Mobile home park ★2.0

2.0
This used to be owned by a white guy but since has been sold to a group of greedy corporates. Every one of the mobile homes are very old 60s and 70s models. Feral cats all over the place, loose dogs running up to you trying to attack. Hoarder yards and no one ever had a valid permit to build on to their trailers. The parking was a nightmare! I had two spots when I was living there and my neighbor had 3 vehicles. Only were allowed 2 but they always parked in my spots and blocked my parking. Very bad area and cars get broken into very frequently. Several mobile homes here have druggies and very sketchy people coming and going. Always drinking and loud music. If a pipes underground breaks good luck getting the owner to fix it. Claim it's your responsibility and they have increased lot rents uo by a lot. They do not rent here! Only individuals selling their own trailers and moving out. All run down and dirty place. It stinks like sewage every night from bad backed up pipes no one fixes and was told not to flush any toilet paper in my toilet. I don't think so. That's disgusting!!! Fix the rules and get rid of the cats. Also bed bugs and roaches are very prevalent there. Dogs barking constantly and loud cars driving by all hours of the night. Was NOT a good place to live at all. Look elsewhere! - Courtney Ream

Mile High Mobile Home Park Introduce

The **Mile High Mobile Home Park**, often referred to as Mile Hi Trailer Court, is an established mobile home community located in the northern Denver metro area within Commerce City, Colorado. Situated at 5720 E 63rd Ave, this park offers a key option for local Colorado users seeking a more affordable residential solution than the increasingly expensive traditional housing market in and around Denver. The community is primarily focused on **mobile home lot rental**, where residents own their mobile or manufactured homes and lease the land underneath from the park management.

The location of Mile High Mobile Home Park places it conveniently near numerous services and attractions, including educational institutions and major recreational areas. According to public records, homes within the park generally date back to the 1950s, 60s, and 70s, indicating an older, established community where residents are typically buying and selling pre-owned homes from each other, rather than renting homes directly from the park management. The park functions as a traditional mobile home community—a land-lease environment—supporting the principle of attainable homeownership.

As with any established community, especially those in the manufactured housing sector, prospective residents should be aware of the internal environment and management practices. Recent feedback indicates significant concerns regarding the age and condition of some of the infrastructure, maintenance standards, and changes in park management policies, particularly concerning increases in lot rent and maintenance responsibilities for underground pipes. Furthermore, there have been noted issues related to community living, such as parking disputes, excessive noise, and the presence of loose or feral animals, which may impact the living experience.

Colorado residents considering Mile High Mobile Home Park should conduct a thorough on-site visit and detailed review of the current lease terms and park rules, particularly those governing home maintenance, lot rent responsibilities, and pet regulations, to ensure the environment aligns with their expectations for a safe and quality living space.

Location and Accessibility

Mile High Mobile Home Park is located at **5720 E 63rd Ave, Commerce City, CO 80022, USA**. This address places the community in an inner-ring suburb of Denver, offering relatively quick access to the city’s major job centers and cultural attractions. The Commerce City location benefits from its position near key transportation arteries, which facilitates commuting throughout the northern Front Range.

The surrounding area provides accessibility to several essential amenities and points of interest. The neighborhood is considered to have a **Somewhat Walkable Walk Score of 61**, meaning some errands can be accomplished on foot. It is also noted as having **Some Transit**, which is typical of suburban Colorado locations, indicating that while a personal vehicle is often necessary, some public transportation options are available.

The proximity to key Denver metro destinations is a major advantage:

  • **Education:** The community is within a short distance of Central Elementary School, Kearney Middle School, and Adams City High School.
  • **Recreation & Culture:** Major regional attractions are minutes away, including the Rocky Mountain Arsenal National Wildlife Refuge (approx. 9-minute drive), the Denver Museum of Nature & Science, City Park of Denver, and the Denver Zoo (all within a 10- to 13-minute drive).
  • **Transportation:** The park is close to several transit stations, including the Commerce City - 72nd Station and the 40th & Colorado Station, offering light rail and transit access to Denver’s core. Denver International Airport (DEN) is also only about a 30-minute drive away.

This central location in Commerce City positions residents to easily access the best of the Denver metropolitan area, a significant consideration for Colorado users looking to balance cost and convenience.

Services Offered

As a **Mobile Home Park**, the primary service provided by Mile High Mobile Home Park is the leasing of land (lots) to mobile home owners. The community's structure is generally based on residents owning their physical homes and paying a monthly lot rent to the park management.

