Midland Community Introduce
For Utah families seeking a blend of affordability, property ownership, and amenity-rich community living, Midland Community in Roy, Utah, presents a prominent option. This well-established residential area operates as both a dedicated Mobile Home Park and a licensed Mobile Home Dealer, making it a comprehensive resource for those looking to purchase a manufactured home and secure a lot in Weber County. Located directly off Midland Drive, the community is designed to be a family-friendly environment, offering residents more than just a place to live—it provides shared amenities intended to foster activity and neighborhood engagement.
Midland Community is distinguished by its effort to provide an all-in-one residential experience, complete with features that appeal to both families and individuals. Residents of this manufactured housing community can own their home while leasing the land, positioning it as an accessible form of homeownership in the greater Ogden area. New and move-in-ready homes frequently become available, often featuring desirable updates like new flooring, modern kitchens, and covered decks, all set against a canvas of sweeping views of the Wasatch Front.
However, potential residents of Midland Community should consider the mixed feedback reflected in public reviews. While the listed amenities are highly valuable, some customer reports point toward significant inconsistencies in management and maintenance quality, referencing issues with enforcing rules, park upkeep (such as mowing and playground repairs), and notice for essential service interruptions like water shutoffs. One particularly heartbreaking review highlights the enforcement of a "no outdoor toys" rule, suggesting a disparity between the promotional vision of a family-friendly park and the lived experience concerning resident policies. Acknowledging these management and maintenance challenges is key for anyone considering making Midland Community their Utah home. The comfort and value of the robust amenities must be weighed against the reported difficulties with community oversight.

### What is Worth Choosing
What is most worth choosing about Midland Community in Roy, Utah, is the unmatched combination of dedicated community amenities and the pathway to affordable homeownership it offers to families. In a state where housing costs continue to climb, Midland provides a crucial opportunity for Utahns to escape the rental cycle and build equity in their own home while enjoying a robust set of recreational facilities typically found only in high-end developments.
For families with children, the array of on-site amenities—a pool, playground, soccer field, and basketball court—is a significant draw, providing safe, accessible, and structured outlets for activity and social development. The addition of on-site RV and Boat Storage perfectly complements the outdoor lifestyle that is synonymous with living in Utah. For many, these features make the monthly lot lease fee a worthwhile investment in their quality of life.
However, a choice to live here must be made with eyes open to the reported inconsistent management quality and the specific challenges mentioned by current residents, such as poor customer service from the park manager and frustrating, sudden enforcement of rules like the "no outdoor toys" policy after periods of non-enforcement. The discomfort and lack of responsiveness mentioned by some residents are serious factors.
In summary, Midland Community is an excellent choice for a resident who prioritizes the tangible, accessible amenities and the financial benefit of affordable homeownership in a convenient Roy location, but who is also prepared to navigate the potential management and maintenance frustrations that have been publicly reported. The physical features of the community itself—the amenities, location, and the chance for homeownership—represent a valuable proposition for families in the Weber County area.

★ 5★ 4★ 3★ 2★ 1Today I received a notice that I must remove my 3 year old son's swing set, which he is very attached to and wasn't cheap. This enforcement is based on a "no outdoor toys" rule that hasn't been enforced since your company bought the trailer park. My son is going to be absolutely devastated for absolutely no reason at all.How can you all enforce this absolute heartless rule when this new manager or maintenance man can't even be bothered to mow the park, fix broken pieces of the playground, give proper notice to water shutoffs, provide access to the dumpster, clean up the mess around dumpster due to no access, maintain overall appearance and amenities, the list goes on.The quality of this park has been going down hill for years and now your taking away the joy and activity for our children, something that will have negative physical and emotional effects. This action is absolutely disgusting and it is clear you don't care for your residents one bit.
May 28 · Lloyd MartinezThe park manager provides very poor service, but he's always in a bad mood and doesn't answer my questions. I wouldn't live here again. I'm thinking about selling my mobile home. It's very uncomfortable to live here.
August 13 · israel espinoza5 Star Over rhp properties before new manager. Now 1 star. No notice prior to water being shut off several times for hours sometimes either entire day. She is not running applications for anyone trying to buy my home. Is extremely racist and never available. Dose not respond to emails or voicemail. Over charging late fees for rent that was on time. Running off investors by lieing about back money owed. If I could afford a lawyer she would not work here anymore because she has broken several privacy laws and interfering with the sale of not only my home but several other people trying to sale theirs.
May 15 · Von LauniusNo one is ever in the office. They are impossible to get ahold of they don't return phone calls. Very frustrating.
March 31 · Lupe Gonzalesi love this place. sure, it's not anything fancy and sure kids run around. but it's home. it doesn't matter. kids will run around no matter what. be happy they are playing outside with friends instead of sucked in electronics constantly.
