Montrose River Meadows Manufactured Home Community Introduce
Montrose River Meadows Manufactured Home Community offers a unique opportunity for affordable home ownership in the beautiful Uncompahgre Valley of Western Colorado. For many Coloradans, the dream of home ownership can feel distant, but communities like River Meadows provide a viable pathway through manufactured housing in a managed environment. The park functions as a residential community where residents typically own their homes but lease the lot or land beneath them, a common model designed to keep entry costs lower than traditional stick-built housing.
Nestled on the banks of the Uncompahgre River, the community is strategically situated to provide a balance of a quiet, almost country-like setting while retaining convenient access to the amenities and opportunities of Montrose, one of Colorado's growing micropolitan areas. The park is often recognized for its spectacular views of the surrounding San Juan Mountain region, offering residents a daily dose of the breathtaking scenery that defines life in this part of the state.
Beyond being a residential space, Montrose River Meadows also operates as a manufactured home dealer, which can be highly beneficial for prospective residents. This dual function means they can often assist in both the sale of new or existing manufactured homes within the community and manage the ongoing maintenance and administration of the park itself. The community is generally well-regarded for being well-maintained and structured, offering a safe and relatively affordable living option for families, retirees, and individuals looking to plant roots on the Western Slope. However, like all communities with centralized management, residents should be aware that living here involves adhering to a comprehensive set of community rules and regulations designed to maintain the appearance and quality of life for all residents.
In a region where housing costs can be a challenge, Montrose River Meadows stands out by providing a chance to enjoy the celebrated Colorado quality of life, complete with large home sites, community amenities, and unparalleled access to the outdoors, all within a structured and managed environment.
Montrose River Meadows Manufactured Home Community is located in Montrose County, just outside the main city center, providing a tranquil environment that is still very convenient for local residents. The physical address places it slightly off Highway 50, which is a major thoroughfare in the region, ensuring quick drives to shopping, dining, and essential services. The specific location is:
62880 Lasalle Rd, Montrose, CO 81401, USA
The community is situated near the Uncompahgre River, which contributes to the advertised country setting and the picturesque surroundings. The location is ideal for Coloradans who value accessibility to world-class outdoor recreation. Montrose serves as a gateway city to some of the state’s most incredible natural destinations, including:
- Black Canyon of the Gunnison National Park: A short drive away, offering dramatic, sheer cliffs and deep gorges for hiking and viewing.
- San Juan Mountains: Providing a stunning backdrop and access to towns like Ouray and Telluride for skiing, hiking, and hot springs.
- Montrose Regional Airport: Conveniently located for easy travel, offering passenger services to major hub cities across the country.
Accessibility within the community is well-addressed, with a wheelchair accessible entrance and designated wheelchair accessible parking lot, ensuring ease of navigation for all residents and visitors. Essential utilities, including public water and public sewer, are available, and many homes are set up with natural gas and internet service options.
As a manufactured home community, Montrose River Meadows provides a suite of services centered around managing the land and common areas, which are covered by the monthly lot rental fee (often referred to as HOA/Metro Fees in property listings). These services ensure a consistent quality of life and maintenance standard across the park.
- Lot Leasing and Land Management: The core service is the leasing of the manufactured home site, which often averages 5,000 to 5,500 square feet, providing ample space for homes. This fee typically covers the cost of maintaining the common infrastructure.
- On-Site Clubhouse Access: A community clubhouse is available for resident use, perfect for meetings, private parties, or community gatherings. This facility is spacious and includes handicap access, along with a full kitchen for catering events.
- Irrigation and Water for Lawn Care: A crucial inclusion in the lot rent is often the water for lawn and irrigation needs, which helps residents maintain landscaping and the community’s greenbelts without incurring separate, high individual water costs for yard maintenance.
- Community Management and Rules Enforcement: An experienced on-site management staff handles the day-to-day responsibilities, including implementing the rules and regulations (covering everything from home appearance to pet policies) to ensure a safe, clean, and consistent environment for all residents.
- Manufactured Home Sales: The community also operates as a mobile home dealer, assisting residents with the purchase of new or existing manufactured homes within the community.
- Payment Convenience: Debit cards are accepted for various payments, offering a straightforward payment option for residents.
Montrose River Meadows is designed to offer a family-friendly and attractive living environment, with several key features that enhance the resident experience and distinguish it from other housing options in the Montrose area.
- Family-Friendly Playground: The community features a dedicated playground with slides, making it an appealing place for families with children and offering a safe, convenient outdoor recreation area.
- Riverside and Mountain Setting: The location on the banks of the Uncompahgre River, combined with spectacular views of the San Juan Mountains and surrounding greenbelts, provides a high-quality, nature-rich living experience that is often associated with much higher housing prices.
