Moundsville Mobile Home Park, located at 2300 7th St, Moundsville, WV 26041, USA, is one such community that potential residents might encounter during their search. While mobile home parks can offer a unique and often affordable housing solution, it is important to delve into the specifics of each location to ensure it aligns with your expectations and needs. This article aims to provide an honest and factual overview of Moundsville Mobile Home Park, drawing directly from publicly available resident reviews to offer a realistic perspective for local West Virginia users.
The decision to move into a mobile home park involves evaluating various factors, including the quality of infrastructure, responsiveness of management, and overall living conditions. In West Virginia, as in many states, mobile home communities are designed to provide a plot of land for manufactured homes, with residents typically owning their homes and renting the lot. This arrangement necessitates a reliable and well-maintained environment. Unfortunately, reviews for Moundsville Mobile Home Park indicate significant concerns regarding these very aspects, making it imperative for prospective residents to be fully informed before making any commitments.
Our objective is to present clear, engaging, and informative content that assists West Virginia residents in making well-informed housing choices. By directly addressing the points raised by current and past tenants, we hope to provide a transparent look at what living in Moundsville Mobile Home Park might entail, helping you to weigh the pros and cons carefully.
Moundsville Mobile Home Park is situated at 2300 7th St, Moundsville, WV 26041, USA. Moundsville is a city in Marshall County, West Virginia, known for its historical landmarks such as the West Virginia Penitentiary. The park's location on 7th Street places it within the general urban fabric of Moundsville, offering proximity to local amenities.
From a general accessibility standpoint, Moundsville is connected to surrounding areas via state routes and is relatively close to major arteries like US-250 and potentially Interstate 70 to the north, providing connections to Wheeling, WV, and beyond. This means that residents typically have access to grocery stores, gas stations, dining options, and other essential services within a reasonable driving distance in Moundsville.
However, despite its central location, a significant concern raised by residents pertains to the internal accessibility and maintenance of the park itself. Reviews explicitly state, "The roads are horrible, like living in swamp and not kept up!!" and "The roads are not kept in shape." This direct feedback suggests that while the park might be conveniently located within Moundsville, the internal infrastructure could pose substantial challenges for vehicle access and daily living, impacting the overall quality of life within the community. For those considering moving a mobile home or parking an RV, the condition of internal roads is a critical factor that must be taken into account.
Based on the nature of a mobile home park, Moundsville Mobile Home Park primarily offers lots for the placement of manufactured homes. For such communities, standard services typically include:
- Lot Rentals: Providing a designated plot of land for a privately owned mobile home or RV.
- Utility Hookups: Generally includes access to water, sewer, and electricity connections for each lot.
However, resident reviews cast significant doubt on the quality and reliability of these fundamental services. Specific concerns highlighted include "low water pressure in most mobile homes," indicating potential issues with basic utility provisions. Furthermore, the management's responsiveness is heavily criticized: "management does not get back to you in a timely manner (and if they do they make case promises that never have resolution)," suggesting a severe lack of timely and effective support for residents' needs.
There is also no mention of common amenities often found in well-regarded mobile home or RV parks, such as laundromats within the park, recreational areas, or well-maintained common spaces. In fact, a comparison is made to another local park, Varlas, which does offer a laundromat, further highlighting a potential lack of convenient on-site services at Moundsville Mobile Home Park.
Based on the direct feedback from customer reviews, the features and "highlights" of Moundsville Mobile Home Park are unfortunately characterized by significant negative aspects. It is crucial to present these candidly for the benefit of prospective residents:
- Poor Road Conditions: A prominent complaint is that "The roads are horrible, like living in swamp and not kept up!!" and "The roads are not kept in shape." This impacts vehicle access and overall living quality.
- Inadequate Water Pressure: Residents report "low water pressure in most mobile homes," which is a fundamental utility issue.
- Unresponsive Management: A major concern is that "management does not get back to you in a timely manner (and if they do they make case promises that never have resolution)," indicating a lack of support for residents' needs.
- Frequent Rent Increases: Rent is reportedly raised "every three months," leading to unpredictable and rising living costs for residents who own their trailers but rent the lot.
- Lack of Owner Contact: Residents state there is "no way to get into contact with the owner of the trailer park because they only show the manager’s contact information in the rent payment app," hindering escalation of unresolved issues.
- Inconsistent Billing: "They don’t even send out the bill for rent on time in the mail, and some people have never got a bill in the mail," creating potential confusion and late payment issues.
- High Lot Rent Compared to Value: A resident notes that owning a trailer still incurs high monthly fees ($550, with increases), which is considered unreasonable given the lack of park maintenance and services.
- Eviction Concerns: There is a stated concern that if rent is not paid, even with frequent increases, "they will evict you and take your trailer from you."
The overarching theme from the reviews suggests a critical lack of maintenance, transparency, and resident support, which significantly detracts from any potential positive features of the park's location or basic offerings.
There are no promotions or special offers publicly advertised for Moundsville Mobile Home Park. On the contrary, the reviews highlight a concerning trend of frequent rent increases. One resident explicitly states, "I have lived here for only 3 months and they have now raised fees by $50. $50 may not seem like a lot, but it is when you own the trailer and you are only renting the lot. Why do they increase the lot rent so often when they do not take care of the roads or the residents‘ needs inside?" This suggests a pattern of rising costs without corresponding improvements in services or maintenance.
Given the negative feedback regarding management responsiveness and unpredictable rent hikes, prospective residents should be extremely cautious and seek clear, written documentation of all fees, payment schedules, and any potential increases before committing to a lot rental agreement at Moundsville Mobile Home Park. It appears that securing stable and predictable pricing may be a significant challenge.

