Milroy RV Park

3.0
i actually enjoyed staying at this rv park. ive always been clean, extremely quiet, respectful, hard working, and never caused a problem. i stayed here when it first opened in 2022 and there were 3 other tenants, i stayed for over a year, left and moved back in for almost another year. i paid my lot fees on time, kept my area clean, no noise complaints, and always respected Jose. what i didnt like is he would purposely pass up my lot, would barely mow it, he favors mexicans, and they are very loud, disrespectful, noisy, trashy, and never kept their area clean. i was harassed by a neighboring tenant for over 6 mos and Jose never did anything about it. he moved in drug addicts, the police was called all the time, and it became problematic. he would also say and do racist things to me and i was the 2nd longest tenant he had there. he doesnt know how to run the rv park. the mexicans he favored so much would pay to move in, stop paying, and would be there for over a year, no payments. :) he also favored white tenants and theyre notorious for not paying either. he had an entire park full, over 40 spots, and i was the ONLY tenant paying him, paying on time, and never had issues. he promised not to raise the lot fees and tried to raise it on me b4 my year lease agreement was completed. i had 2 mos left and bc i refused to allow it, he threatened to force me off the property. when i moved out the 2nd time, he tried to keep my deposit, his wife made it complicated and they gave me a money order vs cash just to be difficult. i was literally the ONLY paying tenant and yet he tried to find issue with me but he had to take his other tenants to court, couldnt remove their rvs filled with trash, rats, water, buckets of urine, buckets of feces, soiled clothing, and trashed out rvs. tenants also abandoned their trucks and cars as well. one of the mexican tenants was caught on my camera multi times looking into the windows of my rv, the shower windows, the kitchen windows, and would sit behind my rv at night where he thought my bedroom was. Jose did nothing about that. he had a racist white man that lived across from me who bragged about his grandfather who "owned slaves." its a weird place. Jose doesnt appreciate good people who follow rules, pay their fees, work hard, and dont cause isssues. he prefers other cultures who disrespect him, bring drugs, alcoholism, fights, police, racism, and drama to his property. he will advertise one price and then quote u another. whatever he has u paying per month, ask the other tenants what they are paying, bc he started doing crooked business. i never leave reviews but he did not treat me with respect at all, would stalk my rv, and then he would say disrespectful things in a "joking manner." he has no rv park mgr and he doesn't listen. if he doesn't like you for whatever reason he will treat you badly. sadly hes a racist business owner. the mexican tenants leave food all over your spot, cross over the lot lines, park in your driveway, bully, harass, and try to force you out. they'll put food under your rv, dump a trashcan full of trash all over your lot, they steal gas outta your car at night, they'll leave a pile of dog food under your camper to cause ants infestation, allow their dogs to poop all over your lot, and the chihuahuas bark all night long. they play their music up so loud, disrespect work schedule, and they are extremely ghetto. its classless and Jose doesn't care. the tenants make it a horrible place and Jose allows it bc he thinks anyone driving a nice car has money and then get stuck w/them not paying their rent. its just a nightmare when he allows the worst people to move in. if you are black do not move here. if you arent mexican, white, or white appearing, dont move here. if he thinks u sound "ethnic" over the phone he will lie and say there are no lots available, pretend he cant speak english, or wont return your calls. - Paris Royalty

Milroy RV Park Introduce

Howdy, fellow Texans! For those of us living the RV life or considering it for a long-term stay in the expansive Houston area, finding a park that truly fits your needs is paramount. It’s about more than just a spot to park; it’s about finding a community that offers a comfortable, secure, and respectful environment. Today, we're taking a look at Milroy RV Park, a place that has been home to various residents since its opening in 2022. Understanding the full scope of experiences within a community is essential for making an informed decision about where to set up your home on wheels.

Milroy RV Park, located in Houston, provides spaces for RVers seeking long-term residency. As with any community, the living experience can be multifaceted, influenced by both the park's offerings and the dynamics among residents and management. This article aims to provide a factual overview of Milroy RV Park, drawing directly from available public information and detailed resident testimonials. Our goal is to present a comprehensive picture, allowing you to weigh the various aspects of the park and determine if its environment aligns with your expectations for RV living in the Lone Star State.

