Mobile home communities are often chosen for their affordability and the unique sense of neighborhood they can foster. Mulberry Acres has been described as a place with "amazing neighbors" and a "bunch of kids," suggesting a vibrant, family-friendly atmosphere. This aspect can be very appealing to those looking for a community where children can play and neighbors interact.
However, it's also crucial to address all available feedback to paint a complete picture. While some residents have praised the park's cleanliness, others have raised serious concerns regarding the condition of the mobile homes themselves, particularly related to pest infestations and structural issues. This article will present both the positive attributes and the critical feedback to help Missouri locals make an informed decision about whether Mulberry Acres Mobile Home Park aligns with their housing needs and expectations.

Features / Highlights:
- Amazing Neighbors: A standout positive is the reported quality of neighbors, creating a potentially strong and supportive community environment.
- Family-Friendly Atmosphere: The presence of "a bunch of kids" suggests a lively and suitable environment for families, fostering a sense of community among younger residents.
- Reported Cleanliness of Park Grounds: One reviewer states the "trailer park is very clean," indicating positive perceptions of the overall tidiness of the common areas.
However, it is crucial for prospective residents to be aware of significant concerns raised by other customer reviews, particularly concerning the condition of the mobile homes themselves:
- Pest Infestations: A severe concern is the report of trailers being "infested with bed bugs, ants, roaches." This suggests a significant issue with pest control within the rental units.
- Black Mold: Another critical health and safety concern raised is the presence of "BLACK MOLD" inside the trailers.
- Misrepresentation of Unit Condition: The review alleges that management "will tell you their trailers are clean and brand new on the inside or 'just redone'" when, in reality, they are not. This points to potential discrepancies between advertised and actual conditions of the rental units.
- Unresponsive Management to Critical Issues: A major highlight of concern is the allegation that management "Won’t even work with you when you provide evidence and ask for them to be taken care of" regarding infestations and mold. This suggests a significant lack of responsiveness to serious health and safety concerns.

For locals in the Missouri region, particularly those in Jackson, Mulberry Acres Mobile Home Park presents a complex picture. On one hand, it offers the undeniable appeal of a family-friendly community with reportedly "amazing neighbors" and a clean park environment, making it seem like a potentially welcoming place for those seeking an active neighborhood with children. Its location in Jackson, with access to good schools and city amenities, further enhances its practical appeal.
However, the severe negative feedback regarding the internal condition of the rental units—specifically allegations of bed bug, ant, and roach infestations, alongside black mold, coupled with a reported lack of timely management response to these critical issues—cannot be overlooked. These are significant health and safety concerns that directly impact the quality of life within the homes.
Therefore, while the community aspect might be inviting, prospective residents should exercise extreme caution. For Texans considering Mulberry Acres, it is absolutely paramount to conduct a thorough, in-person inspection of any specific unit they are considering, beyond just the general park grounds. It is also advisable to speak with multiple current residents about their experiences with unit maintenance and management responsiveness. Given the conflicting reviews, especially concerning the livability of the homes themselves, Mulberry Acres Mobile Home Park is most suitable for those who can independently verify the unit's condition and are prepared to advocate strongly for any necessary repairs, or perhaps for those bringing their own mobile homes and only seeking a lot rental.

Mar 26, 2025 · Heather CowsertPLEASE DO NOT MOVE HERE!!!! These people will tell you their trailers are clean and brand new on the inside or “just redone” when in reality they are infested with bed bugs, ants, roaches, and BLACK MOLD. Won’t even work with you when you provide evidence and ask for them to be taken care of. Worst experience ever and this was supposed to be my first home away from home.
Jun 16, 2024 · Taylor CookCan't keep the water on for one day. I'll go to use the sink or bathroom and there is no water almost all the time. Hot water will only stay on for about thirty minutes. And on top of that when we got the trailer it had only one lock on the front door and back.
Mar 18, 2024 · RedDevillI have been in mulberry acres park for 21 years and I have seen a lot of managers come and go we had Monty who was my favorite and first one than a group of lender who formed corporate company investors in the park and I must say that I only know of 5 neighbors in my park all the year's we still have a lady who lives up by new York city and owned townhouses out east. She has always been very nice and accessible when you need to call her. That is the owner's address now. Karen has done a lot of finish up Ann and her job gotta say that the journey is very ruffle feathers that some people don't like. Me I have stayed in my dead end of the street and I don't talk to 4 people who lived across from meVery nice folks. I have managed this 21 yrs now and I am 80 yrs old. My problem is that I moved into here we were to get free pickup at the driveway when we got something to big too haul to dumpster and I have some things I have to get moving to the dumpster that is and was the agreement that I first signed up for. Now we have had so many rules and regulations changed it gives us a very bad reputation. I have followed my rules. But I had a dog who the children play with and they don't want you to do that with the kids in the park so I was forced to give up my dog Baxter or moved out. Knows that I couldn't afford to move out of the park. So I think that it is your choice and reading this longer list of rules. Make sure that it doesn't effects your family and children. Other wise I am happy in my corner and I don't bother anyone even Karen. Good luck and I love my lot.
Nov 21, 2020 · Leila RenfroOwners/ managers only care about form over function.. every time I've told them about a problem it gets completely ignored.. meanwhile I get complaints about the yard being more than 3" every few months or so.. unless it's the only option I wouldn't move back in.. also they charge you they say after they warn you about your yard.. as someone who works nights this is very unmanageable some weeks
