For Tennessee locals, My Place at Old Towne Village in Smyrna offers a particular set of considerations that may make it suitable for certain individuals and families seeking housing. The appeal of mobile home park living often centers on a balance of affordability and community, distinct from traditional single-family homes or apartment rentals.
One of the primary reasons a place like My Place at Old Towne Village can be suitable for locals is its potential for a more affordable entry into homeownership. For many Tennesseans, the rising costs of traditional housing can be a significant barrier. Mobile homes, while requiring a lot lease, can offer a lower initial investment and potentially reduced property tax burdens (as typically only the home, not the land, is owned by the resident), making homeownership more attainable. This financial aspect can free up resources for other priorities, which is a major draw for local families and individuals managing budgets.
Furthermore, the location in Smyrna, Tennessee, is highly advantageous for local residents. Smyrna is a thriving community with a strong local economy and proximity to the vast job markets and entertainment options of Nashville. For those who work in Rutherford County or commute to Nashville, the ease of access to major interstates and highways is a significant benefit.
The community aspect often found in mobile home parks can also be a significant draw for locals. Unlike large apartment complexes where neighborly interactions might be limited, mobile home parks often foster a closer-knit environment. Residents tend to stay for longer periods, which can lead to a stronger sense of community, shared activities, and mutual support among neighbors. For families, this can mean a safer and more stable environment for children to grow up in, with opportunities for them to connect with other kids in the park. For individuals, it can offer a sense of belonging and camaraderie.
While the provided reviews highlight significant concerns regarding management and maintenance at My Place at Old Towne Village, it is crucial for any prospective resident to fully investigate these aspects. Directly engaging with current residents (if possible and appropriate), making multiple visits to the property, and having thorough discussions with management about their policies on maintenance, communication, and tenant relations are indispensable steps. Understanding the specific terms of the lease agreement, particularly concerning responsibilities for repairs and heating/cooling, is also paramount to avoid potential issues. For locals, the decision to choose My Place at Old Towne Village, or any mobile home park, should be made with a complete understanding of both the potential benefits of this housing type and the specific operational details and reputation of the community's management.

My Place at Old Towne Village Reviews
Stay far away from this place. Rudest manager in town. Lived there 3 weeks and my heat went out during a snow storm. Was told they didn’t have any portable heaters to provide my children and I. Was then told they were all sold out every where as well. Went 19 days with no heat and no care in the world. Was told parts were on order but on the 19th day they replaced the entire unit. Reported issues that needed fixed and they were NEVER fixed. I had to replace my own toilet seats and do any repairs I could do myself. I suggest never ever living here. It’s only a matter of time before someone sues them and they end up out of business or getting new ownership and management.
May 12, 2025 · amanda kurtzThis is the worst place in my entire life where I have lived. If you are a good person and you want to live in a quiet place where the administration of the place treats you with dignity, respect and education, then never in your life will you live there.Never before has a community manager been so extremely rude and gross to me and my entire family. This person has no education, he is not friendly, he is the worst thing I have seen, and I really would love if what happened to me and my family in that place would happen to no one else.
