The location within Tampa suggests proximity to shopping centers, dining establishments, and potentially public transportation routes, which are often key considerations for local residents.
The park's position in Tampa, a major metropolitan area in Florida, provides residents with the benefits of city living. This includes access to employment opportunities, educational institutions, healthcare facilities, and recreational activities. Tampa is known for its vibrant cultural scene, professional sports teams, and proximity to beautiful Gulf Coast beaches, though specific travel times to these attractions from the park would depend on traffic and exact routes. The address on West Hillsborough Avenue implies that it is likely situated in a more developed, urbanized area rather than a secluded, rural setting, which can be advantageous for those who prefer an urban environment with easy access to city resources.
For those relying on personal vehicles, the location on a main road like Hillsborough Avenue generally means straightforward navigation to and from the park. While specific public transport links are not provided, major avenues in Tampa often have bus routes that could serve the area, offering an alternative mode of transportation for residents without cars or those who prefer to use public transit for certain journeys. Based on the nature of a "trailer park" or "RV park" and general industry standards, alongside the limited public information, MCN Trailer Park LLC would typically offer the following fundamental services:
- Lot Rentals: The primary service is the rental of individual lots or spaces for mobile homes or RVs. These spaces would likely include designated areas for parking a unit.
- Utility Hookups: Standard RV and mobile home parks provide essential utility connections at each site, which usually include:
- Water hookup: For potable water supply to the mobile home or RV.
- Sewer hookup: For wastewater disposal.
- Electrical hookup: Providing electricity to the unit, often with varying amperage options (e.g., 30 or 50 amp).
- Basic Site Maintenance: While the extent can vary, parks generally provide some level of maintenance for common areas, internal roadways, and utility infrastructure. However, maintenance of individual lots typically falls to the resident, though park management may have expectations regarding lot upkeep.
- Community Management: A management entity or owner is responsible for the overall operation of the park, including the collection of rent, enforcement of park rules, and addressing tenant inquiries or issues.
It is important to note that specific details regarding additional amenities (such as laundry facilities, common areas, or recreational features) are not consistently available in the provided public reviews. The focus of the available feedback is primarily on site conditions and management interactions, rather than a list of comprehensive services. Therefore, potential residents are encouraged to directly inquire about specific amenities important to them.
Based on the provided public reviews, some notable features and characteristics of MCN Trailer Park LLC include:
- Reasonable Rent: One review mentions that "Rent is reasonable," suggesting that the cost of lot rental might be a competitive factor for the park compared to other housing options in the Tampa area. This could be a significant draw for individuals seeking more affordable living arrangements.
- Focus on Specific Unit Types: A comment indicates that the park is best suited "If you have more than just a camper don't move here a waste of time," implying a preference or restriction towards certain types of recreational vehicles or mobile homes. This suggests that the park's infrastructure or rules might be tailored for specific kinds of units (e.g., smaller campers).
- Pet Policy: The mention of needing "pet insurance" for pets is a distinct feature. While many parks are pet-friendly, requiring specific insurance for pets is not universally common and represents a unique policy that prospective residents with pets would need to be aware of and comply with.
- Strict Lot Upkeep Expectations: Feedback indicates that the "Owner very picky about what you have on the lot you pay for, walks around lot complaining about the most petty things, then gives a notice of he is not satifiedy." This highlights a strict enforcement of lot maintenance and appearance rules, which means residents should expect regular oversight regarding the cleanliness and organization of their individual spaces. This level of oversight can be a positive for those who value a highly maintained community, but may be perceived as a negative by others seeking more autonomy.
- Surveillance: The comment about being "watched on camera to see who comes in your home" suggests the presence of security cameras or surveillance systems within the park. This could be interpreted as a safety measure by some, or as an intrusion of privacy by others, depending on individual perspectives.
These points offer a glimpse into the operational style and community environment at MCN Trailer Park LLC, providing insights beyond just basic amenities.

MCN Trailer Park LLC, located in Tampa, Florida, offers a particular type of living arrangement that may appeal to certain local residents, especially those prioritizing affordability in the competitive Tampa housing market. The primary draw for many Floridians considering a trailer or RV park is the potentially lower cost of living compared to traditional homes or apartments. If the "reasonable rent" mentioned in a review holds true, this park could be an attractive option for individuals or families seeking to manage their housing budget more effectively within the Tampa metropolitan area.