Based on the available information and community reports, the core services offered by the park management include:

  • **Mobile Home Lot Leasing:** Providing space for individually owned mobile and manufactured homes. Note that the park itself does not appear to offer new home rentals, focusing instead on lot leases for existing home owners.
  • **Infrastructure and Utility Management:** Maintaining the park’s primary infrastructure, including the underlying utility systems (water, sewer, electric connections) for the lots. However, resident reports indicate potential issues and disputes regarding the responsibility and maintenance of these systems, particularly underground pipes.
  • **Community Management:** Day-to-day oversight of the common areas and enforcement of community rules, which covers areas such as parking and lot appearance. Recent reports suggest a shift in management style and an increase in lot rents.
  • **Home Sales Support (Individual):** The park facilitates the process of individual residents selling their existing trailers to new buyers, as noted by the fact that only individuals are reported to be selling trailers and moving out, rather than park management.

Given the current resident feedback, prospective tenants must thoroughly verify the current status of utility services, maintenance protocols, and the management's policy regarding lot rent and home improvement permits before finalizing any agreements.

Features and Highlights

The key features of Mile High Mobile Home Park are tied to its location, the affordable nature of its housing model, and its established presence within the Commerce City area.

  • **Affordable Homeownership Model:** The opportunity to own a home in the Denver metro area at a lower cost than traditional housing, through the model of owning a mobile home and leasing the lot.
  • **Prime Denver-Adjacent Location:** Situated in Commerce City, residents have excellent access to major highways and are minutes away from significant Denver attractions, including major cultural and recreational venues.
  • **Transit Accessibility:** The community is near several public transit options, including light rail stations, which is beneficial for commuting to the greater metro area.
  • **Established Neighborhood:** The park features a large number of older mobile homes (1960s-1970s models) on a 2.5-acre lot, representing a long-standing, densely-packed community environment.

It is crucial for any Colorado user considering this park to factor in the reported challenges, as these are significant elements of the current community environment:

  • **Age of Housing Stock:** The prevalence of older (60s and 70s) model homes means prospective buyers should anticipate potential maintenance and repair needs.
  • **Community Environment Concerns:** Reported issues include problems with parking availability, frequent vehicle break-ins, noise complaints from loud music and barking dogs, and the presence of feral cats and loose dogs.
  • **Maintenance and Infrastructure Issues:** Strong resident complaints exist regarding sewage smells from backed-up pipes, unaddressed underground pipe issues, and management assigning responsibility for major repairs to the home owners.
  • **Management and Communication:** Feedback indicates poor management communication, including reports of rudeness, hang-ups on phone calls, and significant, substantial increases in lot rents.

What is Worth Choosing?

Mile High Mobile Home Park presents itself as a classically affordable entry point into the extremely competitive Denver metropolitan housing market. For a Colorado resident, what is potentially **worth choosing** here is the concept of low-cost land tenure, coupled with a central location that provides immediate access to major Denver attractions, employment centers, and public transportation infrastructure. The park offers an opportunity for individual home ownership—the purchase of an existing mobile home—at a significantly lower capital cost than traditional stick-built housing in the 80022 zip code.

However, the compelling value of location and low entry cost is strongly offset by severe and consistent negative resident feedback. The primary reason a resident would choose this community, despite the reported challenges, is a deep need for the **most cost-effective and centrally-located homeownership opportunity** in the area. This choice is an acceptance of known trade-offs:

  • **Affordability over Amenities:** Choosing the lowest barrier to entry into the Denver housing market, despite a lack of significant, well-maintained on-site amenities.
  • **Location over Condition:** Prioritizing the community's close proximity to downtown Denver and local schools over the age of the housing stock and recurring maintenance issues.
  • **Self-Reliance over Management Support:** Committing to the responsibility of home and lot upkeep, even in the face of reported unhelpful management regarding shared infrastructure problems and substantial lot rent increases.

Ultimately, Mile High Mobile Home Park is an option best suited for the highly budget-conscious Colorado buyer who is focused on maximizing location and minimizing initial purchase costs, but who must be prepared to be an assertive and self-advocating resident to navigate the significant reported challenges of infrastructure, lot rent increases, and community environment issues. Prospective buyers are strongly advised to perform extensive due diligence, including a full inspection of their chosen lot's connections and a thorough review of all lease agreements and park rules, particularly those related to lot rent increases and maintenance responsibilities under Colorado’s mobile home park resident protections.
