable Home Prices:** The home structures within the community are generally priced at a level significantly below traditional stick-built homes in the greater Denver area, making homeownership attainable.
- **Strategic Commuter Access:** The exceptional proximity to major rail and road links, as highlighted in the location section, is a major benefit for residents who commute across the Front Range.
- **Variety of Home Styles:** The community features a mix of manufactured homes, offering various sizes, layouts, and ages to meet different family needs and budgets.
While the available public data does not explicitly list all amenities, the size and location suggest a strong commitment to providing a full residential experience. Potential buyers should inquire about the exact amenities, such as a playground or pool, during their visit.
For inquiries concerning lot rent, home listings, community guidelines, or to report any issues, residents and prospective buyers should use the following official contact information:
**Address:** 9700 Riverdale Rd, Thornton, CO 80229, USA
**Office Phone:** (303) 252-4551

North County Village is a worthwhile choice for Colorado residents who are primarily seeking **accessible homeownership in a superior commuter location** within the highly competitive North Denver Metro market. The most compelling reason to choose this community is the combination of **lower home purchasing prices** and the **excellent proximity to major public transit (RTD N Line) and highways**, which is crucial for those working in Denver or at DIA. This provides a balance of an affordable purchase with significant regional convenience.
However, potential residents must give substantial weight to the public feedback regarding the high lot rent and the strict, punitive enforcement of parking and other rules. Before purchasing a home, it is essential to contact the office for the **current lot rent rate**—as it may be comparable to apartment or condo rents—and obtain, read, and understand the full list of community regulations, especially those pertaining to vehicles, to avoid unexpected fines. For buyers who prioritize this specific location and lower home price, and who can comfortably accommodate the current lot rent and strict rules, North County Village offers a strategic, family-friendly place to live.

★ 5★ 4★ 3★ 2★ 1There's currently a beautiful home for sale, but with the reviews and lot rent... might as well look at condos and town homes.
September 02 · SamanthaThey will boot your car within 40 min of parking with no warning. Brutal, it’s $160 too that’s a ton of money for such a steep penalty with no warning we had the door open because I was coming in and out. Then they don’t show up when they say they will to unboot tour car either, just a brutal way to extort money from not so wealthy people either. THERES NOT EVEN A NO PARKING SIGN
September 10 · Shane MillerSLUM, Trashy Park. They take your lot rent.. No Problem. But the upkeep of park is really BAD!! It's Sanctuary living at it's Finest
June 26 · TecumsehThe rules are absurd - you can own your home, but they charge pet rent for indoor cats/dogs. You rent the lot your house sits on, but they don't do maintenance, you do, and it must be to their specifications. Any complaints are answered with "if you don't like it, you can move your trailer". The park itself is pretty quiet, we have 2 pools and a shadeless gravel playground. It's near great walking paths and close to shops and things. A new bright LOUD ballpark was just put in next door to us. There are pros and cons, which is true of any park. We have many free-range children who actually play outside, which I think is awesome. I just recommend that you do your homework and make sure you can live with the rules before you buy.
June 19 · Nyte RozeThe streets are terrible!!! They keep raising lot rent but don't do any repairs on anything. There are giant holes in the road! The pools are awful and are closed down 50% of the time during the summer. I didn't go at all last couple years because of how gross the water looked how cold the water was and then it was closed a few times. It seems they only enforce the rules for the white residents. You can do whatever you want if you are Hispanic.
