Nehalem Bay Trailer Park Introduce
Welcome to Nehalem Bay Trailer Park, a well-known residential mobile home community nestled in the picturesque town of Nehalem, Oregon. For Oregonians seeking a unique coastal lifestyle or an affordable long-term residence near some of the state's most beloved beaches and bays, this park offers a distinct, permanent housing option compared to the many temporary campgrounds in the area. Located directly on the scenic US-101, the community provides residents with a base from which to enjoy the natural beauty and small-town charm of the North Oregon Coast.
The Nehalem area is characterized by its tranquil bay, the Nehalem River estuary, and the stunning backdrop of Neahkahnie Mountain, which separates it from the popular beach town of Manzanita. Residents of Nehalem Bay Trailer Park benefit from this prime location, offering easy access to fishing, crabbing, clamming, and simply soaking in the coastal environment. The park provides dedicated spaces for residents' manufactured homes, representing a significant source of long-term housing in a region predominantly geared toward seasonal tourism and vacation rentals. This residential focus is what sets it apart from neighboring RV parks and state park campgrounds, providing a true sense of community and stability.
While the name "Trailer Park" might suggest a purely transient environment, this site functions as a mobile home community, meaning it is set up for permanent or long-term residency. This model typically includes lot rental for resident-owned manufactured homes, providing essential infrastructure like utility connections. However, like any small community, the quality of living and operational standards can vary over time and depend heavily on the resident population and management practices. Potential residents often find the primary draw to be the attractive price point for owning a home in a highly desirable coastal location, an increasingly rare opportunity on the Oregon Coast.
Nehalem Bay Trailer Park is strategically located on the iconic US-101, the main coastal highway that traverses the length of Oregon. The exact location is: 36455 US-101, Nehalem, OR 97131, USA.
This placement ensures residents have excellent vehicular access to surrounding areas. The charming, artsy town of Nehalem is just a short drive away, offering local businesses, small shops, and dining options. Crucially, the community is located in the immediate vicinity of Nehalem Bay State Park, one of the Oregon Coast's premier recreation destinations.
- Proximity to Recreation: The park is close to the mouth of the Nehalem River and the expansive Nehalem Bay, providing instant opportunities for boating, kayaking, crabbing, and fishing.
- Beach Access: While the park is located on the highway, it is a short distance from the stunning beaches of Manzanita and the Nehalem Bay spit. A review notes that for elderly residents, the "trek to the beach" may require pacing, indicating it is not a direct, immediate walk but certainly accessible by a quick drive or a dedicated walk.
- Local Hubs: The towns of Manzanita (known for upscale boutiques and eateries) and Wheeler (known for its quiet bayfront and marinas) are just minutes away, providing diverse shopping and entertainment beyond what is available in Nehalem proper.
- Highway Convenience: Its location on US-101 provides straightforward driving access both north toward Seaside and Astoria, and south toward Tillamook and the Three Capes Scenic Route.
As a permanent mobile home park, the services offered primarily revolve around maintaining the infrastructure necessary for year-round residential use. Unlike transient RV parks, which focus on daily amenities, a mobile home park provides the groundwork for homeownership. Based on its classification and typical operation, the park offers:
- Residential Lot Space: Dedicated, long-term leased land plots for resident-owned manufactured homes.
- Utility Connections: Essential hookups including water, electricity, and sewer connections for permanent residences.
- Highway Accessibility: Direct, easy vehicular access from Highway 101, simplifying commutes and travel.
- Waste Management: Standard community waste disposal and recycling services are typically managed for residents.
- Proximity to Services: Immediate access to the commercial facilities along the US-101 corridor, including fuel, groceries, and repair shops in the nearby communities.
It is important for prospective residents to inquire directly about which utilities are included in the lot rent and which are paid for separately, as this often varies in mobile home communities. Given the nature of coastal living, having reliable utility connections is a top priority for comfortable year-round residency.
The primary highlights of Nehalem Bay Trailer Park center on its geographical position and the economic value it represents for Oregonians seeking coastal residency.