For locals who own a camper or a specific type of mobile home unit that fits the park's preferences, MCN Trailer Park LLC could offer a straightforward place to reside. The location on West Hillsborough Avenue provides practical accessibility to various parts of Tampa, making daily commutes to work, school, or essential services generally convenient. Being within a vibrant city like Tampa means residents have access to a wide array of amenities, including shopping, dining, and healthcare, without having to travel far. This urban setting can be a significant advantage for those who prefer not to be in a secluded or rural environment.
However, suitability also depends heavily on a resident's willingness to conform to the park's operational style. The feedback suggests a management approach that involves strict oversight of individual lots, including regular inspections and clear expectations regarding cleanliness and what can be kept on a rented space. For those who appreciate a highly organized and meticulously maintained community, and are comfortable with a more structured living environment, this could be a positive aspect that contributes to overall park aesthetics and harmony. Conversely, individuals who prioritize maximum personal autonomy over their rented space might find these policies less appealing.
The requirement for pet insurance, while specific, means that pet owners who are prepared for this condition can still find a home for themselves and their furry companions. The presence of cameras, if interpreted as a security measure, could provide a sense of safety for some residents. Ultimately, MCN Trailer Park LLC appears to cater to a demographic that values a cost-effective urban location and is comfortable with a managed community that maintains stringent rules for property upkeep. For local Floridians who align with these characteristics and are seeking an RV or mobile home lot in Tampa, MCN Trailer Park LLC could be a viable option, provided they conduct a thorough inquiry into all specific rules and expectations before committing.

MCN Trailer Park LLC Reviews
I was going to check about a spot for rent, then I checked the reviews, WOW!!! 2.5 is bad just incase you were not sure, I will look elsewhere.
Feb 24, 2025 · Ray DickenIt's a trailer park not a government funded park. If you have more than just a camper don't move here a waste of time. If you have a pet you gotta have pet insurance. Owner very picky about what you have on the lot you pay for, walks around lot complaining about the most petty things, then gives a notice of he is not satifiedy. Rent is reasonable but not worth the harassment. Nothing like renting a home more like renting from a warden. Watches you on camera to see who comes in your home.
May 10, 2023 · Maketheworld BestThis place is really down to earth. The people are polite and considerate. It's really well-kept and it's such a pleasure to look at as you ride through! I wish I knew about this place before I am where I'm at! You ever want peace and quiet without sharing walls, this the place to come to! No party city here with loud music, people coming and going, not to mention cases of Corona - this is not the place! It is quiet and peaceful! If you want a quiet, relaxing well-kept park this is the place to come! Also, the office staff is extremely down-to-earth, knowledgeable and helpful!
Apr 27, 2019 · Emily MatarazzoI stayed here back in 2008 or 2009 in the first trailer to the left when entering the property from Hillsborough Road. I was very young. And before the owner says “i have no record of you staying here” I didn’t rent this under my name nor was I old enough. I got bitten by a tick in 4 places on my body. I believe the ticks were coming from the rats that would raid the kitchen at night. I have extreme medical problems since then. In and out of the hospital. I still have the marks from the bites on my body. Wouldn’t wish this on my worst enemy.
Feb 16, 2021 · Jaylee Lovelyafter I was accused of breaking a buried drain line in the ground due to my parking location, I demanded my door be fixed if I were to park in the front location. Upon the trailer park maintenance coming out and clearing what was actually a grease stoppage from my NEIGHBORS trailer, Laura nor Chris(management and owner) had the guts or moral to even offer an apology. The only thing offered was a 7 day eviction notice if I was unhappy. Slum lords are a title too high for these people. If you see this in time god bless your soul because they love to delete these reviews that prove they are literally the problem with renting in todays society. All of the units are degraded and with some sort of damage. My trailer for example has had a leaking roof since I've moved in that has been "fixed" three times now but the stains and swollen wood tell a different story. I paid the rent that was due and then the next day after received a 7 day to vacate notice under the idea that "it was time for me to go" due to y unhappy nature caused by this entire scenario with the broken pipe. Absolutely shady and with no honor.
