Meadowbrook Estates Introduce
For us Floridians, finding an affordable place to call home is often a balancing act, especially in a dynamic city like Gainesville. Mobile home parks can offer a more accessible entry point into homeownership or long-term rental, providing a sense of community for many residents. Meadowbrook Estates, located in Gainesville, is one such community that has experienced significant challenges, yet it continues to be a home for its residents, who navigate its current conditions.
This article aims to provide a clear and factual overview of Meadowbrook Estates, drawing directly from resident experiences. We will detail its location, discuss the services it provides (and where it struggles), highlight what residents find positive despite the difficulties, and provide essential contact information. While the park faces considerable infrastructure issues and management concerns, understanding these challenges is crucial for anyone considering living here, ensuring a transparent and honest perspective.
Meadowbrook Estates is a mobile home park situated in Gainesville, Florida. It functions as a residential community offering mobile home lots for rent. Historically, mobile home parks provide an economical housing solution, often attracting residents seeking more affordable living options compared to traditional stick-built homes or apartments.
However, current resident feedback for Meadowbrook Estates indicates a community grappling with significant infrastructure and management challenges. Reviews describe the park as "a lil run down as far as roads" and lacking "modern like laundry mat or parks for small children." A consistent and critical concern highlighted by residents is the reliability of essential utilities, specifically power, which reportedly "cuts in and out a few times a week" and has been identified as a "fire hazard" by utility technicians. Furthermore, residents express frustration with the new management, citing issues with professionalism, communication, and financial discrepancies, including accusations of "straight up stolen" deposits and shorting rent payments even with proof of payment.
Despite these serious concerns, some residents continue to reside there, indicating that factors like location and neighborly relationships might still hold value for them. It is important for prospective residents to be fully aware of these reported conditions before considering Meadowbrook Estates as a potential home.
Meadowbrook Estates is located at 4546 NW 13th St, Gainesville, FL 32609, USA. This address places it directly on NW 13th Street, which is US Highway 441, a major north-south artery running through Gainesville. Gainesville itself is a vibrant city in North Central Florida, known for being home to the University of Florida, a strong healthcare sector, and a variety of cultural and natural attractions.
The park's location on a main highway means it has direct and generally easy access for vehicles. However, a review mentions "No sign to mark the location or main entrance is visible from US HWY 441," which could make initial navigation challenging for newcomers. Despite potential difficulties in finding the precise entrance, being on NW 13th Street implies proximity to numerous amenities.
Within a short drive, residents can access a wide array of necessities and conveniences. This includes grocery stores, pharmacies, various dining options from fast food to local restaurants, and retail centers. The presence of major retailers and local businesses along US 441 ensures that daily needs are easily met. Additionally, the location provides relatively straightforward access to other parts of Gainesville, including the University of Florida campus, healthcare facilities, and recreational areas. While the park's internal infrastructure may present challenges, its external location offers significant convenience to Gainesville's resources and opportunities.
Based on the nature of mobile home parks and the feedback provided, Meadowbrook Estates offers the fundamental services required for mobile home residency, though the quality and reliability of some are subjects of concern.
- Lot Rentals: The primary service offered is the rental of individual lots where residents can place their mobile homes. This provides a land lease arrangement for property owners.
- Utility Connections: The park is expected to provide essential hookups for mobile homes, including electricity, water, and sewer connections at each lot. However, resident reviews highlight significant and recurring issues with the reliability of the electrical service, with power "cutting in and out a few times a week" and concerns raised by utility technicians about it being a "fire hazard."
- Waste Disposal: Standard trash collection services would typically be provided for residents within the park.
- Management and Administration: The park has management responsible for leases, rent collection, and addressing resident concerns. However, the current management has been criticized for being "worthless" and for issues related to financial discrepancies and lack of responsiveness to maintenance issues, particularly concerning the power supply.
- Neighborly Environment: Despite management issues, residents have expressed positive sentiment about their "neighbors," suggesting a potential for a supportive internal community among residents.
Based on the provided resident feedback, Meadowbrook Estates presents a mixed bag of features. While some aspects are positive, significant concerns are also highlighted.
