I have lived here 3 years now knowing the previous owner Jeff did not have these places up to code. My ceiling is falling in, I mean actually falling in, I had to get an exterminator for the roaches because I have stage 3 lung cancer and I'm in chemo. I can't live with filthy bugs. Now I am having problems with the electricity and have started smelling hot wires. Whoever owns this now won't even respond to me.The department of health has flagged this place several times since February. I think it's about to be shut down because nothing is up to code and these places are fires waiting to happen. Do not come here! It's becoming a horror not to mention the serious sewage issues. If you have any questions please contact Tiffany Harless at the Anderson Township Trustees office. She is meeting with the state AG about this place; the consensus is it's a scam: a pump and dump. There's no maintenance here at all and the so called property manager, Jason, (Jake) turns ppl in to whoever owns this place for small infractions and they add huge fees to ppls rent.Sharon Cain - Sunnie Dee
Mounds Mobile Home Park Overview Intro Photos Location Reviews

Mounds Mobile Home Park Introduce

For individuals and families in Indiana seeking affordable housing, mobile home parks often represent a significant option. In Anderson, Indiana, Mounds Mobile Home Park has been a part of the local housing landscape for some time, located conveniently at 2721 Mounds Rd. However, recent changes in ownership and management, as highlighted by current residents, have brought forth critical considerations that potential and current residents in the Indiana region should be fully aware of.

While mobile home parks can offer a more economical path to homeownership or a streamlined living arrangement, the quality of life within these communities is heavily dependent on management, maintenance, and adherence to housing standards. Reviews from current residents of Mounds Mobile Home Park paint a concerning picture regarding property conditions, responsiveness of new ownership, and a perceived decline in living standards. This article aims to provide a factual and comprehensive overview of Mounds Mobile Home Park, detailing its location, typical services, and, importantly, the serious issues raised by residents. This information is crucial for local Indiana users to make informed decisions about this specific property.

Location and Accessibility

Mounds Mobile Home Park is situated at 2721 Mounds Rd, Anderson, IN 46016, USA. This location places the park within the city of Anderson, a significant urban center in Madison County, Indiana. The park's position on Mounds Road offers residents a connection to local amenities while being situated somewhat apart from the immediate city bustle.

Anderson provides its residents with a range of urban conveniences. From Mounds Mobile Home Park, residents typically have access to various shopping centers, including grocery stores and retail outlets, dining establishments, and essential healthcare facilities within a reasonable driving distance. The park is also notably close to Mounds State Park, a key recreational and historical site in the area, offering outdoor activities and natural beauty. While the park's location provides access to these amenities, the immediate area on Mounds Road itself is primarily residential or undeveloped.

The city of Anderson is served by the City of Anderson Transit System (CATS), which operates fixed bus routes throughout the city. While specific routes directly serving Mounds Road would need to be confirmed with CATS, the availability of public transportation generally enhances accessibility within the city, particularly for those relying on public transit to reach major points of interest or work. Anderson's road network also allows for relatively easy commutes to other parts of the city and neighboring communities for residents with personal vehicles. However, prospective residents should consider the park's specific location in relation to their daily needs and transportation preferences.

Services Offered

Historically, mobile home parks generally offer certain services as part of their operations. However, based on recent resident reviews for Mounds Mobile Home Park, the provision of these services appears to be severely compromised. While standard services in well-maintained manufactured home communities typically include:

  • Lot Rental: Residents typically own their manufactured home but lease the land it occupies. The monthly lot rent covers the use of the designated lot.
  • Utility Connections: The park usually provides the necessary infrastructure for individual utility hook-ups (electricity, water, sewer). However, residents explicitly state they are responsible for all utilities, and there are "serious sewage issues" mentioned.
  • Waste Management: Trash collection services are usually included. However, reviews do not confirm if this is currently functional or maintained effectively.
  • Common Area Maintenance: Upkeep of internal roads and communal areas is typically the park's responsibility. Resident reviews, however, strongly indicate "no maintenance here at all" and that "the roads need work."
  • On-Site Management/Support: Access to park management for concerns, rule enforcement, and overall operation is crucial. However, residents report that "we don't have a landlord on site anymore" and that the new owners "won't even respond to me." A "so called property manager, Jason (Jake)" is mentioned, but his role appears limited to "turning ppl in for small infractions" resulting in "huge fees."

According to resident feedback, the park's previous owner, Jeff Gray, sold the property to a company named Superbia Properties without notice. Residents now state that they "don't have a landlord and we don't have any maintenance." Furthermore, they are being held "responsible for the repairs" themselves. A significant concern is the increase in rent to "$695 for rent plus all of the utilities," which residents on "fixed income" find unaffordable. This is a critical departure from typical mobile home park services and presents a significant financial burden and lack of support for tenants.