Location and Accessibility

Milroy RV Park is situated at 2631 Milroy Ln, Houston, TX 77066, USA. This address places it in a residential and commercial area of North Houston. Being within the Houston metropolitan area offers residents convenient access to a vast array of urban amenities, services, and employment opportunities.

The park's location provides accessibility to major roadways, allowing for relatively easy commutes to various parts of the city. While specific details on its immediate surroundings or public transport access were not provided, its address in Houston suggests that residents would be within reasonable driving distance of shopping centers, grocery stores, healthcare facilities, and dining options. Proximity to major thoroughfares ensures that navigating to and from the park for work or leisure is generally straightforward. This balance of being in a residential part of a large city while offering dedicated RV spaces can appeal to those who seek an urban RV living experience. However, the nature of the specific neighborhood (e.g., quiet residential street versus a busier commercial zone) would impact the immediate local environment, a factor potential residents might consider when assessing accessibility beyond major routes.

Services Offered

Milroy RV Park offers the fundamental services expected of an RV park catering to long-term residents. Based on resident accounts, the core offering revolves around providing individual RV lots for rent, with varying experiences regarding other implied services.

  • RV Lots for Rent: The primary service is the provision of over 40 individual RV lots. These lots are intended for long-term stays, as evidenced by a resident who stayed for "over a year" and then "almost another year."
  • Utility Hookups (Implied): While not explicitly detailed, it is standard for RV parks of this nature to provide full utility hookups (water, sewer, electricity) at each lot for comfortable living. Residents would be paying "lot fees" which typically cover or contribute to these services.
  • On-Site Management: The owner, identified as Jose in reviews, appears to manage the park directly and is the primary point of contact for tenants regarding payments, issues, and inquiries. The presence of on-site management is a standard service, though the effectiveness and approach of this management are subject to resident feedback.
  • Grounds Maintenance (Varying Experience): One reviewer noted that their lot was "barely mowed," suggesting that the level of groundskeeping for individual lots might vary or be inconsistent. This contrasts with expectations of a well-maintained common area.

Features / Highlights

Milroy RV Park has several features, but it is critical to present both the positive aspects (as perceived by some) and the significant, recurring concerns raised by a long-term resident.

