After being forced to move from my apt in Marina 5 years ago, I bought a home here and was thrilled. Amenities are attractive, Tim the groundskeeper is sweet and does a good job, and most residents take pride in their properties. And being on the slough is amazing. It feels safe and neighborly, which is a rare thing nowadays. New property manager Toshi Wade is significantly less distracted than the previous one, and the weekly emails are appreciated. Though with a large Spanish speaking population here, it would be kind to also send them out in Spanish. (Easy enough with translation tools.)Downsides: There is a persistent issue with loose dogs that poop in the streets and elsewhere. And some owners don't bother picking up when walking their dog, a health code violation. Despite emails saying we should call animal control if we see a loose dog, no one does, presumably because of the sentiments toward errant dog owners.Also, I believe this park is the priciest in MoCo, and I absolutely agree with B. Harper that rent stabilization should be considered for us seniors on fixed income. I also agree that money should be spent on trimming some of the largest trees.

I now live in one of the homes I watched across the fence. It is peaceful and quiet, with wildlife views of the small slough and the High School. I love the nature I can see out my windows as well as the convince of quick access to local towns for shopping.We have great amenities for everyone in the household and our new property manager has been very quick to repair anything that breaks down. I'm very impressed with his efforts to fix some of the projects that were neglected for a lengthy time.Is it perfect? No. Is it home? It was home for me when I was a teenager yearning for a quiet place away from noisy siblings, ready to start my life as an adult. It's certainly my home now!

In the few months that he has been here, we have seen a major improvement in communication to the community residents and an effort to make overdue/necessary maintenance repairs and upgrades. We are now receiving weekly newsletters by email that include park regulations and emergency protocol instructions in addition to ongoing park projects. We have lived in the community since 2010 and have been through 4 managers. While we did get helpful information and assistance when we needed it (two separate wind related awning damage) in the past, we also found that the manager at that time was not always readily available. This current management was a much needed improvement.One concern, that has been brought up with all managers, is the huge need for better tree maintenance. We have a very dangerous pine tree that the company only will trim the lower branches. This has created an "umbrella" canopy and could fall over during rains and high winds. This tree could fall over the street and onto the house across from us or to the side onto either our unit or the unit directly next door. The roots are extensive and have grown into the street infrastructure. If it goes over, the street and our unit could be ripped up. There are also very tall eucalyptus trees in the park and could not only fall over due to root structure degradation but are also a fire hazard. We would like to see if the budget could be expanded to include serious tree remediation. Otherwise, we are pleased with the forward motion that seems to finally be happening. Perhaps the parent company could also find a way to stabilize rents particularly for older residents that may have a more limited income with other rising costs.B. Harper