- Dedicated Large Home Sites: The individual lot sizes are generous, often accommodating a wide variety of manufactured home sizes and providing space for private yards, decks, and storage sheds, all subject to community approval.
- Landscaped Greenbelts and Private Gardens: The community is actively managed to include landscaped common areas and park areas, aiming for a prestigious, planned community feel. Residents often take pride in their yards, further enhancing the neighborhood's appeal.
- Accessibility Features: The provision of a wheelchair accessible entrance and parking lot demonstrates a commitment to making the communal facilities, such as the clubhouse, available to residents of all mobility levels.
- Home Ownership Opportunity: The ability to own a home—even while leasing the land—provides a sense of stability and equity-building that renting an apartment does not, making it an excellent opportunity for people seeking affordable home ownership in the Montrose market.

For Colorado residents seeking an affordable, long-term housing solution on the Western Slope, Montrose River Meadows is worth choosing for three primary reasons: financial feasibility, community structure, and natural setting.
First, the model of owning a manufactured home while leasing the land provides a significantly more financially feasible path to home ownership compared to the high cost of buying a traditional site-built home in the Montrose region. This makes it an attractive option for families and individuals prioritizing their budget while still wanting the stability of home ownership.
Second, the managed community structure ensures a level of uniformity and maintenance that helps protect property values and provides a consistent, high quality of life. The community rules, while sometimes perceived as strict by long-term residents (as evidenced by some customer feedback regarding yard maintenance), are ultimately in place to guarantee that the neighborhood remains well-maintained, clean, and appealing. The presence of a clubhouse and playground reinforces this commitment to a cohesive, family-oriented environment.
Finally, the spectacular natural setting on the Uncompahgre River with mountain views allows residents to live the quintessential Colorado lifestyle. The convenience of being moments away from the Black Canyon, the San Juans, and all the outdoor adventure the Western Slope offers, combined with affordable housing, creates a compelling value proposition that is difficult to match elsewhere in the state. If you are looking for a practical, community-focused, and scenic place to own your home in Montrose, River Meadows provides a strong case.

★ 5★ 4★ 3★ 2★ 1I have a customer who lives in the River Meadows Trailer Park. I repaired her furnace. Did not stay to see the sights.River Meadows has always been a nice trailer park. It is very well maintained and is a nice place to live. Too many rules for me but it does work well for those who don't mind it.
October 23 · Dudley Deardorfflived here for 10 plus years put a lot of work in our yard ( planted new grass, flowers and trees then put in new fences our neighbors can verify that ) management in monthly letter said the maintenance crew will do yard maintenance in tenants yards. we paid maintenance crew to spray our lawn for weeds for $35 and they killed 75% of the lawn they sprayed, it was to much spray or too strong of a mix, that it smelled very strong when I came home from work that day. When I brought it up to management I asked if they could get us some straw for mulch manager said park was not buying us straw and they were not responsible. Maintenance crew threw lawn seeds on top of poisoned dead grass thinking new grass would start growing of course two weeks later it did not. We dug up sod and bagged it up and threw it away. After we did all the hard work, they put lawn seed down, then mulch bark, then more seeds on top of that... The birds just loved it. Management told us not to touch our lawn. New lawn had some thin growth areas and patches of no growth due to wood mulch and improper soil prep they did not add more soil so new lawn would be same height as rest of lawn and not be sunken in it looked terrible it was growing thin and in patches and uneven because they did not let us finish what we started, so my wife replanted last Wednesday, and put straw on it. that was only the front lawn management said they were not sodding rest of lawn (about 75% still needs to be seeded properly or new sod). Our once beautiful lawn looks terrible thanks to how it was handled leaving us to pay the high price fixing the damage plus the labor involved (I am a 59 year old veteran it is not easy to dig up sod with a shovel) I wonder what the Owners and Upper management would think of how this was handled. manager did say that the front lawn had to look nice because that is what upper management will see during inspections and that she (manager) would get in trouble. we have pics of our lawn before all this mess and of course after...Jim
July 31 · jtvvHave lived here going on 6 years. Clean, quiet and family friendly. Lots of green areas to walk pets. Close to river with walking path. Could use more visitor parking, but that is about it.
July 18 · Margaret SeddellIt’s a nice community but the manager here is very disrespectful, when we try to talk to her she bursts out on us. We have talked to others in the park and we aren’t the only ones who she has lashed out on. She refuses to give us numbers and paperwork.
October 25 · Kevin NunezRiver Meadows is beautiful and its location is pleasurable. The trees are older and so provide a lot of shade as well as beauty. If you intend to live here, you should be aware of the strict, intrusive and extreme policing of the site manager. I am friends with several of the occupants and everyone agrees that it is unreasonable and serious enough to have caused many people to relocate. Very unfortunate. It really is one of the most attractive parks in Montrose.