- Phone: (304) 578-5210

However, it is important to note the significant concern raised by residents regarding communication: "management does not get back to you in a timely manner" and "no way to get into contact with the owner of the trailer park because they only show the manager’s contact information in the rent payment app." Prospective residents should be aware of these reported difficulties in communication and management responsiveness when attempting to make contact or seek information.
Based on the direct and extensive feedback from current and past residents, Moundsville Mobile Home Park in Moundsville, WV, appears to present significant challenges for locals seeking a stable and well-maintained living or RV parking solution. While mobile home parks can be a viable option for affordable housing in West Virginia, the concerns raised in the reviews regarding "horrible" and unkempt roads, "low water pressure," unresponsive management, and frequent, unexplained rent increases are substantial.
For West Virginia residents considering this park, it is crucial to understand that the current public perception points to a challenging living environment with unpredictable costs and a reported lack of attention to resident needs and property maintenance. The comparison made to other local parks like Varlas, which are described as "much more reasonable" with better amenities, further underscores these concerns. While every individual's experience may vary, the consistent themes across multiple reviews suggest that Moundsville Mobile Home Park, in its current state, may not be a suitable choice for those seeking a well-managed, comfortable, and stable mobile home or RV park community in West Virginia. Prospective residents are strongly advised to explore all other available options in the Moundsville area and conduct thorough due diligence, including speaking with current residents if possible, before considering Moundsville Mobile Home Park.

Moundsville Mobile Home Park Reviews
The people that says this is a very nice park are you sure we are talking about same park?!! Couldn’t be!!! The roads are horrible, like living in swamp and not kept up!!
Mar 14, 2025 · Christy EllerDo not move here!!! The roads are not kept in shape, there is low water pressure in most mobile homes, management does not get back to you in a timely manner (and if they do they make case promises that never have resolution), and they raise the rent every three months. There is also no way to get into contact with the owner of the trailer park because they only show the manager’s contact information in the rent payment app. I have lived here for only 3 months and they have now raised fees by $50. $50 may not seem like a lot, but it is when you own the trailer and you are only renting the lot. Why do they increase the lot rent so often when they do not take care of the roads or the residents‘ needs inside? They don’t even send out the bill for rent on time in the mail, and some people have never got a bill in the mail. Other trailer courts in Moundsville are much more reasonable like Varlas, where the rent is less than $300 and they also have a laundromat. You can buy a trailer down here and own it and still have to pay $550 per month (until they raise rent again) or they will evict you and take your trailer from you. I would not recommend ever living here, even if you’re down on your luck.
Aug 22, 2024 · jackson LangstonThe roads inside the park are horrible!! The potholes are big enough to swallow a car and cause cars that are lower to the ground scrape the road also you can't get out of your vehicle without stepping in a mud hole. I wouldn't recommend going here unless you absolutely have to.