Features / Highlights

Based on the provided resident reviews, the "features" and "highlights" of Mounds Mobile Home Park are unfortunately largely negative, pointing to significant concerns that potential residents in Indiana should be critically aware of:

  • Previous Management and Condition: Prior to the recent ownership change, resident feedback indicates that the previous owner, Jeff, "did not have these places up to code." This suggests pre-existing issues with the homes and infrastructure.
  • Severe Deterioration of Homes: Current conditions described are highly alarming, with homes "falling apart," "run down," and "not safe to live in." Specific issues include ceilings "actually falling in," "filthy bugs" such as "roaches and bedbugs," "rodents," and "smelling hot wires" indicating potential "electricity problems" and fire hazards.
  • Lack of Maintenance: Residents explicitly state there is "no maintenance here at all." This means essential repairs and upkeep, which are typically managed by the park, are not being addressed, leaving residents responsible for repairs they cannot afford or safely execute.
  • Absentee Ownership and Unresponsive Management: The park has no "landlord on site anymore." The new owner, "Superbia Properties," is described as unresponsive ("won't even respond to me") and primarily focused on collecting "huge fees" for minor infractions rather than providing support.
  • High Rent and Utility Costs: The current rent demand of "$695 for rent plus all of the utilities" is considered unaffordable by residents, many of whom are on "fixed income." This pricing, combined with the poor living conditions, is a major highlight of concern.
  • Risk of Park Closure / Health Department Intervention: Residents believe the park is "about to be shut down" due to extensive code violations. The "department of health has flagged this place several times since February," and one resident indicates the Anderson Township Trustees office is "meeting with the state AG about this place," with a consensus that "it's a scam: a pump and dump."
  • For Sale Signs on Evacuated Trailers: The appearance of "for sale signs on the evacuate Trailers" suggests an intent by Superbia Properties to "push all of us tenants out so they can put the Trailers up for sale." However, residents warn that "these Trailers are not worth buying or living in" due to their dilapidated and unsafe condition.
  • Sewage Issues: "Serious sewage issues" are explicitly mentioned, posing significant health and sanitation risks.

These are critical features that any prospective resident in Indiana must acknowledge. The park's current state appears to be one of severe neglect and potential health and safety hazards.

Promotions or Special Offers

Based on the highly critical and alarming reviews from current residents, there are no promotions or special offers publicly advertised for Mounds Mobile Home Park. In fact, the feedback strongly advises against moving into or purchasing homes in the park due to severe living conditions and management practices.

Residents explicitly state, "Do not come here!" and "please what ever you do don't think about buying any of the mounds mobile home Trailers cause they are not worth buying or living in." They describe the situation as a "scam" and a "horror." Therefore, any mention of promotions would be misleading and contrary to the factual information provided by the residents themselves.

Instead of seeking promotions, individuals considering Mounds Mobile Home Park are strongly urged to heed the warnings from current tenants and local authorities mentioned in the reviews. The primary focus for this location appears to be on addressing the existing habitability and management issues rather than attracting new residents through incentives. Prospective residents should instead direct their inquiries to the Anderson Township Trustees office, specifically to Tiffany Harless, for verified information regarding the park's status and ongoing investigations.

Contact Information

For those seeking information related to Mounds Mobile Home Park, it is critical to note the severe issues and unresponsiveness reported by current residents regarding the listed management and ownership.

Address: 2721 Mounds Rd, Anderson, IN 46016, USA

Phone: (765) 642-5939 / Mobile Phone: +1 765-642-5939 (While these numbers are listed, residents report current owners "won't even respond to me." It's uncertain if these numbers are actively monitored or connected to the current management, Superbia Properties).

Given the reported issues and lack of communication from Superbia Properties, the primary and most recommended contact point for external inquiries about the park's status and ongoing concerns is with local authorities:

Tiffany Harless at the Anderson Township Trustees office: Residents explicitly advise to "contact Tiffany Harless at the Anderson Township Trustees office. She is meeting with the state AG about this place." While a direct phone number for Tiffany Harless specifically at the Trustee's office isn't provided in the reviews, public information indicates that Tiffany Harless is an At-Large City Council Member for Anderson, and her contact phone is typically listed as 765-716-2000. Phone: (502) 223-0490. However, residents report that this company is unresponsive and focused on collecting rent and fees without providing maintenance or support.

Prospective residents are strongly advised to contact the Anderson Township Trustees office first for official information and guidance regarding the severe conditions and ongoing investigations at Mounds Mobile Home Park before attempting to contact the park's listed phone number or Superbia Properties.

Conclusion: Why this place is suitable for locals

Based on the overwhelming and consistent negative feedback from current residents, Mounds Mobile Home Park in Anderson, Indiana, is currently not suitable for locals seeking a safe, stable, or affordable place to live. The information provided by residents paints a critical picture of severe neglect, unsafe living conditions, and highly problematic management practices.

Residents describe homes that are "falling apart," "run down," and infested with "filthy bugs" like "roaches and bedbugs" and "rodents." Critical infrastructure issues, including "smelling hot wires" and "serious sewage issues," are reported, leading to fears of fire hazards and health department intervention. The lack of "any maintenance" and the unresponsiveness of the current owner, Superbia Properties, mean that residents are left to manage dangerous and costly repairs themselves, despite many being on "fixed income."

Furthermore, the significant increase in rent to "$695 plus all utilities," combined with the dire living conditions, makes the park financially unsustainable and physically hazardous for its tenants. The stated belief that the park is "about to be shut down" by the health department, and the ongoing investigation with the state Attorney General, strongly advise against any consideration of moving into or purchasing a home here. Residents explicitly warn: "Do not come here!" and "These Trailers are not worth buying or living in."

While mobile home parks can be a valuable affordable housing option in Indiana, Mounds Mobile Home Park, under its current management, appears to be an example of a property that is failing its residents in fundamental ways. Locals in the Anderson area should heed the urgent warnings from current tenants and contact the Anderson Township Trustees office for official information before making any decisions related to this property. The current conditions indicate that this place is a source of significant distress and potential danger for those who reside there, making it an unsuitable option for new residents.