  • Initial Positive Experience for Some: At least one long-term tenant initially "enjoyed staying at this rv park," describing themselves as "always been clean, extremely quiet, respectful, hard working, and never caused a problem." They paid "lot fees on time, kept my area clean, no noise complaints," indicating that a peaceful and orderly experience is possible for some residents.
  • Capacity: The park has "over 40 spots," indicating a substantial capacity for RV residents, which could suggest a vibrant community atmosphere if well-managed.
  • Direct Owner Management: The park is managed directly by the owner, Jose. For some, direct contact with an owner can be a positive, allowing for potentially quicker decision-making or personal attention, though this is heavily dependent on the owner's management style.
  • Allegations of Discrimination and Favoritism: A significant highlight, albeit a negative one, is the detailed account of alleged favoritism and discriminatory practices. The reviewer claims the owner "favors mexicans, and they are very loud, disrespectful, noisy, trashy, and never kept their area clean," and also "favored white tenants and theyre notorious for not paying either." The reviewer, who states they are Black, alleges the owner "would say and do racist things to me," "he doesn't like you for whatever reason he will treat you badly," and "if you are black do not move here. if you arent mexican, white, or white appearing, dont move here. if he thinks u sound 'ethnic' over the phone he will lie and say there are no lots available, pretend he cant speak english, or wont return your calls." These are severe allegations that prospective tenants, especially those from minority groups, should be aware of and consider carefully.
  • Security and Safety Concerns: Multiple serious security issues are reported. The reviewer states they were "harassed by a neighboring tenant for over 6 mos and Jose never did anything about it." They also claim the owner "moved in drug addicts, the police was called all the time, and it became problematic." There are specific, disturbing allegations of a "mexican tenant was caught on my camera multi times looking into the windows of my rv, the shower windows, the kitchen windows, and would sit behind my rv at night where he thought my bedroom was" with Jose allegedly doing "nothing about that." Another review shockingly states the "manager literally unlock the hitch lock so someone other than myself could drive off with my rv," with the manager's excuse being "They picked up the front and unhooked everything." "They couldn't have been stealing it." This strongly suggests profound security vulnerabilities and a lack of proper action by management.
  • Financial and Contractual Irregularities: The reviewer alleges the owner "doesn't appreciate good people who follow rules, pay their fees, work hard, and dont cause isssues." They claim he "promised not to raise the lot fees and tried to raise it on me b4 my year lease agreement was completed" and "threatened to force me off the property" when they refused. After moving out, the owner allegedly "tried to keep my deposit" and gave a "money order vs cash just to be difficult." There are also claims of "crooked business" where the owner would "advertise one price and then quote u another," and that favored tenants would "pay to move in, stop paying, and would be there for over a year, no payments," leading to issues with "can't remove their rvs filled with trash, rats, water, buckets of urine, buckets of feces, soiled clothing, and trashed out rvs. tenants also abandoned their trucks and cars as well."
  • Noise and Cleanliness Issues from Tenants: The park is described as having very "loud, disrespectful, noisy, trashy" tenants who "never kept their area clean." Specific complaints include tenants leaving "food all over your spot, cross over the lot lines, park in your driveway, bully, harass, and try to force you out," "put food under your rv," "dump a trashcan full of trash all over your lot," "steal gas outta your car at night," leave "a pile of dog food under your camper to cause ants infestation," allow "their dogs to poop all over your lot," and chihuahuas that "bark all night long." They "play their music up so loud, disrespect work schedule, and they are extremely ghetto. its classless and Jose doesn't care."
  • Management Disregard for Rules/Resident Concerns: The pervasive theme is that "Jose doesn't know how to run the rv park," "he doesn't listen," and "he allows the worst people to move in." This suggests a lack of effective rule enforcement and a disregard for the negative impact of problematic tenants on the community.
  • Racist Incident: A specific incident mentioned is a "racist white man that lived across from me who bragged about his grandfather who 'owned slaves'." This highlights potential issues with the park's community environment.

Given the significant and serious concerns raised in public reviews, prospective tenants should be prepared to ask very direct questions about how the park addresses issues of harassment, security (including RV theft and tenant surveillance), tenant conduct (noise, cleanliness, rule adherence), and management's approach to discrimination or favoritism. It would also be advisable to request a written copy of all park rules and the lease agreement for thorough review.

Conclusion: Why This Place is Suitable for Locals

For Texans considering an RV park for long-term living in Houston, Milroy RV Park presents itself as an option that, on the surface, offers RV lots for rent in a city location. The park’s capacity of over 40 spots means it can accommodate a significant number of residents, and the fact that it opened in 2022 suggests it is a relatively newer facility. The primary suitability, if any, for some locals might be its basic provision of a place to park an RV in Houston.

However, it is critical for any prospective local resident to acknowledge and thoroughly investigate the extremely serious and pervasive concerns detailed in public reviews. These reviews describe a multitude of severe issues, including allegations of racial discrimination and favoritism by the owner, a perceived inability or unwillingness of management to address harassment and problematic tenant behavior (including drug use, noise, trash, and even alleged surveillance of other tenants), and allegations of financial irregularities related to lot fees and deposits. The claims of abandoned and trashed RVs, and a very serious incident of an RV being driven off after the manager allegedly unlocked a hitch lock, indicate profound security and operational failures.

While some individuals might have had a less problematic experience, the sheer volume and gravity of the negative feedback, especially concerning safety, fairness, and management conduct, make it imperative for any Texan to exercise extreme caution. For a place to truly be "suitable," it must offer a safe, respectful, and well-managed environment. Based on the provided resident accounts, Milroy RV Park appears to fall short in these critical areas for many. Therefore, while it physically exists as an RV park in Houston, its suitability for most locals seeking a reliable and positive long-term living situation appears highly questionable without significant, verifiable improvements in management practices, security, and tenant relations. Prospective residents must weigh the described risks heavily against any potential benefits.
