I've been here 6 years and this place has gone way down hill with each new owner. Rent went from $270 up to $425. with no benefit to the residents. Infrastructure is deteriorating horribly. Concrete parking slabs and sidewalks are cracked, broken and heaved or sunk so bad, it's dangerous to walk on them. It does no good to talk to the manager, because all you get is excuses or promises. Never any results. Dogs and cats have a free run of the property.Think very hard before you commit to living in this court.
Apr 23, 2024 · harry minorMy wife and I have lived here 22 years and over the last year and a half have become increasingly unhappy. In the past 18 months our lot rent went up $140.00. Very unreasonable. We have no benefits like the larger parks have like a swimming pool, playground for the kids or a clubhouse. I have complained for the last 2 years about my drive way. There are cracks in it and part of concrete has come up and there is a raise in it about an inch and a half high. This is a tripping hazard and very dangerous and yet they have not taken care of it. I have also complained this entire summer and fall about a fence the mobile home park owns that separates our back yard from the Super8 motel parking lot. The fence was installed by the mobile home park and it is completely on the ground and they have not fixed it. Now we have all kinds of parties and groups of people in our back yard and they leave a mess that I have to clean up. Now this week we have not had our trash picked up yet. The company that does it has been very reliable and customer oriented. I can set my clock to the time every week when they pick up our trash on Tuesday at 6:30 AM. They are a great company. I did call the garbage company and all they would say is that the account is "suspended and will not currently be serviced". This company has been doing our garbage pick up for years and the only thing I can think of that would suspend the account is the owners not paying the bill. This has been an amazing place to live up until now. We are so disappointed in the owners and management of this park. I am not saying these things to be mean, Just to be honest and let everyone know what is happening here. We have had a very happy park in the past but many of the people out here are now looking for a new place to live because all we have seen the new management and owners do is raise the rent. Dec 12, 2019 · Michael EwoldtThe rising cost of lot rent no way reflects any benefit to the community. It started out as $190 12 yrs ago and now $375 if you live on the lake. Mind you any extended property you pay for, is truly more work for the person that owns the trailer. Not for property managers. So it is very confusing that we would pay more. Also, 2 new owners in a year. Constant rumors this property will be sold for lake front housing. There are 150 families here. North Sioux City offers very LITTLE for affordable housing. I would not move here at this point because chances are it will get sold for profit and MORE expensive homes will go up here. Very disappointing of how little the city I've grown up in cares for people in lower/middle class.

One right across the street from us. We moved from a neighborhood of barking dogs and now here they are! Wish we would have never moved here!
