Mona trailer park has turned into a complete joke. Amanda is nothing but money hungry. Raising prices to where no one can afford to live, making everyone put pet deposits down, when they were never worried about before. And the limit is two? What? What are you supposed to do, get rid of them? I think not. No one is gonna end up getting rid of their animals just to please her. Enough about that, let’s talk about her favoritism towards some residents, and the ones she strictly makes follow the “rules” of the lease. My husband and I just purchased a side by side last Friday. No less than 12 hours later, we got a notice saying it needed removed. So of course, my husband went and talked to her in person about it because one of our neighbors has a boat that is STRICTLY PROHIBITED from being on the property. But according to Amanda this was “special circumstances”. She even sent my husband a photo of our own lease that does NOT state anything about them not being allowed on our property. Ridiculous right? The rules of the lease are only applied to those she wants to apply them to. It’s discrimination and it’s disgusting. If you can, DO NOT move here. She’s a joke. - Cheynea Roupe

For those in the West Virginia region considering mobile home living, Mona presents itself as a conveniently located option within the town of Granville. Mobile home parks like Mona can offer an accessible entry point into homeownership or a stable rental solution, often at a different price point compared to traditional housing options in the surrounding Morgantown area.

In any housing search, it's important to gather comprehensive information to make an informed decision. Mona Mobile Home Park, like any community, has its own unique characteristics and management practices. Understanding these aspects is key for prospective residents looking to find a place that aligns with their expectations for a long-term home in West Virginia. This article aims to provide a factual overview of Mona Mobile Home Park based on available public information, helping local users in West Virginia learn more about what this community offers.

Mobile home communities typically operate on a model where residents own their mobile homes but lease the land, or lot, on which their home is situated. This structure can provide a sense of ownership and the flexibility to personalize one's living space, while typically simplifying property tax responsibilities related to the land. When considering Mona Mobile Home Park, prospective residents should explore all facets of community living, including its location, the services it provides, and the experiences of current and past residents.

Mona Mobile Home Park is located at 857 Kent St, Granville, WV 26534, USA. This address places it within the town of Granville, which is immediately adjacent to Morgantown, offering residents a blend of small-town charm with access to larger city amenities. The strategic location provides considerable accessibility for daily life and commuting.

Granville itself is known for its family-friendly atmosphere and community pride, offering local services and a Town Center with various shopping and food options. Residents of Mona Mobile Home Park are well-situated to take advantage of these local conveniences. Furthermore, being in Granville means residents have relatively easy access to the broader Morgantown area, including West Virginia University, Ruby Memorial Hospital, and numerous employment centers, educational institutions, and entertainment venues.

The park's location on Kent Street provides a local residential feel, while still being connected to main routes for seamless travel. While the town of Granville strives to provide essential municipal services, residents of Mona Mobile Home Park can also tap into the larger infrastructure and services available in nearby Morgantown. This geographical positioning is a key aspect for those considering Mona as their home, providing connectivity to vital resources while offering a distinct community environment. The presence of train tracks behind the park has been mentioned by a past resident, noting it hasn't been "too bothersome," which is a consideration for noise levels.

Mona Mobile Home Park primarily offers lot rentals for mobile homes. Based on public information and resident feedback, the services and what is generally included for residents are as follows:

  • Lot Rental: The core service is the leasing of a designated plot of land where residents can place their mobile home. Public information suggests a current lot rent around $410 per month.

  • Utility Hookups: While residents are responsible for their individual utility bills, the park provides the necessary hookups for essential services such as electricity, water, and sewage.

  • Trash Services: Residents typically receive a trash can, and garbage pickup is generally part of the service, although the exact arrangement can vary.

  • Parking Pad: Concrete parking pads have been added in front of homes, providing dedicated off-street parking for residents.

  • Community Infrastructure: The park is responsible for maintaining common areas and internal roadways within the community.

  • Application and Background Check: New owners or tenants are required to complete an application process and background checks for residency within the park.

It is important to note that some resident reviews indicate that the lot rent includes "no amenities" beyond a trash can and parking pad, and that certain fees, such as pet fees for homeowners and force mowing fees, have been introduced or increased. Prospective residents are strongly advised to clarify all inclusions and potential additional fees directly with park management.

Mona Mobile Home Park has several features and highlights that characterize the living experience for its residents:

  • Convenient Granville Location: Its placement in Granville offers residents a small-town feel while being minutes away from the larger amenities and employment opportunities of Morgantown, including WVU and Ruby Memorial Hospital.

  • Concrete Parking Pads: A notable update to the park, concrete pads in front of homes are appreciated by residents, providing dedicated and improved off-street parking.

  • Community Aspect: Despite some challenges noted in reviews, the "people are what makes it worth staying," as one resident mentioned, indicating a positive social fabric among the residents themselves.

  • Affordable Entry Point: While concerns about rising prices are present in reviews, mobile home living can generally offer a more affordable housing solution compared to traditional rentals or home purchases in the greater Morgantown area, especially for those who own their mobile home.

  • Managed Community: As a managed mobile home park, there are established rules and a management structure in place, which, ideally, contributes to a maintained and orderly environment.

  • Individual Home Ownership Potential: The park allows for the purchase of mobile homes within the community, offering residents the chance for homeownership rather than just renting, with homes often featuring modern amenities like central air, updated interiors, and new appliances.

It is crucial for prospective residents to be aware of the expressed concerns in recent reviews regarding management practices, including perceived favoritism, inconsistent enforcement of lease rules, and increased fees for pets and maintenance. These are significant considerations when evaluating the overall living experience.

At this time, there are no specific public promotions or special offers widely advertised for lot rentals at Mona Mobile Home Park. In the mobile home community sector, it is common for any available promotions to be communicated directly by the park management.
