Meadows Introduce
For many Colorado residents seeking a home in the competitive Colorado Springs market, manufactured home communities represent one of the most viable paths to private home ownership. Meadows Mobile Home Park, located on the city's east side, is a long-established community that provides housing for hundreds of families. Situated near the vital Powers and Academy Boulevard corridors, the community offers residents a location with easy access to employment centers, retail services, and essential city amenities.
As a mobile home park, Meadows primarily operates by leasing residential land lots to homeowners who own their manufactured or mobile homes. This structure allows residents to build equity in their home while paying a more manageable monthly lot rent, a crucial advantage in the greater El Paso County housing landscape. Public sales listings for homes in the park frequently highlight the community's included amenities such as a community pool and a clubhouse, alongside the benefit of a professional management company overseeing the property.

Introduction / Overview
The Meadows Mobile Home Park is an all-ages community dedicated to providing accessible, owner-occupied housing. The park is characterized by a mix of home types and vintages, some of which have been beautifully updated and remodeled, featuring modern amenities like granite counters, walk-in closets, and newer appliances. These updated homes, often selling with attractive features like covered carports and large storage sheds, showcase the potential for comfortable, low-maintenance living within the community. Sale listings also often mention that the lot lease includes water, trash, and sewer services, simplifying the residents' monthly utility payments.
However, an honest appraisal of the community must acknowledge significant, long-standing concerns detailed in customer reviews. Multiple residents and frequent visitors describe the park as being "old and rundown" and suffering from a visible lack of maintenance. Issues cited include homes appearing to be in disrepair, excessive uncollected trash and junk, and a highly congested parking situation with cars "jampacked on every side of the street." Furthermore, residents have noted an alarming presence of stray animals (cats and dogs) roaming freely and issues with unattended children, creating a "stressful and disappointing" environment. These severe, long-term concerns highlight a substantial gap between the amenities advertised and the lived experience reported by some community members over the last decade.
It is important for potential residents to understand that, while the individual homes can be updated and beautiful, the community experience may be heavily affected by the current state of park management and common area maintenance.

What is Worth Choosing Meadows
Choosing Meadows Mobile Home Park offers a genuine, albeit challenging, path to affordable home ownership in a prime location within Colorado Springs. The core value proposition lies in the ability to own a home—often a spacious, multi-bedroom unit with modern interior updates—for a price significantly lower than a comparable stick-built home in the area. The location is excellent, providing residents with quick access to the Powers and Academy Blvds, putting shopping, schools, and the airport within easy reach.
Furthermore, the advertised amenities, such as the community pool, clubhouse, and playground, are attractive features for families. The inclusion of water, sewer, and trash in the lot rent also simplifies household budgeting.
However, a decision to move here absolutely requires a frank consideration of the consistent, negative reviews regarding maintenance, management oversight, and overall community environment. The descriptions of the park being "rundown," having widespread issues with trash, stray animals, and parking congestion, and lacking a sense of "pride of ownership" are serious red flags. Prospective residents should visit the park multiple times—at different hours of the day—to personally assess the current condition of the community. While the financial opportunity is clear, the current management's ability to maintain a clean, safe, and orderly environment appears to be a major, long-term challenge that severely impacts the quality of life for its residents, despite the beautiful Colorado skies above.

★ 5★ 4★ 3★ 2★ 1I owned a new mobile home there back in 1982 and it was a very nice park then. Well maintained and clean. Looking at the current photos of it now, I'm shocked. I would never live there now. Sad how people just let things go.
August 19 · Ron HoltzI have to be honest and give this review based on my experience, what I viewed, according to my standards and what I think is just fair for others. This park is so old and rundown…..It looks like it is not maintained at all, some of the mobile homes are literally falling apart in their front yard. There are cats and stray dogs literally roaming free all over the park and they’re so entitled they will literally sit in the middle of the street & look at YOU CRAZY!!!!I see children running around without shoes unattended. It is jampacked with cars on every side of the street. This is just a very stressful and disappointing experience every time I have to go visit, my family member who is elderly and lives here out of it being in her affordability range. My heart really wishes I could do more for her because this does not exemplify a place that many share pride of ownership in.I hate to say that, but I just have to share it based on my experience and I’m there at least once a week for the past 10 years. It is continued to disintegrate and go downhill. I just wish they did better especially for the price that they charge their residence there to rent that little lot.****** The photos are beautiful and capture the evening fall sky. But I could not share any pictures of the homes or the street or the tons of views of animals and children running around half naked at night time. The sky is gorgeous, and I want to share that with you as God is an artist.
October 18 · BellacinaA83 never Tips and orders over 150 dollar worth of food, would not recommend delivering to them.
July 27 · Can CanCan't complain too much except for maybe a select few neighbors thinking they can park like 15 cars on the street in front of your place AND block your driveway 247 basically.. ugh lots and lots and lots and lots of little barking dogs also so if you don't mind that part come on down
February 18 · CorrinMy first time here. The staff were very nice. I got free admission since it was my first time. On the way out I got some free spray paint too. Look up the car you need to get to before you go so that you will know where you're going.
