The lease does not have the name or the contact information of the owner...last lease with known name of owner and contact was of "American Communities" when new ownership took over no one knew who owner was, no new leases were made when ownership was changed for people living there. Therefore you have no true guidelines to manage by other than what new management wants to spew from their lips at any given day... the new management has been known to walk around rented property "after dark" without the knowledge of the lessee!
