With so much negativity I feel I need to set the record straight.If you want a very summarized version of my review just jump to the end.Most bad reviews are clearly from people that had to be evicted and are just upset things didn't go their way.I've been living here for over 3 years, and things aren't anywhere near as bad as people say.I will separate my review between the good and bad things I've seen living here.Good:When I first moved here the park smelled like meth in multiple locations, at night it didn't particularly feel super safe to walk around. Some people talking semiloud, couple times I woke up to loud noises throughout the night, and one time I swear I heard someone drunk knock on my door. Luckily I just ignored him/her and nothing happened.This changed when Jan became the park manager, few months later the noise was down, the meth smell was gone, etc. I'm sure more than 1 home had to be evicted for this to happen.I started seeing kids around in bikes, taking a walk, and overall it just started feeling safer around.As for Jan being 'rude', that's just unfair. Yes, she can come across strong and firm but in her position I feel she has to or else people would take advantage of her and do whatever they want. A community this size needs rules, and someone has to enforce them. That someone is sadly always called xyz for having that role, but someone has to have it. Would you want to be in a place that anyone can make noise until after midnight? A place where the outside of homes looks like a dump with piles of trash? A place where drivers go 45mph despite having children and people walking around? I'm sure the answer is no. If you've been in any type of management position you know you have to be strong and tough sometimes or else people will simply take advantage of you. Jan has enforced the rules and made the park look and be a better place to live, if you want to live in a dump with no rules this just isn't the place for you.If you're a hard working respectful and normal individual that just wants a place to live with your family then you will like this place.The not so good..My biggest and perhaps only downside is that streets aren't as well maintened as I wish they were, many potholes and parts that could be better. Also in winter time the snow removal could be improved to make the roads safer. Other than that, I can't think of anything big I could complain about.Short summary: If you are an honest, clean and hard working individual that just wants a place to live this park is the place for you. The complaints come from people that want to be allowed to do whatever they want, and every community needs to follow some basic guidelines and rules.This has been my experience.

The exceedingly rude woman on the phone hung up in my wifes face and then refused to answer the phone till I called from a different number. This is NOT a place for RVs and the advertisement is an outright lie. They are scam artists that want $1000 deposit on an empty RV spot. Outragous! 10 out of 10 would not recommend. Do not go here if you are an RVer!
May 30, 2025 · William BusbyFOLLOW UP… I have been here for 6-7 months now and the landscape has changed a bit. I did not get asked to move down to the first lot I was given and have been lefy here at my pad. I skirtef my camper and have a heated water supply line. It wad a chore but i am well settled now. Be aware there is no way to pay cash after the first month and move in. It's $7 a month charge to use a bank or a credit card fyi. You can't put up a fence that is not fancy. You have to check in with the office if you have guests overnight. And i now have 2 new neighbors after the only one on my side left. I met one if them, and language is certainly an issue as i don't speak spanish... i met the two young boys across from me by accidentally driving over their soccer ball and it blew up. I went and bought them a new one at target for $12 bucks, but thats all I've met so far.. Jan is super nice and just doing her job best she can fyi. Come check it out and stop by and say hi to the white guy. Youll kniw its me as im prettu sure im one if just a couple white guys here lol.... ORIGINAL POST: I just started a new job here in town and I live in KC. I bought a camper to stay in while I'm here and this was the only place I could find that would take my old camper and I with full hookups. I paid the deposit, first month's rent, and was given a pad number. Only when I got there, the hookups were not all present, so the lady in charge named Jan gave me another pad instead. I have been told they may want to move me back to the original spot, but we shall see. The application process took forever, but eventually I was approved and I couldn't be happier where I landed so to speak.. As for my new neighbors, they have lots of kids and they let them run amuck at night sometimes, and occasionally past ten... Very annoying at times. Anyways, I guess it is what it is, but so far so good!. As of the posting date I still haven't met a single neighbor... Not sure if it's the cultural or language barrier, but either way, hope this helps!? Good luck!

Jun 13, 2025 · caleb hayEveryone giving bad reviews is completely accurate. Jan is the woman who runs this park and is VERY dishonest. She invited me to live in the trailer park and introduced me to a renter and then evicted my landlord within a year. The eviction stated they want the land back but really she is monopolizing the trailer park and not letting people properly sell their trailers. She also sells them for double what they cost. Even so she placed heavy fines higher than the state for very small causes and does not show proof of her claims. She has many citations from the city and doesn’t even follow her own rules. She has a car with no plates for over a year now and she does not keep good contact with the true owner of the park and handles things for her own benefit without his knowledge. On another angle, she hires young children to clean her trailers and if she hires an adult they go unpaid for their services against prior arrangements. If this is deleted it’s already saved in my notes to post again.
