However, prospective residents and guests must exercise caution and conduct thorough due diligence, as public reviews reveal significant concerns that directly contradict some positive descriptions. One review explicitly states that park management allegedly "try to sneak in extra fees & charges" on rent bills, and attempts to charge "late fees" even when rent was paid on time, only to remove them with proof. This same review suggests the manager may try to "sneak in" charges that are "not hers to pay." Another review, while acknowledging it as a "nice community," critically labels the care as "slumlord care," claiming they "charge too much and don't offer enough," and dismissing the security as "a joke," calling it "just a way to over charge the residents."
These serious allegations of questionable billing practices, lack of transparency, and perceived disproportionate pricing versus services are crucial red flags. While the official descriptions promote a "vibrant community" and emphasize security and amenities, the direct experiences shared by residents suggest a disconnect between advertised benefits and the reality of living there. Texas law, specifically Chapter 94 of the Texas Property Code, provides specific rights and protections for manufactured home tenants regarding charges, fees, and notice requirements. It is absolutely paramount for any prospective resident to thoroughly review all lease agreements and fee schedules before signing, keep meticulous records of all payments, and understand their tenant rights under Texas law. Directly addressing these concerns with management, if possible, and seeking counsel from tenant advocacy groups or legal professionals is strongly advised. Personal verification of all claims and understanding the full scope of potential costs and management practices is critical to ensuring a suitable and fair living experience at Mission Trail Mobile Home & RV Park.

Nov 10, 2024 · Claudiakaraoke OlivasA nice community , with slumlord care. I don't know why my friend lives there. They charge too much and don't offer enough. Also their security is a joke. You don't need it in such a peaceful place. Just a way to over charge the residents. I can't wait for my friend d to move out.

Called get the voicemail sometimes which says the office is open till 5:00 p.m. finally get a hold of somebody, make an appointment, but then no one's in the office when we show up for the appointment. They didn't call cancel they didn't do anything and they they just left us sitting here wondering where they were and again don't answer the phone when we call say we're here.