- Affordable Living (Potential): Mobile home parks generally offer a more affordable housing option compared to traditional homes, and Meadowbrook Estates would likely fall into this category, making it accessible for those on a tighter budget.
- Good Location (External): The park's address on NW 13th Street (US Hwy 441) in Gainesville provides convenient access to various amenities, including grocery stores, restaurants, and other essential services. Its location is a practical advantage for residents needing easy access to city resources.
- Community Among Neighbors: One resident explicitly states, "Love my neighbors," indicating that despite the park's challenges, a positive sense of community and support may exist among the residents themselves.
- Potential for Improvement: The statement "the ladies that now run it are trying to get on top of things" suggests a recognition by management of existing issues and an effort, however slow, towards improvement. This offers a sliver of hope for future betterment of the park's conditions.
- Understanding Management (Historically/Initial): While current management receives heavy criticism, an earlier review mentions "the ladies that now run it are trying to get on top of things" and are "very understanding to hard times." This suggests a possible shift in management or a period where understanding was more prevalent. However, more recent reviews indicate a decline in this positive perception.
It is crucial to note the significant downsides highlighted by residents:
- Unreliable Power Supply: A major recurring issue is the inconsistent electricity, described as a "fire hazard," leading to frequent outages and safety concerns.
- Poor Road Conditions: The internal roads are described as "run down" and "damaged," making it "not easy to drive a car."
- Lack of Modern Amenities: The absence of modern facilities like a laundry mat or parks for small children is noted.
- Visibility Issues: "No sign to mark the location or main entrance is visible from US HWY 441."
- Management Issues: Concerns include alleged "stolen" deposits, incorrect rent shorting, lack of responsiveness to critical issues (like power), and a general perception that management treats "money more important than the tenants."

For us Floridians, finding affordable housing in a growing city like Gainesville can be a significant challenge. Meadowbrook Estates, as a mobile home park, inherently offers a more budget-friendly living option compared to other housing types, which is a crucial draw for many locals. Its location directly on NW 13th Street (US Hwy 441) is a practical advantage, providing immediate access to Gainesville's array of grocery stores, restaurants, pharmacies, and other essential services. This means residents are well-connected to the city's amenities without necessarily bearing the higher costs of living in its more central districts.
However, it is vital for us locals to approach Meadowbrook Estates with a clear understanding of its current realities, as conveyed by resident experiences. While the park might offer an affordable entry point into the Gainesville housing market, serious concerns regarding infrastructure, particularly the reported unreliability and hazard of the electrical supply, and challenges with current management's responsiveness and financial practices, cannot be overlooked. For prospective residents, it would be prudent to thoroughly investigate these issues, perhaps by speaking with current tenants, before committing.
The positive aspect of supportive "neighbors" suggests a resilient internal community, which can be a valuable asset in navigating day-to-day life. For Floridians who prioritize an accessible location and a lower cost of living, and who are prepared to engage with management on ongoing maintenance and administrative issues, Meadowbrook Estates could serve as a residential option. However, being fully informed and proactive is key to making this community a suitable home.

Meadowbrook Estates Reviews
They stole me 300$ deposit even after showing them the receipt and lease contract and never got a reason out of them why so. Straight up stolen. I wouldn’t be surprised if they would be willing to try to loose records of paying rent to get more money out of someone or evicting them if it’s not received. User beware they treat money more important than the tenants for sure.
Oct 03, 2021 · Evan MannLove my neighbors and it’s a good location but the management are more than worthless. Power cuts in and out a few times a week since I been there for 5 months and they still haven’t done anything about it. Yesterday it cut off and haven’t turned back on at all. Never been off this long. Gru teck men came out to look at it and said it was a fire hazard and if they don’t fix it soon and I need to call them again they will be forced to turn it off till the pole box is replaced. The new management that bought the place ain’t no better at all. I’ll be movin out soon they even ripped me off 50$ sayin my rent was short even after showing them proof and rent receipts. It’s sad people can treat people this way like I have been treated and get away with it. I hope they start to do better as time goes on cuz this is ridicules.