- Affordable Coastal Residence: The biggest draw is the opportunity for relatively affordable homeownership on the highly sought-after North Oregon Coast. This model often provides a significantly lower barrier to entry than purchasing stick-built homes in neighboring Manzanita or Cannon Beach.
- Year-Round Coastal Environment: The park offers a stable living situation, allowing residents to fully embrace the coastal lifestyle—from winter storms to summer sunshine—without the pressure of seasonal vacation crowds affecting residency.
- Access to Nehalem Bay Activities: The proximity to the bay means residents can enjoy crabbing, fishing for salmon, and boating without a long drive. The bay is a sheltered, calm environment ideal for paddle sports and estuary viewing.
- Gateway to North Coast Attractions: The community is situated near an abundance of natural wonders, including Oswald West State Park (known for its temperate rainforest and secluded Short Sands Beach) and the towering views from Neahkahnie Mountain.
- Community Focus: As a permanent residency location, the park naturally fosters a stable, long-term community of locals, which can be a welcome environment compared to transient rental areas.
However, it is vital to note that one customer review mentions serious legal and ethical concerns regarding the transfer of home titles, suggesting that potential buyers should exercise extreme caution, ensure all paperwork is handled by independent legal counsel, and verify the community's standing with local agencies before making any purchase or residency commitment. Diligence in these matters is highly recommended for all potential manufactured home buyers.
For specific questions about lot availability, current rental rates, community rules, and to verify the legal and procedural requirements for residency, please use the contact details below. It is always best to speak directly with the management or a trusted representative to confirm all information.

Choosing Nehalem Bay Trailer Park is primarily a choice for coastal affordability and unique access to the lower Nehalem Bay area. For Oregon residents whose primary goal is to live near the beach, bay, and forest lands of the North Coast without the prohibitive cost of Manzanita real estate, this mobile home park offers a pragmatic solution. Its location directly on US-101 is a functional advantage, simplifying daily errands and travel to nearby Tillamook or Astoria.
The stability of a permanent manufactured home community, complete with essential utility hookups, is a significant benefit over short-term rentals or transient RV camping. Residents can establish long-term roots and enjoy a consistent connection to the rugged, beautiful coastal environment. The close proximity to Nehalem Bay State Park means world-class crabbing, hiking, and wildlife viewing are just outside the door, providing an exceptional quality of life for outdoor enthusiasts.
Prospective residents are strongly advised to investigate the community's management reputation and confirm all legal documents, particularly those related to home and lot ownership, with the utmost rigor. However, for those who prioritize location, affordability, and a connection to the Oregon Coast's natural playground, Nehalem Bay Trailer Park presents an undeniably attractive opportunity to claim a piece of the coast.

Nehalem Bay Trailer Park Reviews
- Great but it is a trek to the beach.elders have to pace ourselves! August 12 · Deb Biel
- SKEEEEEZY!!!! My mom purchased a home, paid it off and asked for the title for TWO YEARS BEFORE SHE PASSED ! Al refused to hand over the title , he then put the home in his name, ILLEGALLY while I dealt with all required legal filings. HE DOES THIS OVER AND OVER with trailers in the park and prays on older citizens to rip of family members. June 04 · Mikala Zytniowski
- I know a few of those staying within the park. A few years ago the park was purchased by new owner who has been cleaning up the image of the park, issuing standards that need to be met to stay within the park. It looks nice, while it may be a bit crowded for me, to each their own. July 24 · Jeremy Mulcahy-Hill
- The guy who runs this place is crooked. We tried to purchase a home here. Warren Peterson took a $6,000 deposit check from us. He said it was so he could take the house off the market. He did not, he continued to show the home, found a cash buyer, and sold the house out from under us right as the loan company was cutting a check. He also tried to steal an additional $3,000 from us, which he stated was non-refundable. Be careful when dealing with this crooked criminal. June 02 · Chere Fenton
- Did not like drunk people, as the were loud til after 3am, and nothing was done. Also no toilet paper in some stalls, and no paper towels, and some soap dispensers were out of soap. As well as some dogs off leash March 13 · Glenda Anderson
